Our team is on-call 24/7. We encourage our guests to call our team if there is any rowdy or suspicious behavior.
Please read our rules thoroughly to avoid any unwanted fines:
• No Smoking or vaping is permitted inside the home OR on any balconies or near entry doors. You will be charged if smoke smell permeates into a unit from the outdoors or onto linen. No illegal substance of Nashville is allowed on the premises. Any evidence of use during the stay and you will be asked to leave immediately without refund. Evidence of smoking or use of illegal substances such as but not limited to ashes, buttes, wrappers, and smell will result in a minimum $300 fine + any odor mitigation and additional cleaning required. If we lose a future booking due to needing to shut the unit down for odor mitigation, you will be charged the loss of revenue.
• No signage or decor is permitted inside or outside of the unit. ANY TAPE, glitter, confetti, or other party decor remnants will result in a fine of $150 minimum and an additional cleaning fee charged + any drywall repairs required by our team. If you are eager to decorate, please contact our team as we have a local rental-friendly party decor connection for you!
• No Pets are allowed at the home including ESA. Evidence of a pet on the premises will result in a $300 fee and you will be asked to leave immediately. If you have a registered service animal it is required to tell us prior to arrival. You are still liable for any damages caused by the service animal.
• No additional guests besides those listed on your reservation are allowed at the property. By booking with us, you are assuming responsibility for your entire party.
• No parties are permitted. Any party or gathering will result in immediate eviction and additional fines starting at $300.
• Early Check In - Unless authorized, guests are not permitted to enter the unit before our check in time of 4 pm. Early entry will result in a $150 fine.
• Late Check Out - Unless prior arrangements are made guests will be charged $50 per hour stayed after 10 am. If the guest has not left by 1 pm, you will be charged $150 + another night's stay. If failure to depart results in moving or losing an incoming guest, the current guest will be charged the rental rate of the next next in addition to another night’s rent and $150 fine.
• Parking – UrbanNashville is not responsible for any parking fines, towing, or booting fees acquired during your stay. Guests agree to park according to the parking directions set at check in and outlined in the listing. If parking stipulations are broken and the guest does not correct within a timely manner (1 hour of notice), you will be fined $150 and towed at your own expense.
• Age Requirement - Per Nashville Short Term Permit Law, you must be 21 or older to rent a vacation rental. The renter must be on premises during the stay. If you are not 21 you cannot rent our space or stay onsite without the person who reserved the unit.
• Noise & Rowdy Behavior - Please keep noise levels low between the hours of 10 pm and 8 am. At all other times it is expected to keep noise to a minimum and respectful volume. Any violators will be asked to leave without refund. Our rental homes are monitored for rowdy or noisy behavior and all violators will be evicted, all rental payments will be forfeited. Occupancy in use of premises shall not disturb or offend neighbors. The use of firearms or fireworks is strictly prohibited.
• Alcohol/DrugsNo drinking of alcoholic beverages by guests under the U.S. legal drinking age of twenty-one (21) is allowed on the rental properties at any time. If guests are arrested for underage drinking or for using illegal drugs on the premises or if UrbanNashville observes guests under the legal age of twenty-one (21) drinking alcoholic beverages or using illegal drugs on the property, you will be asked to leave immediately without refund.
• Keys/Parking Passes/Fobs/Pool Passes: If a key(s), parking passes, fobs, pool passes or the like are provided during your stay there will be a charge of $150 per item if any item is lost or stolen. In the event the item is taken by the guest, notify UrbanNashville immediately. There is a $10 per day restocking fee until the item is received back to UrbanNashville.
• Damages – Guests assume full financial responsibility for damages due to misuse, negligence, and missing items. Report any damages that occurred during your stay at the time of occurrence. Any charges will be discussed before charging. If during your stay you find other items requiring repair, we request that this information be reported to us as soon as possible.
• Housekeeping & Cleanliness: It is the expectation that guests leave the unit in a reasonable manner upon departure. All trash must be bagged up and if more than ONE bag taken to the designated trash area. Food must be disposed of and dishes clean. Excessive trash and/or dirtiness will result in another cleaning fee charge at minimum. Additional fees of $150 or more may be administered if further treatment is required such as laundry treatments, rug cleaning, furnishing cleaning or vomit. If you would like to schedule a midstay clean during your stay, please contact our team to arrange a cleaning for an additional charge.
• Supplies: Linens and bath towels are included and not to be taken from the unit. An initial set-up of trash liners, bathroom paper, soap, laundry and dish pods are provided. Extra items needed are the responsibility of the guest.
• Items Left in the Unit - UrbanNashville is not responsible for personal items left in the unit. If items are found and you wish them returned, there will be a $25 service charge plus shipping costs.
• Mail: UrbanNashville is not responsible for any item sent to the property or deliveries made to the property. If you wish to mail or have an item delivered to the property we encourage you to contact our team to find the best option. Often mailing directly to the unit will NOT be a viable option.
• Furnishings: Our rentals are individually furnished. Although every effort has been made for accuracy, UrbanNashville Vacation Rentals is not responsible for errors on the website, for property changes made by the owners, or for any conditions beyond our control upon arrival. Do not rearrange the furniture, take any items outside that are part of the interior décor, or move any furnishings or kitchen items to another unit. There will be a $300 fee charged if items are found rearranged.
• Cancelations: UrbanNashville Vacation rentals will follow the cancellation policy as listed at the time of booking. Please review the cancellation terms carefully before confirming your reservation, as they will be strictly enforced with no exceptions.
• Right of Entry – Guests agree that UrbanNashville reserves the right to enter the rental property at any time if reasonable belief exists that security is compromised, house rules are broken, or emergency maintenance scenarios causing damage to the home. UrbanNashville will make reasonable attempts to inform guests of the intended visit but guests' consent is not required.
• Contact Info - Guest agrees to have an updated phone number or readily contact method to be reached during the full duration of the stay in case of emergency

No refunds will be offered for the following circumstances outside of our control: WiFi or Cable outages and disruptions, weather related events, power outages/disruptions, HVAC disruptions, water and water temperature disruptions, unwanted animals or pests seen, heard, or entering the premises, building sounds, construction noise or other neighborly noise disturbances, appliance failures, emergent maintenance issues, entry issues, issues reported post check out or well past discovery where in no opportunity from UrbanNashville was given to make right.
