Respect for the Neighborhood. This guesthouse is located directly behind our personal residence in a residential neighborhood. Please respect our property and our neighbors as you would your own. Quiet hours are between 12:00 AM and 8:00 AM daily.

Accurate Guest Count. Please ensure that the correct number of guests is entered at booking so we can have appropriate linens and amenities prepared for your stay. Misrepresentation of guest count may result in additional charges.

No Smoking Indoors. Smoking of any kind—including tobacco, vaping, and marijuana—is strictly prohibited inside the guesthouse. Any indication of smoking inside found at check out will result in an automatic $100 smoke mitigation fee charged against the security deposit. Ashtrays have been provided for outdoor use, and we ask that guests refrain from disposing of cigarette butts in the fire pit.

Hot Tub Use and Safety. The hot tub is provided for guest use at your own risk. No diving is permitted, and please avoid bringing glass containers into the hot tub area; plastic drinkware is provided for your convenience. We ask that you use the restroom inside the guesthouse while using the hot tub.

Fire Pit Guidelines. A starter supply of firewood is available for your use. Additional firewood can be obtained from nearby stores like Kroger or Ace Hardware. Please maintain caution when using the fire pit, ensuring that the fire is fully extinguished before leaving the area.

Outdoor TV Usage The courtyard TV is kept in a protective enclosure. To use it, unbuckle the side closures and hang the cover directly below the TV while watching. After use, please make sure the cover is closed securely to protect it. The TV should not be used in rainy weather, as moisture can cause damage. During the colder months, when temperatures drop below freezing, the TV is removed for the season and will not be available.

Safety on the Loft Staircase. Please treat the loft staircase with care, as you would a ladder, and descend facing the steps. This unit is not recommended for children, and families with children who choose to book assume all risks associated with using the staircase.

Check-in and Check-out. Check-in begins at 3 PM, and check-out is at 11 AM. Due to cleaning and turnover schedules, these times are generally not flexible. At check-out, please load and start the dishwasher to help us prepare for the next guest.

Occupancy Limits. The maximum occupancy for this guesthouse is six (6) guests, as regulated by the City of Nashville’s short-term rental rules. This limit is strictly enforced; exceeding the occupancy limit may result in immediate eviction and forfeiture of the security deposit.

Surveillance Disclosure. Per Airbnb’s terms of service, please note that exterior video surveillance cameras are in place around the property, specifically monitoring entry points like the driveway and backyard, for security purposes. There are no cameras inside the guesthouse, and all cameras are positioned to protect guest privacy.

Pool Access. Pool access may be booked by the hour via swimbna(.)com when available.

Prohibited Activities. Commercial photography and any commercial activities within the guesthouse are strictly prohibited.

Decoration Restrictions. Please refrain from using glitter, confetti, or adhesive materials such as tape on the walls. Non-compliance may result in additional cleaning fees assessed to the security deposit.

Trash and Recycling. Please use the brown bin for trash and the green bin for recycling, both of which are located along the back alley. Extra trash bags are stored under the kitchen island for your convenience.

Animal Policy. Animals are not permitted on the property. Service animals specifically trained to perform tasks for individuals with disabilities are allowed, as required by law. If you require the assistance of a service animal, please let us know so we can best accommodate your needs. We may ask (1) whether the animal is required because of a disability and (2) what work or task the animal has been trained to perform. Service animals must not be left unattended in the guesthouse when the guest is away from the property. Emotional support animals are not permitted.
