PARTIES, EVENTS & COMMERCIAL PHOTOSHOOTS: are not permitted

SMOKING: is not permitted anywhere on property. Cigarette butts will be fined if found.

DOG-FRIENDLY POLICY: We're pet lovers and welcome your furry friends! Please note the following guidelines to ensure a pleasant stay:

• Dogs are allowed with prior written permission only
• Only hypoallergenic dogs are allowed on the property.
• Extra Flat fee of $200 for up to 4 dogs.
• Dogs are not permitted on beds or furniture. Cleaning fees will apply if fur is found, starting at $100 for additional cleaning.
• For hygiene reasons, we only allow dogs that are potty trained and NOT menstruating.
• If urine, feces, or blood are found on beds, furniture, and/or rugs, fees start at $100 for extra cleaning time and any long-lasting damage will result in deduction from security deposit matching the cost of replacement.
• Please clean up after your dog. Failure to adhere to this policy may result in a charge of up to $400 to the security deposit.
• Outdoor dogs are to be leashed at all times (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs. Please deposit waste in a plastic bag and place it in the garbage bin.

POOL HEATING: We charge a pool heating fee of $375 for the first day & $275 for each additional day, which covers the propane cost. Please be sure to let us know if you'd like the pool heated, prior to your stay, so we can have that ready to go for you upon arrival :)

• You may not exceed the number of people stated on your reservation confirmation at any time without prior approval (regardless of whether they are staying the night or just visiting). If you violate these rules, we reserve the right to charge additional guest fees starting at $75 per person per night. • Your sole right to use the property begins with the 4PM check-in and ends at the 10AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in writing in advance. If you violate these rules, we reserve the right to charge 50% of the daily rate (with a minimum of $100) for an early arrival and/or late check-out. • Recreational vehicles, camping or other overnight accommodations outside the home are not allowed. Violations of this policy will result in termination of the reservation with no refund. • We do not guarantee the speed or availability of internet service. Internet service is provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you are used to. No illegal or abusive use of the Internet access is allowed. • Cell service may not be available at the property due to the rural nature and geography of the area. • The High Desert occasionally has power outages. We are not responsible for any general outages of Southern California Edison. • Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service. • If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation with only a refund to the actual fees and / or deposits you have paid. • Smoking is not allowed inside the house or on the property. We will charge a minimum of $250 upon finding any sign of smoking, including cigarette waste on the grounds. • Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee. • We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, and unauthorized late check-out. • By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable orders from the State of California regarding COVID-19. • We do not allow firearms on the property. If you are a firearms carrier, your firearm must remain off the property. • Payment terms. Payments are due 50% at booking date and 50% at 60 days before check-in (or at the time of reservation if less than the days for either payment). • Deposit policy. A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout.
