Swimming and Fishing: Not permitted.
Hunting: Forbidden on the premises.
Campfires: Permitted; bonfires are not allowed.
Smoking of any kind not permitted within the house or exterior buildings
Picking of fruit is not permitted.
The house is privately owned; the owners are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
• NO PARKING ON ANY OF THE GRASS AT ALL!!!
• You must be at least 25 years old or older to book this property (excluding events)
• You may not have any events unless approved and coordinated by the event planner for the property. There are outdoor cameras for your safety and the safety of the property owner. They are not in any common areas and do not record voice.
• Keep the property and all furnishings in good order.
• There are doors that are private and locked. Please do not attempt to open these doors.
• The electric panel box is in the basement. Please call the property manager for access if needed.
• There is no daily housekeeping service. While linens and bath towels are included in the rental, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the home.
• DO NOT FLUSH ANYTHING BESIDES THE TOILET PAPER PROVIDED DOWN THE TOILETS. FLUSHABLE WIPES ARE NOT FLUSHABLE! THE TOILET PAPER IS DESIGNED TO BREAK APART SO THAT THE GRINDER PUMP DOES NOT GET CLOGGED. THERE IS AN ALARM THAT WILL SOUND IF THE GINDER PUMP GETS CLOGGED AS A RESULT OF WIPES/FEMINIME PRODUCTS OR ANYTHING ELSE CLOGGING THE PUMP. THE PM WILL HAVE TO CALL FOR AN EMERGENCY SERVICE TO CLEAR AND RESET THE ALARM. THIS SERVICE IS $975 AND YOU WILL BE RESPONSIBLE TO PAY IT.
• ABSOLUTELY NO FIREWORKS OF ANY KIND. YOU WILL BE FINED $750.00 FOR ANY VIOLATION OF THIS RULE AND WILL BE EVICTED FROM THE PROPERTY. NO REFUNDS WILL BE GIVEN.
• ABSOLUTELY NO FIREARMS /WEAPONS OF ANY KIND ARE PERMITTED. THIS INCLUDES PELLET GUNS, BB GUNS, CROSSBOWS, ARCHERY. YOU WILL BE SUBJECT TO A $5000 FINE, POSSIBLE CRIMINAL CHARGES AND EVICTION FROM THE PROPERTY. NO REFUNDS WILL BE GIVEN.
• No refunds will be given for storms. Driveway will be plowed in the event of a plowable snowstorm. We do not refund due to road conditions.
• Please keep in mind that there are neighbors that surround the house and there is a noise ordinance in the community, 10 PM.
• If any neighboring residents report excessive noise or unruly behavior, we may have to evict you from our property and terminate the vacation rental agreement. This could result in loss of security deposit and rental amount.
• In case of any disputes or neighbor complaints, it is your duty to notify us as soon as reasonably practicable.
• The trash receptacles are in the front of the community, there is a key for the. Please do not leave any garbage outside at all as there are wild animals that will get into it.
• While we know there are some cute animals that will visit our property, they are wild animals don’t give them any food!
• Never leave children unsupervised at our property without any adults.
SMOKING POLICY
Our vacation rental is a smoke-free zone inside. This is important to us to keep our property in the best condition possible. Guests can only smoke in outdoor areas such as the balcony or deck.
• Smoking is not allowed anywhere inside or outside.
• Discovering guests have been smoking on property will also result in loss of the security deposit/claim for cleaning submitted to your insurance policy.
APPLIANCES
You’ll find all the appliances you need for a comfortable stay at our home. Please use them responsibly and ask other members of your party to do the same. This means adhering to the few rules we outline below.
• Only use appliances for their intended uses.
• Washer/Dryer: The washer and dryer are provided for your convenience. Please do not overload the machines. Please make sure to empty the lint trap after each use. Please make sure that pockets are free from any items that may cause damage to the machines.
• Please make sure you switch off lights, fans or any other small electrical appliances when you go out. The same applies to air-conditioners. Please turn the thermostats to 55 in the winter.
• In the unlikely case of a power outage please contact the property manager
• No compensation will be given for any temporary outage of electricity, gas, water, cable due to storms.
KITCHEN
Please treat our kitchen with the love and respect you would your own to keep it in great condition for other guests.
• Please be sure to ventilate the kitchen after cooking anything that could leave a strong smell behind.
• Be careful not to wash food remains down the drain. Please throw any kitchen scraps into the trash.
• To simplify the inventory process, please return any kitchen items back to where you originally found them.
• Kitchen cleaning products are under the sink, there is a Swiffer, vacuum, broom and dustpan in the pantry. If any products run out during your stay, please let us know so we can replace them for the next guests.
OTHER APPLIANCES (tv’s, fans, a/c’s, gaming systems etc where applicable.)
• Please be sure to keep remotes with their respective appliances.
TRASH
• There is a dumpster located on the property. Please put all trash into the receptacle and put the ratchet straps back in place so that animals do not get into the dumpster.
BARBECUE GRILL
Is there anything better than having a barbecue on a sunny afternoon? We don’t think so! We provide all the necessary equipment to cook up a storm, please just be sure to follow the instructions below.
• Please use the designated barbecue utensils and not the regular kitchen tongs.
• PLEASE DO NOT USE CHARCOAL IN THE GRILL AS THIS WILL DAMAGE IT.
• Please move the grill AWAY from the house as it will melt the siding.
• Be sure to clean the barbecue after use, it’s much more difficult to clean the next day!
• There is a propane tank attached.
• Please only use the barbecue until 10 pm to keep noise and smells to a minimum for our neighbors.
• Please allow the grill to cool down completely before re-covering.
THE POND
THERE IS ABSOLUTLEY NO SWIMMING OR FISHING IN THE POND.
YOU MUST WATCH YOUR CHILDREN AT ALL TIMES AND YOU ASSUME ALL RESPONSIBILITY FOR ANY ACCIDENTS.

THE FIREPIT
There is a designated firepit area on the property. Please use this area only.
-You must provide your own firewood. There are places in town that sell it pre-bundled and seasoned for about $10
-Do not use gasoline or kerosene
-Do not leave it unattended
-Please put ashes in the ash can provided-DO NOT DUMP THEM IN THE WOODS
-We will let you know if there is a burn ban in effect. If there is, you may not use the firepit. If caught using the firepit during a burn ban, you could be fined up to $5000
PARKING
Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. We have parking space on our property.
• Please Park your vehicles in the designated driveway space, ensuring cars do not block the roads.
SAFETY/SECURITY
While we have taken the necessary measures to make our vacation rental safe for incoming guests, you also have a role to play in ensuring the safety and security of your party. There are actions you can follow to keep the house secure during your stay.
• Any time guests leave the vacation rental, it is their responsibility to ensure all windows and doors are closed to maintain security and prevent rain and water damage.
• We are not responsible for the loss of any personal belongings or valuables. In case you misplace something in the house, please let us know so we can look out for the item during the changeover and vacation rental cleaning.
• Parents must not leave children unattended at any time. Any guest injuries sustained inside the house are not covered by our vacation rental insurance.

ACCIDENTAL DAMAGES/BREAKAGES
While we know our guests won’t intentionally break anything at our vacation rental, we understand accidents can happen sometimes. Here is what you need to know about accidental damages or breakages during your stay.
• Always report any accidental damages or breakages in a timely manner, especially before check-out.
• Please do not move any furniture from one room to another.
• Please do not take any chairs, couches, stools or other furniture outside.
• Please do not take any linens out of the house.
• In case any damage to the property or its appliances is not covered by our insurance, the guest will pay for the repair costs from the security deposit (if one was collected) and/or a claim to your traveler’s insurance.
We’ve set out these house rules so that every guest visiting our property has a safe, secure and most importantly, fun stay at our place. Compliance with these rules is essential for every member of the traveling party. We hope you have a great time and find everything you need at our home.
• Breach of any of these house rules is a breach of the terms and conditions of occupancy, as per the rental agreement you have signed.
• We reserve the right to evict any guests or visitors from the property who refuse to follow these house rules.
