House Rules

Rental agreement must be signed by guest in order to gain access to home. Security deposit will be held 2 days prior to arrival and released 5 days after departure if no damages. Door access code is sent to you an hour before check in only if rental agreement is signed and security deposit has been held. In order to process the security deposit and to verify identity for any security deposit hold, Airbnb allows us to ask for a valid ID because of our API integrated property management software.

Check-in / Check-Out : Check in is 4pm. Check-out is 10am. During the non-Summer season, we will do our best to accommodate an earlier check in, but we make no promises. The check-in time of 4pm is to allow our cleaning crew ample time to have the home ready for your arrival!

Minimum age to rent: 25 years old

Smoking Policy : There is absolutely no smoking of any kind (cigarettes, cigars, vape, pot, drugs, etc.) inside or outside on the decks. If smoke is detected inside the home, then a $500 fee for smoke remediation will be enforced.

Pet Policy: Up to 2 dogs allowed with an additional flat fee of $200 per stay.; Pet fees will not be charged automatically during booking, as we require prior approval for each pet based on size and breed. Once the approval process is complete, we will submit a request through the Airbnb resolution center

Party policy: No parties on this property.

Visitors: Any visitors must leave the premises by 10pm, the beginning of quiet hours.

Extra Guests: Maximum occupancy is 10 guests. Additional guests will be charged at $75 per night per guest.

Pool Policy: Pool is shared with our neighborhood. Please follow safety rules listed at the pool. Children under 18 require adult supervision at all times. There is no lifeguard on duty.

BBQ / Deck/ Patio Rules Parking: A charcoal grill is provided for your convenience. Please exercise caution while using. Bring your own charcoal, lighter fluid, and matches/flame source. Only use on ground level outside away from the under the home. Please no loud music outdoors.

Garbage: Please dispose of full trash bags into large outdoor garbage bins during your stay. Garbage is collected Monday and Thursday mornings. No need to wheel bins out.

Lagoon: We do NOT advise swimming in the Lagoon due to wildlife and water quality.

Laundry: Washing machine and dryer provided for your convenience. Please remember to check and clear out the lint trap prior to using the dryer.

Quiet Times: 10pm-8am every day.

Damages: refer to rental agreement. “Guest will be financially responsible for damage to the property. Guest authorizes The Agent to charge Guest’s credit card in the event of the following: damage or theft; flea infestation caused by a pet; unauthorized pets; extensive cleaning required at check-out; evidence of smoking (all properties are non-smoking); exceeding occupancy or parking limits, and any other mentioned charges/policies in this Rental Agreement”

Off Limit Areas: Indoor Owners closet on ground level.

*Pet Addendum: To bring your pet(s), guest(s) must agree to the following terms:

Dog is under 50 pounds and is at least 1 year old. Guests agree to keep their dog under control at all times. Guests agree to promptly report any damage caused by dog(s). Dog(s) must be crated if left alone in the home. Guests agree to pay any costs for damage done by dog(s) if not entirely covered by security deposit. If damages are not reported but are found by owners/agent, it will be documented and necessary replacement or repair costs will be deducted from the security deposit. Guests agree that their dog is housebroken. All dogs must be up to date on rabies vaccinations and all other vaccinations. Heartworm preventative is highly recommended. Guests agree to adhere to local ordinances, leash laws and licensing requirements. Guests agree to clean up after their dog(s) & dispose of their waste promptly. Guests agree to keep dog(s) from being noisy or aggressive, and from causing any annoyance or discomfort to others. Guests will remedy any complaints immediately. No personal dog beds or other such items should be put in the washer or dryer!

Please Note: I do not permit any third-party providers to offer services at this property. This includes, but is not limited to, chefs, personal trainers, massage therapists, spa treatments, photographers, hair stylists, makeup artists, nail technicians, or catering services. Thank you for your understanding and cooperation.
