The primary booking guest must be at least 28 years old and must remain on site for the duration of the stay.

The primary booking guest is responsible for all members of their group throughout the stay. Any damages, violations of house rules, excessive cleaning, or other issues caused by any guest or visitor will remain the responsibility of the booking guest.

Any additional guests beyond the confirmed reservation must be approved in advance and may be subject to additional fees. Unauthorized guests, parties, or gatherings may result in immediate cancellation of the reservation without refund.

Guest Identification: For security and insurance purposes, we require the full legal names of all guests staying at the property

Parties, events, or gatherings of any kind are strictly prohibited. This includes, but is not limited to:

Unregistered guests Excessive noise at any time Alcohol-fueled behavior or party-like activity

QUIET HOURS & NEIGHBOR POLICY This is a quiet residential neighborhood Quiet hours are from 10:00 PM – 8:00 AM No excessive noise at any time

SMOKING, DRUGS & FIREARMS No smoking, vaping, e-cigarettes, drugs, or hookahs inside the home or near entryways Smoking cigarettes is permitted only in the designated outdoor area (firpit area) Do not discard cigarette butts on the property or indoors No firearms permitted anywhere on the property

Please Note: Evidence of smoking or vaping indoors or on decks, including odor, residue, ash, or paraphernalia, will result in an $750 Smoking Fee per occurrence.

FIRE, GRILLS & OPEN FLAMES No candles or open flames indoors No fireworks anywhere on the property Fireplaces, fire pits, BBQ grills, and bonfires must be: Used responsibly Fully extinguished after use Propane tanks turned off after use Fires must never be left unattended. Do not use fire pit during windy conditions.

CHILD SAFETY DISCLOSURE The home is not child-proofed Features include climbable railings and no child safety devices. If bringing small children, please confirm ages and take note of this.

PROPERTY USE RESTRICTIONS No commercial photography or videography without written permission No outside service providers without approval No scent diffusers, incense, misters, or smoke-producing items No glitter, confetti, helium balloons, or adhesives on walls, ceilings, or furniture

SEPTIC SYSTEM (CRITICAL) Flush toilet paper only Do not flush wipes, feminine products, paper towels, or hygiene items Do not pour oils, fats, grease, or food scraps down drains Violations resulting in septic issues will be billed to the guest.

Putting Green Rules

Our putting green is here to be enjoyed by everyone. Please treat it with care and follow these rules:

• Putting only • Absolutely no chipping, pitching, driving, or full swings anywhere on the property • Do not hit golf balls off the deck, driveway, lawn, or toward the house/trees • Return putters, balls, and accessories after use • No standing, jumping, or rough play on the turf • Children must be supervised at all times

Any guest caught chipping golf balls anywhere on the property will have their reservation cancelled immediately with no refund. Damage caused by misuse will also be charged accordingly.

We strongly recommend that guests purchase travel insurance to protect against unexpected events, weather disruptions, illness, or changes in travel plans. We are unable to provide refunds outside of our cancellation policy.

Please note that a 4WD or AWD vehicle is highly recommended, especially during the winter months. The driveway is sloped and Adirondack winter conditions can make access challenging for two wheel drive vehicles.
