PRE-CHECK-IN PROCESS

After you book your stay, you will receive a link from Akia to complete the pre-check-in process. This includes:

1. Providing the names of all guests.
2. Telling us your arrival time at the home for a welcome walk-through with our team.
3. Securely uploading your ID, as required by local laws in the Desert and HOA rules in Hawaii.
4. Agreeing to your reservation terms, such as check-in and check-out dates and the number of occupants.

Once you finish this process, you will access your personal guest area online. This area has everything you need for your stay, including the home address, access codes (available 24 hours before check-in), team contact information, and property details. You do not need to download an app.

OTHER THINGS TO NOTE

We provide some hotel-sized shampoo, conditioner, and body soap for your convenience. We do not supply cooking spices, sprays, cling wraps, or zip-lock bags, but we can give you a list of local stores to help you resupply. We want to make sure you have a comfortable stay.

If you need extra towels, kitchen towels, paper towels, or dish soap during your stay, just let us know, and we will deliver them to you.

ARCADE

The arcade room has several high-quality games, with all but one available to play for free. Marvel Contest of Champions can be played for free up to 30 sessions. We provide cards to help you import characters into the mobile app. Your reservation includes 30 cards. If you want to play more, additional cards are available for 50 cents each. Contact us for more information.

POOL HEATING (CALIFORNIA ONLY)

Pool heating is part of your reservation. The maximum temperature is set at 84 degrees. If you want to heat the pool above this temperature, it will cost $100 per day. The highest allowed temperature for pools is 88 degrees.

SUNSCREEN, TANNING LOTIONS & SPRAYS (CALIFORNIA ONLY)

Using sunscreen is important for enjoying the pool but can cause problems with pool water. To prevent issues, apply sunscreen properly, wait until it soaks in, and rinse off before swimming. Oily sunscreen can lead to buildup and affect the pool's balance, leading to slimy walls and green water.

To reduce oil in the pool, please wait 20-30 minutes after applying sunscreen before swimming.

POOL SERVICE (CALIFORNIA ONLY)

We service the pool three times a week to keep it clean and ready for use at check-in. Leaves may fall due to desert winds and backyard trees, but we provide a skimmer for cleaning. If you need extra professional cleaning, you must arrange and pay for it with the pool vendor.

Emergency calls for broken pool equipment are covered. However, issues caused by weather and sunscreen use are not emergencies and are out of our control.

CANCELLATIONS & REFUNDS

If you need to cancel your reservation, please notify the Owner or Landlord in writing as soon as possible. The booking website's policy will apply in all cases of cancellation. REFUNDS

Refunds are not available for issues after your stay or for cancellations made within 24 hours of check-out. Leaves in the pool due to natural causes do not qualify for a refund. Please check the pool policy for more information.

If you accidentally damage something during your stay, please email the Owner or Manager right away. Guests cannot dispute repair costs unless previously approved in writing by the Owner or Agent.

We replace furniture twice a year to ensure quality. Common wear, such as scratches, chipped paint, and wall markings during your stay, does not qualify for a refund.

Remember, these are private homes, not hotels. Set realistic expectations; no daily pool cleaning or personal butler/maid service.

LIABILITY WAIVER

Swimming carries inherent risks, and you accept full responsibility for any bodily injury that may occur while swimming or using the pool slide (if applicable). You agree to hold the owner and property manager harmless. You acknowledge potential dangers for unsupervised children, intoxicated individuals, and those with health risks or pregnancy. By doing so, you assume all responsibility for any accidents that may arise. By confirming below, you and all Airbnb guests in your party agree to this waiver, creating a binding contract between you and the host.

By agreeing to these Terms & Conditions, you waive any claims against the owner or property manager for damages or injuries during your stay. You are solely responsible for the safety of your valuables and the supervision of your children.

SECURITY DEPOSIT / ADDITIONAL COSTS

Your security deposit will be fully refunded within seven days after departure, provided you meet all terms and conditions. The deposit may cover any restoration costs for the property beyond normal wear and tear, including excessive cleaning, garbage removal, or the repair/replacement of damaged items after check-in.

PARKING AGREEMENT

All vehicles must be parked in the driveway. Any violation of this parking agreement or HOA rules by parking on the street or outside designated areas will result in fines passed on to the guest. Vehicles left overnight on the street will be towed. The property accommodates up to three cars in the driveway. Please inquire if you require additional parking.

SECURITY CAMERAS (CA ONLY)

Exterior cameras monitor the entire perimeter of the property for liability and safety purposes. If you have any questions or concerns, do not hesitate to ask the host.

GUEST RESPONSIBILITY

As the guest, you are responsible for maintaining the property during your stay and agree to replace or repair any breakage, damage, or loss caused by yourself or your visitors. You will be held liable for any violations or citations, including fines or penalties resulting from your stay or disruptive behavior. Additionally, if applicable, you are responsible for refilling the BBQ propane tank as needed.

NO GLASS NEAR OR INSIDE POOL

For your safety, please use solo cups for beverages instead of glass bottles or containers to avoid broken glass near the pools. This precaution is essential since wind may occasionally blow drinks over. If broken glass is found in or near the pool, the renter may incur charges of up to $1,000. Please promptly notify the property owner or manager if you find any glass during your walkthrough. By agreeing to these terms, you waive any claims against the owner for accidents or incidents related to swimming or being on the property.

SPECIAL NEEDS GUESTS

Our properties are fully inclusive. If you have special needs, please contact the owner/landlord in advance for reasonable accommodations to ensure a convenient and accessible stay for everyone in your party. Please note that vacation rentals are considered private homes and are not subject to the Americans with Disabilities Act.

NATURAL HABITAT

Pests are common in the Coachella Valley, and the property receives monthly professional preventive treatments. If you encounter any issues, please inform the host; refunds are not provided for pest presence.

REPAIRS AND MAINTENANCE

While the owner/landlord does not guarantee against mechanical failure of amenities, any known issues will be communicated to you in advance. Please report any faulty equipment promptly to the owner or agent. We will make every effort to facilitate quick repairs, but there are no refunds for failures, interruptions, or maintenance issues.

NON-SMOKING AND NON-RECREATIONAL DRUGS POLICY

No smoking or recreational drugs are permitted inside or in the backyard. Violating this policy will result in the loss of your deposit and damage liability.

CONFORMANCE WITH LOCAL LAWS

Guests must comply with local ordinances, gated community rules, and vacation rental rules. Violations may lead to immediate termination of occupancy and loss of payments, including security deposits.

OCCUPANCY LIMITS

Rates are set for a maximum of two persons per bedroom, including children. Over-occupancy constitutes a violation of the Terms & Conditions and may result in denial of access or eviction without a refund.

NO EVENT/PARTY POLICY

Events are strictly prohibited at the property without written authorization from the owner/landlord. Holding an unauthorized event breaches the Terms & Conditions and will result in immediate termination of occupancy, forfeiting all payments, including security deposits.

NO HOLD OVER/STAY OVER POLICY

If you overstay without approval, the owner/landlord reserves the right to remove and lock you out. You agree to allow the removal of belongings to a designated location for retrieval.

SHORT-TERM RENTAL

You must be at least 25 years old to book this property. Under California law and the California Civil Code Sections 1940 et seq, your occupancy is classified as that of a lodger, not a tenant. This booking is subject to termination by the host or homeowner without recourse to eviction proceedings under the California Code of Civil Procedure 1161 or any other formal or informal processes. All guests and individuals in your reservation agree to adhere to the rental rules during their stay.

By reserving the home or signing an agreement, you acknowledge that you have read and will comply with all rules.
