CITY OF PALM SPRINGS REGULATIONS & RENTAL RULES (we don't make the rules, but we do follow them!)

No parties or large social gatherings of any kind are permitted at this location! Neighbors have been notified that this property is a vacation rental and are encouraged to call a hotline to dispatch authorities to investigate any disturbances. If the city issues a violation, guest will be responsible for payment of any fine(s) and may be evicted with no refund.

• Minimum age for primary renting guest is 25.
• Daytime occupancy is 12 people.
• Overnight occupancy is 8 people.
• Maximum of 3 vehicles allowed.
• The City imposes a strict noise ordinance for vacation rentals. No music is allowed outside at any time, including music coming from inside that can be heard at the property line, and no noise at all is allowed outside after 10pm.
• The City requires a signed written contract for all guests, as well as a copy of the primary renter's government ID. This will be taken care of during check-in.
• The City requires each guest to pay an 11.5% Transient Occupancy Tax and a 1% Tourism Business Improvement District assessment for stays less than 28 days. If your stay is 28 days or more, taxes do not need to be paid.

ARRIVAL/DEPARTURE

• Check-in time is 4PM, and check-out is promptly by 11AM.
• Our onsite greeter will meet you at the home and give you a tour.
• Late check-outs without prior approval with incur a $250 fee, as we need time to get the house ready for the next guest.

PETS

• Pets are NOT ALLOWED at this property. Any signs of pets on the property without our knowledge will incur an additional $500 fee.

NO SMOKING

• We have a no smoking policy. Any signs of smoking in the house will incur an additional $250 fee.

POOL HEATING

• Optional pool heating is recommended from October to April for an additional fee of $75 per day (includes spa heat).
• The pool heat must be turned on for the duration of your stay.
• Spa heat only is $25/day.

CLEANING Final cleaning after your checkout is included in your reservation quote. For stays longer than 6 weeks, guest will be responsible for the cost of a mid-stay clean every 30 days. Funds for mid-stay cleanings will be collected from guest as they occur.

INSURANCE FEE for Vrbo & Direct Bookings (does not apply to Airbnb bookings) Guest is responsible for the service fee below, depending on length of stay: ● $99: 1-29 nights ● $450: 30-59 nights ● $150: each additional 30-night block
