Terms of Renting a Property from Unsalted Vacations, LLC

PARTIES AND DEFINITIONS: Tenant (you), Occupants (your guests or any person occupying the unit), Unsalted Vacations (Unsalted Vacations, LLC the agent of the owner), Property (Unit your renting).

RESERVATIONS: The Property will be ready for occupancy at 4:00 PM local time on the beginning date of the lease and must be vacated by 10:00 AM local time on the ending date of the lease, or a late checkout fee of $50 will be assessed for every 15 mins after 10:00AM. All times assume Eastern Time Zone.

DEPOSIT: A deposit totaling 50% of total reservation is due along with acceptance of rental agreement. If a reservation is being made within 30 days of arrival date; then full payment is required.

MAINTENANCE ISSUES: The property is regularly inspected to ensure all maintenance issues are addressed prior to check-in. However, in the event that any mechanical, appliance, or any other type of maintenance, is required, it will be considered an “act of God” which will not qualify for any refunds of rental charges or fees. Please contact Unsalted Vacations immediately if anything inside the Property needs attention, and Unsalted Vacations will coordinate with the property owner to have the issues addressed promptly.

ISSUES DURING STAY: If you are experiencing an issue during your stay, we will attempt to resolve your issues in a timely manner and ensure your stay is a pleasant one. Once the stay has been completed, no compensation will be provided under any circumstances for issues that arose during the stay.

If you do not contact us at the time you notice the issue, you are in full agreement that the said issues are immaterial and acceptable. Furthermore, the lack of contact indicates full agreement to forfeit future compensation for the inconvenience.

SEVERE WEATHER: We will not issue refunds due to canceled or shortened stays because of bad weather.

PET POLICY: Unless specifically advertised as a property that allows pets, no pets are allowed in the property at any time. If it is brought to our attention that you have a pet in a pet-free property, you will be required to vacate the property without refund or rate adjustment. If we determine (after you have already checked out), that a pet was in the pet-free accommodation, you will incur a minimum $500 fine.

MINIMUM AGE CLAUSE: The Tenant must be at least 25 (twenty-five) years of age. Any violation of this provision will result in immediate eviction from the Property and forfeiture of all sums paid hereunder.

FALSIFIED RESERVATION: Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.

HOUSEKEEPING: There is no daily maid service. The use of our linens and towels is included, but they are not to be taken from the unit at any time. We supply towels and linens based on the maximum occupancy of the unit and are not able to supply extra towels beyond the occupancy number. Not every unit is supplied with beach/pool towels so please plan accordingly. Any lost or damaged linens will be charged to the Tenant. An initial supply of paper products is provided (paper towels, toilet paper etc). Extra items needed are the responsibility of the Tenant. Limited cleaning supplies may be provided. We recommend that you bring any special items that you may need.

NON-SMOKING UNIT: Smoking of any kind is strictly prohibited. A minimum $1000 deodorizing fee will be charged to your credit card (above and beyond the standard cleaning fee) if any evidence of smoking is found.

UTILITIES/INTERNET SERVICE: We make every effort to ensure that all utilities, including cable TV and internet access, are functioning prior to your arrival, however, Unsalted Vacations cannot guarantee the performance or reliability of services provided by third parties. No compensation will be paid nor refunds given for temporary utility outages. Guests should report all outages immediately. All efforts will be made to have utilities restored as soon as possible. Tenant is responsible for any purchases/upgrades made to cable/satellite or other services during the stay.

CANCELLATIONS: CANCELLATIONS: Cancellations will be refunded 100% (less $300) if canceled 60 days or more prior to check-in. Cancellations 30-59 days in advance of arrival will be refunded 50% (less $300). Any cancellations within 30 days of check-in will not be refunded. There are no refunds for early departures, reduction of nights rented or delayed arrivals due to inclement weather or any other factor. A $300 cancellation applies to ALL cancellations regardless of when the cancellation is made.

RIGHT TO ENTER: Unsalted Vacations has the right to enter any property, at any time, for any reason to inspect or investigate disturbances, confirm occupancy, and/or make repairs or make any improvements to the property that the property owner deems necessary.

SLEEPING CAPACITY/DISTURBANCES: Tenant and all other occupants will be required to vacate the Property and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the stated sleeping capacity (without permission), using the property for any illegal activity, causing damage to the Property rented or to any of the neighboring properties, any other acts which interferes with neighbors’ right to quiet enjoyment of their property and violating a municipal noise ordinance.

INDEMNIFICATION: The Property is privately owned; neither the property owner nor Unsalted Vacations are responsible for any accidents, injuries or illness that occurs while on the Property or its facilities, nor for any damage to Tenant's or Occupant's loss of personal belongings. All Tenants/Occupants expressly assume the risk of any harm arising from their use of the Property. Tenant and Occupants will indemnify and hold harmless the property owner and Unsalted Vacations, as well as said parties’ respective owners, agents, employees, and contractors, from all claims, losses, liability, and damages arising out of the use of the Property, whether said use is in compliance with or in violation of this agreement.

Use of the beach/lake/pool/hot tub/sauna and any other amenities are at Tenants’ and Occupants’ sole risk. There are no lifeguards on duty and there are inherent risks, including drowning and bodily injury, in the enjoyment of surrounding bodies of water and amenities.

NON-REFUNDABLE DAMAGE FEE: If any damage is present when Tenant checks in, Unsalted Vacations must be notified in writing within 24 hours of arrival. Unsalted Vacations charges each Tenant a non-refundable damage deposit in the amount of $125. This deposit, which is charged in lieu of a traditional damage deposit, is used to ensure minor accidental damage.
