By making a reservation through Airbnb, Guest agrees to complete and electronically sign a Renter Agreement after booking confirmation. Signing this agreement is mandatory and confirms acceptance of all house rules, terms, and liabilities.

Rental Overview

Term: Applies to the confirmed travel dates and stay duration in the Airbnb reservation.

Occupancy: Limited to the number shown in the listing. No unregistered guests, subletting, or events without written approval.

Responsibility: The booking Guest (“Renter”) accepts full responsibility for all persons in the party and anyone permitted on the property.

General Rules

The property is privately owned and operated by the Host on behalf of the owner.

Guest must keep the property clean, safe, and compliant with all local laws.

Violations, including misrepresentation of guest count or rule-breaking, may result in immediate eviction without refund.

Host may enter the property with reasonable notice for inspection, maintenance, or emergency repairs.

Payments & Cancellations

A payment schedule will be stated at booking.

Cancellations made within 30 days of arrival are non-refundable.

A $500 security deposit hold may be placed before arrival. Deductions may apply for damage, missing items, or excessive cleaning.

Pets & Service Animals (Detailed Policy)

This property is maintained as a hyper-allergic environment, designed specifically for guests with severe animal sensitivities. Therefore:

No pets or emotional support animals (ESA) of any kind are permitted.

Bringing an unauthorized animal, even briefly, will result in immediate eviction and a mandatory $1,200 deep-cleaning and remediation fee, charged to the Guest’s payment method on file.

Service Animal Requirements

Guests who require a legitimate ADA-recognized service animal must:

Disclose the animal in writing immediately upon booking. No exceptions.

Provide full details including:

Animal’s type, breed, and size (height and weight),

A statement confirming that the animal is required due to a disability,

A description of the specific task or work the service animal is trained to perform.

Agree to sign an addendum outlining the Guest’s full liability for any damages, cleaning costs, allergies triggered in future guests, and additional sanitation required following the stay.

Keep the service animal harnessed, leashed, or tethered at all times, and under control by voice or signal when not possible.

Never leave the animal unattended indoors or outdoors, even briefly.

The Host reserves the right to verify compliance and documentation before granting final approval. Guests unable or unwilling to comply must cancel immediately to avoid contractual penalties.

Falsely representing a pet as a service animal is a criminal offense under California law. Any fraudulent representation will be:

Reported to local authorities,

Subject to the $1,200 deep-cleaning charge, and

Grounds for immediate eviction without refund.

Smoking & Fire

Smoking, vaping, candles, incense, torches, or fireworks are strictly prohibited indoors and outdoors.

No open flames, bonfires, or lanterns allowed anywhere on the property.

Children & Safety

Guest must disclose the number and ages of all children.

The Guest assumes full responsibility for child safety around steps, decks, or natural terrain.

Utilities, Pools & Equipment

Guests must use utilities reasonably.

Any contamination or misuse of pools, hot tubs, or wellness equipment incurs service fees and potential deposit deductions.

Pets and animals are strictly prohibited in pools or hot tubs.

Noise & Neighborhood

Quiet hours: 9:00 PM to 9:00 AM.

The home is located in a residential neighborhood — no parties, gatherings, or loud music allowed.

Liability & Force Majeure

Guest assumes full responsibility for all members of the party.

Host and property owner are not liable for injury, illness, or loss due to accidents, outdoor activities, or acts of nature.

If the property becomes unavailable due to unforeseen circumstances, Host’s sole liability is a refund of paid amounts.

Acknowledgment

By confirming a reservation, Guest certifies that they:

Are at least 25 years of age,

Have read and agree to the Renter Agreement and all rules,

Accept full financial and legal responsibility for their group and activities during the stay.
