House Rules & Policies

1. Reservation & Guest Requirements • Booking Policy: No third-party bookings allowed. The person making the reservation must be part of the group staying at the property. This ensures clear communication and accountability. • Guest Verification: Guests with no prior rental history and/or reviews must provide a photo ID for all adults in their group within 48 hours of booking (via Airbnb Messenger). Failure to do so will result in cancellation. • Guest Age Requirement: Guests under the age of 21 must be accompanied by a parent or legal guardian for the duration of the stay. Failure to comply may result in immediate cancellation without refund. • Rental Agreement Requirement: All guests are required to provide their email address and phone number to the host. A rental agreement will be sent to the provided email address and must be reviewed and signed to keep the reservation active. The rental agreement will also include additional rules and information about the house and community expectations. Failure to sign may result in cancellation. • Community Registration: All guests must be registered with the Emerald Lakes community before arrival. This includes the full names of all guests, license plate numbers, and the total number of vehicles.

2. Safety & Community Rules • Weapons Policy: • Discharging any weapon within the confines of Emerald Lakes is strictly prohibited. • Violations will result in citations issued by the Association and may be reported to the authorities. • The killing of or attempting to harm any animal within Emerald Lakes is strictly prohibited. • Strict No-Fireworks Policy: Fireworks of any kind are prohibited both on the property and within the community. Violations will result in immediate termination of the reservation and a $1,000 fine. Public safety officials monitor for compliance. • No Parties or Unauthorized Guests: Parties, events, or gatherings of any kind are strictly prohibited. Only registered guests listed on the reservation are allowed on the property—no additional visitors permitted. Violations may result in termination of the reservation and fines.

3. Property Rules • Strict No-Pet Policy: No animals are allowed on the property—no exceptions. Due to documented health hazards (severe allergies and asthma triggers for the owners), this home is exempt from accommodating service animals. Violations will result in termination of the reservation and a $1,000 fine. • Strict No-Smoking Policy: Smoking is not allowed inside the property or near entrances. Smoking is permitted only in designated outdoor areas near the dock and fire pit. All smoking debris must be disposed of properly. Smoking indoors will result in fines starting at $1,500. • Cooking Policy: Please avoid cooking strong-scented foods (such as fish or curry) indoors, as these scents can embed in furniture and walls. For such meals, we encourage the use of the outdoor grill.

Please make sure hot tub is covered . Make sure sauna is off and door is closed. Please do not strip beds.
