Sleeping arrangements are designed for flexibility and comfort, accommodating up to 10 guests across two separate dwellings. The main house features 3 bedrooms and 2 bathrooms, while the separate studio guest house provides an additional private sleeping area. This configuration ensures that groups have plenty of room to spread out without sacrificing a shared experience.

Inside the main house, you will find a bright open living area characterized by large windows, a leather sectional, and mid-century chairs. The retro-inspired kitchen is equipped with a vintage-style refrigerator, modern appliances, and a central island for casual dining. For those needing a workspace, a separate office provides a quiet place to work or create. The primary bedroom boasts an ensuite bath with a walk-in shower and soaking tub, while two additional bedrooms share a second full bath.

For added privacy, the studio guest house is located in its own separate building with a private entrance. This second-floor sanctuary features a Murphy bed and a futon, along with a private balcony offering serene treetop views. It is fully equipped with its own kitchenette—including a mini-fridge, microwave, sink, and coffee maker—and a bathroom with a walk-in shower.

Outdoor living is a highlight of this estate. Guests can gather for meals on the main house deck, grill out on the BBQ, or unwind in the courtyard. With multiple seating areas and a hammock, it is effortless to soak up the Texas sunshine.

Additional rules
1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.
2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.
3. NOISE - Please keep the noise level down after 10 p.m., in accordance with the city bylaws and to not disturb the neighbors.
4. BROKEN ITEMS - Please inform the Host of any damages or broken items that noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest's stay.
5. NEIGHBORS - Guests must notify the Host of any complaints from neighbors as soon as possible.
6. PETS - We allow only 2 pets at a time at the property. Please clean up after your pets, in the house, backyard and all exterior areas.
7. SMOKING - Smoking is not permitted inside the property. Any evidence of smoking in the property premises will incur an additional cleaning fee of $500.
8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.
9. GARBAGE AND RECYCLING - Guests are to dispose of garbage, recycling and compost into the allocated bins.
10. SECURITY - Guests must ensure that all doors and windows are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $500 fine and Guests will be held responsible for any related damages/theft that occur during their stay.
11. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $1,000 fine and Guests will be held responsible for any related damages that occur.
12. FIRE PIT - Use of the fire pit is prohibited.
13. FIREPLACE - Indoor Fireplace The indoor fireplace is not available for guest use.
14. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests' stay. It is the Guests' responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the the Host's ability.
The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.
1. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.
