SHORT TERM RENTAL AGREEMENT RENTAL RULES

1. Guests booking the stay must be 21 years of age or older. Valid ID required at time of booking. All other guests staying in the property under the age of 18 must be accompanied by a parent or guardian.
2. THERMOSTATS MUST BE LEFT ON 55F DEGREES (FALL TO WINTER) OR TURNED OFF (SPRING TO SUMMER) IN THE ROOMS AND THE DOORS SHUT WHEN NOT IN USE AND BEFORE CHECK OUT.
3. Absolutely no fireworks shall be set off on or around the property nor in the community. Community security patrol will issue a fine of $600 which will be deducted from your damage deposit. Immediate eviction will take place without a refund.
4. Smoking is NOT allowed inside the property. Smoking is allowed outside only, and all cigarette buds must be cleaned and discarded off the property, otherwise additional cleaning fee will be assessed.
5. All garbage must be discarded in the proper garbage compactor, located near the main gate, next to Member Services (see Map of community provided). All garbage from every room must be removed from the property. Cleaners will charge $10/bag of garbage left behind that they will need to discard on your behalf. This will be reimbursed through the rental Guest’s security deposit.
6. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Maximum Occupancy: The number of guests occupying a property is limited to the number published and agreed upon by the owner. Guests are not allowed to exceed the occupancy limit agreed to above.
7. A visitor is an occupant in the rental property that is not staying overnight. The total number of persons permitted in a rental property including visitors is 140% of the maximum occupancy for the property. Any visitor staying overnight is considered a guest and subject to additional charges. Additional guests staying whereby advance additional guest fees (see clause 5. Maximum Occupancy) were not paid prior to check-in date is a violation of this agreement. Any occupancy for daily use in excess of the maximum is a violation of this agreement.
8. Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00p.m. – 8:00a.m. No loud noises or loud music etc. permitted after 10PM. Any violations may be subject to eviction from the property and police intervention.
9. All the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest.
10. Only use appliances for their intended uses.
11. Parking is limited to 6 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
12. There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. All dishes, silverware, cups, glasses and pots must be cleaned and dry prior to departure. Sink must be left clear. Refrigerators need to be cleared prior to departure. Please take all food with you. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units to be used at the community pools and facilities.
13. The fireplace on the first level is a non-vented propane gas log fired firebox. Please do not throw any paper or other combustible materials in the fireplace. Fireplaces are turned off from the knob on top of it. The fireplace on the second floor is a traditional wood fireplace. To start the fire, you need kindling - smaller pieces of wood that will take flame easily. Stack a few split logs on your grate and place kindling around and below them. Make sure the damper is open before you light the kindling with newspaper. Don't use too much paper, as flaming scraps can be carried up the flue and onto the roof. NEVER USE GASOLINE, LIGHTER FLUID or a butane torch to start a fire. Open a window a few inches when using the fireplace to prevent the room from becoming smoky. The air coming in from the window will go up the chimney. Use fireplace tools to handle burning logs. Never use your hands. Do not attempt to chop any wood from the property or chop any wood on the property. We are not responsible for injuries. Any damages to the property or Homeowner’s contents caused by this will be charged to the guest.
14. The property is on a septic system. During a drought, the water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. NO FEMININE PRODUCTS should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $5,000.
15. No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four-wheel drive and/or chains during the snow months. We do not refund due to road conditions.
16. Keep the property and all furnishing in good order and condition.
17. We allow up to two pets on the property and we must be made aware of this prior to booking. A pet sanitation fee applies to remove pet dander and hair. All wastes must be picked up and discarded. Any wastes left inside or outside the property grounds will require excessive cleaning charges.
18. All dishes, glasses, cups, flatware, & pots must be washed by hand or dishwasher prior to departure. Refrigerator must be left empty the way you found it.
19. Check-in/Check-out: Check in and out times are strictly enforced. Ensuring the premise is secure upon check-out is the responsibility of the guest.
20. All windows and doors must be closed and locked prior to departure.
21. Use of fire-pit must be used with care and responsibility. Please ensure that you put out the fire when the fire-pit is no longer in use.
22. Pull out sofa bed in both living rooms are available in case of need. Extra linen for it is in the lower level closet next to the nook.
23. Sauna is for use at your own risk. Please refer to the separate sauna manual and read the detailed instructions before using it. Warning: Elderly persons, pregnant women, infants and those with health conditions requiring medical care should consult a physician before entering the sauna. Unsupervised use by anyone under the age of 18 is prohibited (supervision for minors must be provided by an adult over the age of 18).
24. Please use the propane fireplace with care and responsibility. Do not leave the fireplace unattended or unattended with minors.

26. Failure to comply with these rules will result in forfeit of your security deposit plus charges for damages if applicable.
