Listed below are property RULES. These are documented for your information and for AirBnb reference.

• Guest acceptance: NO Bachelor Party groups will be accepted. The Person placing the booking must be over the age of 29.

(1) Signed Agreement RULE: You must sign and return our Agreement within 24 hours of placing your reservation. This is allowed and authorized by AirBnb for hosts using professionally connected software systems and is stated here for knowledge and comfort. Legal photo ID is required upon our request. Our Agreement includes the Rules written below and other information. Your failure to sign and return the Agreement within 24 hours of booking constitutes a cancelation of the booking by the guest. You must be at least 29 years old.

(2) Refundable Security Deposit RULE: A Refundable Security Deposit Hold of $500.00 will be placed upon your credit card prior to arrival. You must upload your credit card information into our secure encrypted system at the same time you sign the agreement, both within 24 hours of placing our reservation. This is allowed and authorized by AirBnb for hosts using professionally connected software systems and is stated here for knowledge and comfort. The Refundable Security Deposit Hold is released 4 days after your satisfactory departure. Upon booking, provide us your email, and you will be sent a secure link to input your credit card information into our secure Property System. You will not be allowed access to property unless a valid credit card is on file, You will not receive any refund for failure to provide a valid credit card for a Refundable Security Deposit Hold. Debit Cards are not accepted for a Refundable Security Deposit Hold. Deductions are authorized by guest to be taken against this credit card, based upon a violation of the terms and rules specified in this agreement.

(3) Animal RULE: A dog is the only type of animal allowed. No Cats. There is a fee charged for each pet dog and any visiting pet dog. We do not allow more than 3 dogs on the property. No puppies or dogs under 1 year old allowed. Each dog must be crated trained and MUST be crated if left inside of home without humans. You are responsible to clean and dispose of feces and waste. We love REAL Service Dogs. A Service Dog must meet ADA rules; we ask the 2 allowed Service Dog questions. A Support Animal or Emotional Support Animal is Not a Service animal even with paper documentation, and is charged a standard pet fee. A violation of this rule by having an unauthorized pet on the property will incur an extra fee of $100.00 per night of the violation and is charged to your Security Deposit Hold. Leaving behind pet feces will incur an extra fee of $200.00 for cleaning and disposal of waste. Any amount charged in excess of the Hold will be invoiced to you, and is due and payable within 10 days.

(4) Child RULE: Children must be well behaved, watched and supervised. Children are required to be under adult care at all times, and paired with an adult when near, or around the pool, on the decking, or in the yard.

(5) Pool RULE. There could be an unexpected situation when the pool could be out of use. Pools must be maintained, cleaned and sanitized. No refunds or compensaton are issued for pool down time. This pool is not heated. Any evidence of glass in the yard or around the pool will cause a loss of your security deposit. No lifeguard is on duty. Observe safety rules: no Diving! no Running! no Swimming while intoxicated! use the Buddy System! watch all swimmers! We are not liable for guest negligence or any injuries from pool use.

( 6 ) Guest count RULE: Every human body counts. Each Infant and toddler is included in your total guest count except non crawling babies in arms. Tell us the Maximum number of overnight guests in your group. Six visitors are allowed. A violation of this rule will incur a fee of $100.00 per night for each extra person, and is charged to your Security Deposit Hold. Any amount charged in excess of the Hold will be invoiced to you, and is due and payable within 10 days.

( 7 ) Visitor RULE: Any person not included in your guest count who comes to the house, but does not stay overnight, is a visitor. We allow 6 visitors and they must depart the premises by 11 PM. Extra visitors incur a visitor fee of $100.00 for each violation, and is charged to your Security Deposit Hold. Any amount charged in excess of the Hold will be invoiced to you, and is due and payable within 10 days.

( 8 ) Party Clause RULE. This is a NO PARTY house! Only approved guests and 6 visitors may be on the property. All Visitors must depart by 11PM. The police may be called if this Rule is broken. A violation will cause a demand to depart without refund or recourse. Every extra person on property will be a violation. The Refundable Security Deposit will also be charged in full for a violation of the party rule plus plus $500.00 for an un-authorized gathering. Any amount charged in excess of the Hold will be invoiced to you, and is due and payable within 10 days.

( 9 ) Event RULE. Events/Gatherings must be pre-approved upon booking. An event constitutes inviting more than 6 extra people to the property, such as a hosted dinner, a drop-in, a barbeque, a rehearsal dinner, a low country boil, a breakfast, a bridal celebration, or a wedding, A violation of this rule will incur a fee of $1500.00 for any un-approved event, plus an additional $2000.00 for an un-approved on site wedding. This fee is charged to your Security Deposit Hold. Any amount charged in excess of the Hold will be invoiced to you, and is due and payable within 10 days.

( 10 ) Parking RULE. All cars must park in the driveway only and not on the street. 6 cars can easily fit in the driveway. Extra car parking is available within a few walking blocks

( 11 ) Damage RULE. You are responsible for all damage, breakage and loss beyond normal wear and tear. Accidental damage may be covered by a Damage Protection Policy. Intentional or negligent damage is not insured. Animal damage is not covered. Damage not reimbursed by insurance is charged to your Security Deposit Hold. Any amount charged in excess of the Hold will be invoiced to you, and is due and payable within 10 days. If AirBnb, or damage protection, covers and pays for the damage, then it will not be charged to you.

( 12 ) Departure Condition RULE. You agree to leave the premises in the same general and good habitable condition as found upon arrival. All furniture must be returned to the same place.Exceptional, unusual, or excessive cleaning or scrubbing is charged to you at an additional $40 per hour. This fee is charged to your Security Deposit Hold. Any amount charged in excess of the Hold will be invoiced to you, and is due and payable within 10 days.

( 12-b ) Fireplace / firewood RULE. You may not burn Real Wood or Bundles of Wood in the inside fireplace. Burn ONLY Pressed Boxed Wood purchased from a store. Open the flu ! * If you burn real wood inside, in the inside fireplace, then your Security Deposit Hold will be charged in full. A fireplace cleaning will be necessary if you burn real wood. The cost of professional fireplace cleaning is charged to your Security Deposit Hold. Any amount charged in excess of the Hold will be invoiced to you, and is due and payable within 10 days.

( 12-c ) Emergency Repair RULE. You agree to allow us, or an agent, to enter the property for repairs or inspection in a reasonable manner and if necessary, without notice. This rule overrides any AirBnb rule that prohibits our access for emergency or repair situations.

( 13 ) Smoking RULE. There is NO SMOKING allowed inside house, or on the back porch. Evidence of inside smoke or odor will incur a deep cleaning charge of $300. This fee is charged to your Security Deposit Hold. Any amount charged in excess of the Hold will be invoiced to you, and is due and payable within 10 days.

( 14 ) Items left RULE. We are not responsible for items left behind.

( 15 ) Service and maintenance RULE. Although we attempt to schedule all house services during vacancies, you agree to allow us, or an agent, access and entry to both the interior and exterior of property, for pest control, mosquito control, lawn and plant care, and without notice if needed or required.

( 16 ) SECURITY CAMERA NOTIFICATION and RULE. All exterior parameters of the house, portions of the backyard, the front area and door, and the driveway are monitored and recorded by security cameras 24 hours a day. There are no indoor cameras. Covering or turning off a camera is a rule violation. This violation may cause a demand to depart without refund or recourse. The Refundable Security Deposit will be charged in full for a violation of this rule.

( 17) Behavior RULE. A neighborhood disruption, unacceptable noise, unruly behavior, or actions disregarding reasonable quiet hours is a rule violation. There is to be no pool noise after 9 PM and no outside noise, or firepit noise after 11 PM. A violation may cause a demand to depart without refund or recourse. The Refundable Security Deposit will be charged in full for a violation of this rule.

(18 ) Sublet RULE. You may not sublet this property or transfer this agreement. THE PERSON ON THE BOOKING MUST BE PRESENT each night at the house; we do not accept any 3rd party bookings. A violation may cause a demand to depart without refund or recourse. The Refundable Security Deposit will be charged in full for a violation of this rule.

(19 ) Maintenance, housekeeping, and mechanical failure RULE. You agree to notify us immediately of any maintenance, mechanical, or housekeeping issues. Breakdowns, other maintenance and housekeeping issues will be attended to as swiftly as reasonably possible. No refunds will be given unless the failure causes the property to be unusable or uninhabitable. No compensation will be given. We reserve the right to remedy the situation, or to provide a reasonable temporary generally acceptable solution.

( 20 ) Removal RULE. You agree to comply with the departure time. If the property is not vacated by checkout time, you consent to removal of all occupants and all belongings from the property and disposing of all belongings at your expense and risk of loss. A fee of $75 per hour may be charged for failure to depart on time. This fee is charged to your Security Deposit Hold. Any amount charged in excess of the Hold will be invoiced to you, and is due and payable within 10 days.

( 21 ) Glitter and Tape RULE: No glitter is allowed in house. No tape is allowed on walls. There is clean-up fee of $200.00 for glitter left behind. This fee is charged to your Security Deposit Hold.

( 22 ) Water RULE. No game or toy or mini pool that requires water usage is allowed. No car or boat washing is allowed. The Refundable Security Deposit will be charged in full for a violation of this rule.

( 23 ) License Clause. You are not a tenant. You have acquired no leasehold in this property. You agree that you are a licensee only pursuant to SC State Code 45-2-20 et.seq. Any use of the term “rent” is for convenience only. You are subject to innkeeper laws of the State of South Carolina.

( 24 ) Liability and Claims RULE. It is understood and agreed that we shall not be held liable for any injuries, accidents, or other harm. You agree to hold harmless and indemnify owners, shareholders, trust holders, and 182 6th Ave, LLC from any loss or damage, including attorney fees, incurred as a result of any and all claims, demands, causes of action, suits, fines, judgments, or penalties arising out of your use or occupancy of the property, the pool, the interior or the exterior, the grounds, and any equipment or toys provided.

( 25 ) Governing Law-Severability RULE. This agreement shall be interpreted and enforced according to the laws of the State of South Carolina. All legal actions shall take place in the County of Charleston, State of South Carolina. The invalidity or unenforceability of any one or more provisions of this Agreement shall in no way affect any other provisions. You are liable for all costs, court costs, and reasonable attorney fees incurred in the enforcement our rights under this agreement.

( 26 ) Guest cancelation RULE. If Airbnb- This property has a "SUPER STRICT" Airbnb cancel policy as per AirBnb terms. Refer to the AirBnb site for further clarification and detail on the details of the cancel policy.

( 27 ) Property cancelation RULE. Property reserves the right to cancel this reservation for unforeseen circumstance, act of God or a situation that makes the property unusable. You will then then receive a 100% refund of money paid to us. There will be no other money given for damages, consequential losses, or expenses.

TRAVEL COVERAGE AND VACATION PROTECTION. Travel Coverage and Protection is highly recommended. If the property is uninhabitable or cannot be provided to guest, then a full refund will be issued. Owner reserves the right to issue traveler a future credit in the case of a government order or restriction that makes the property unusable or inaccessible. Otherwise, there are no refunds for unforeseen or unfortunate events, including but not limited to unexpected events such as death, illness, injury, and catastrophic events such as pandemics, covid, evacuations, government orders, earthquakes, hurricanes, fires, flood, travel restrictions and bans, border closures, grounded flights, civil unrest, protests, war or terrorism. Consider purchasing additional appropriate Travel Coverage. We do not refund for covid nor exposure to covid. We suggest you consider an upgraded “Cancel for any Reason” policy. Every policy differs. Please read your policy carefully to ensure it meets your personal needs and requirements.

UNAUTHORIZED REFUNDS : This property does not honor, recognize, or abide by any refund that overrides our Rules, Clauses, Cancelation Policy, Refund Policy, Vacation Protection Policy, or anything stated in this agreement. Only we can authorize and initiate a refund. If a listing service, or any other source, refunds money, including for extenuating circumstances, you remain responsible to pay in full. Any due funds will be taken and kept from the security deposit. Immediately submit full payment directly to us, within 20 days of the refund for any other amounts due. You are liable for all court costs, credit card fees, collection fees, arbitration costs, and attorney fees, if it is necessary to enforce payment or collection through the courts. A 12% compounded interest fee is automatically applied to all money due. Fraudulent or False challenges and all credit card chargebacks initiated that are in violation of this agreement will be subjected to a penalty of treble damages.
