Community Respect
We are pleased to be hosting you for your Charleston getaway and hope you have a fantastic time during your stay but want to make sure you do so responsibly. We ask your group to be respectful to our house rules and your neighbors.
Also, please:
No exterior decorations or signage on porches or entryways.
No installation of balloons or signs that require tape on walls. It will damage the sheetrock.
No wet towels hanging on furniture.
Please store bikes on bike racks.
Wifi is meant for personal, recreational use. Our systems are not equipped for heavy data usage that may be necessary for extended video calls or remote work that requires large amounts of data usage.
Complaint Policies
If we receive any complaints from other guests regarding disruptive behavior by, you or anyone in your party we will give one warning. If we receive a second complaint, you will be asked to leave and the remainder of your reservation vacated without refund. Additionally, if the police are called on you or your party for any reason you will immediately be asked to leave, and the remainder of your reservation vacated without refund.
-Advise: Charleston noise ordinance is from 10pm-8am. If violated, the city will issue a $1047 fine that will be your responsibility.-

We welcome you to enjoy our pool area respectfully and responsibly. This being said, we do not maintain a lifeguard on site and relinquish all responsibility to each individual to take the proper caution to avoid any harm or injury while in the pool area. Only guests registered with your reservation are allowed in the pool premises. Children 16 and under must be accompanied by an adult. Please refrain from diving into the shallow pool, eating or drinking, bringing pets or glassware into the pool area. We ask that you clean up after your use of the pool area, any excessive mess or damage left by your party will be subject to additional compensation charges to your reservation.
Pets
In order to respect your neighbors, if your dog is likely to bark while you are away, please take them with you. For any barking dog complaints, you will be contacted to come take care of your fur baby.

Cancellation Policy
Cancellations and refunds are dependent on the timeframe in which guests request to cancel. Guests who wish to cancel within 48 hours of their initial booking will receive a Full Refund. Cancellations initiated up to 30 days prior to check-in will receive a 50% Refund except fees. Finally, any cancellations completed within 30 days of check-in will receive No Refund for their stay.
Certain extenuating circumstances may apply to accepting cancellations outside of these terms. In these cases it is up to the discretion of the owner of the property or the following severe weather policy below. For all inquiries regarding extenuating circumstances please contact the Town & Island Co. property management team via your preferred booking app or email.
Sever Weather Policy
Our severe weather and Extenuating Circumstances: Hurricane Policy is as follows:
If a Mandatory Evacuation Order is issued by the Governor of SC specifically for the county in which your property is located for the dates of your stay, the extenuating circumstances policy will be in effect. In this case we Will refund any deposits or payments paid by the guest and we shall have no additional liability concerning the reservation.
However, if a Mandatory Evacuation Order is Not issued by the Governor of SC, then the standard cancellation policy will still apply and no refund will be issued. This is the case even if the guest chooses to cancel or travel is disrupted due to the storm.
Additionally, if there is adverse weather phenomenon outside of Charleston or SC (ie. other regions of the US or abroad) during the dates of the guests' stay which hinders the guests from traveling to the property, the standard cancellation policy will still apply. Therefore, a refund will Not be issued.
Hurricane season is during the months of June-November. During this time we recommend guests research and purchase travel insurance.
Historic Property Indemnity
Due to the local ordinances regarding the preservation of historic properties and the historic nature of this property, there may be elements not conforming to current building code.
Should you rent or occupy the building – as a tenant, a guest or a licensee – you are on notice that building attributes such as step size, floors, doorways, windows, ingress/egress and others may not appear as expected, and will Require Cautious Use.
It is your responsibility to examine the premises to familiarize yourself with the property, and notify all other tenants, guests or licensees of these elements of the property. By entering and occupying this property, you waive all claims resulting from the non-conforming historic layout and design of the building.
