To ensure a safe, respectful, and enjoyable stay for everyone, we kindly ask that all guests read and follow these rules. By booking this property, you agree to abide by all of the following terms:
General Conduct
Primary guest must be present at check-in.
Must be 25 years old or older to book.
No parties, events, or large gatherings.
No unregistered guests or visitors without prior approval.
No smoking in the property. A $250 fee applies for violations, plus any cleaning and repair costs.
No illegal substances, firearms, or unlawful activities (including but not limited to drug use or prostitution) are permitted on the premises.
No commercial use of the property without written approval (e.g., filming, photography).
Quiet hours are strictly enforced from 10 PM to 8 AM.
No loud music, outdoor speakers, or fireworks at any time.
Property Etiquette
Do not leave doors or windows open, to prevent pests and unwanted bugs.
All fires are strictly prohibited by both house rules and local township regulations. This includes campfires, bonfires, wood-burning fire pits, candles, matches, and fireworks. Only our propane fire pit is permitted for use. The property is surrounded by woodlands and dry vegetation — this is an extreme fire hazard. The indoor lounge fireplace is decorative only and must not be used.
Do not tamper with outdoor security cameras or safety equipment.
Thermostat must remain between 69°F and 78°F to avoid damage to the HVAC system.
Do not mail packages to the home without prior written approval.
Check-In & Check-Out
Standard check-out is by 10:00 AM.
Late check-out fee is $25 for every 30 minutes past 10:00 AM.
Early check-in or late check-out (if available) is subject to a fee of $50
Cleanliness & Damage
Please report any spills, damages, or issues immediately so we can address them promptly.
Guests are responsible for any damages or excessive cleaning required after their stay.
Additional charges apply for:
Stolen, stained, or damaged towels/linens
Excessive mess, trash left on the ground, or unwashed dishes
Missing items (games, cookware, etc.)
Check-out expectations: All trash must be bagged and placed in bins, and outdoor areas left tidy.
Pet Policy
We welcome well-behaved, house-trained dogs under 40 lbs, with prior approval.
Allowed:
Small to medium-sized, non-aggressive breeds
Fully house-trained pets only
Not Allowed:
Pets over 40 lbs
Aggressive or high-energy breeds including (but not limited to): Pit Bulls, Rottweilers, Dobermans, German Shepherds, and Huskies
Cats or other animals
Pet Rules:
Pets must not be left unattended unless crated
No pets on beds or furniture (extra $50 cleaning fee applies for excess pet hair on linens)
Owners must clean up after pets
Pet fee: $75 per pet
Amenities & Internet
We provide a starter supply of items such as toilet paper, paper towels, and soap. Guests are responsible for restocking anything beyond the initial supply.
High speed Wi-Fi is provided as a courtesy. Service is typically reliable but not guaranteed; no refunds for internet-related issues.
Penalties & Agreement
This property is monitored by exterior security cameras for guest safety and property protection.
Violations of house rules may result in additional fees (up to $1,500), cancellation of your reservation, and removal from the property without refund.

Wildlife Awareness:
Our home is nestled in the beautiful Poconos mountains, where wildlife sightings (including deer, birds, and the occasional curious bear) are part of the experience. For your safety and theirs:
• Keep all doors and windows closed when not in use
• Secure trash inside the outdoor bins — never leave it outside uncontained
• Clean the grill thoroughly after use
• Keep pets on a leash when outside
• Be alert at dawn, dusk, or nighttime when animals are more active
Enjoy nature — just be smart about it!
Winter Weather & Snow Removal Policy
During winter months, snow is common in our area. Please review the following important information regarding snow conditions and removal:
Snow is professionally plowed when accumulation reaches approximately 4–5 inches.
Light snowfall below this threshold may not be plowed immediately.
Guests may be required to shovel walkways, steps, and access areas during lighter snowfall.
Salt/shovels are provided for guest use.
Refunds are not provided due to snow conditions, delayed plowing, or guest shoveling requirements.
Road conditions, travel delays, and weather-related access issues are outside of our control.
By booking during winter months, guests acknowledge and accept these conditions.
Electric Vehicle (EV) Charging
Charging electric vehicles at the property is not permitted. The home’s electrical system is not designed to safely support EV charging and doing so may pose a safety risk or cause power outages.
For your convenience, public EV charging stations are available nearby, including at Pocono Raceway and Kalahari Resort.
