Please READ below and RESPOND, “I’ll agree to the house rules” Please follow these rules to avoid penalties as extra charges 1.       Please DO NOT party, have VISITORS, or host events or you will be asked to leave. In addition, NO pets are allowed, if evidence is found in the apartment, including evidence of fleas, any damages or so this will be charged a penalty fee of $500.00 Dollars. 2.       Is there a noise complaint for your unit you will be charged a $500.00 Dollars fine. Quiet hours are from 10PM to 8AM 3.       Please do not check-out past 11:00AM or you will be charged a penalty fee of $250.00 unless arranged before with Host. 4.       Please clean up after yourself. Large messes will cost you an extra cleaning fee. 5.       If your unit has A/C please do not leave it ON if you are not in the apartment. If we find your unit ON once you check-out, we will charge $150.00 Dollars. 6.       Please do not smoke inside my home or you will be charged $350.00 dollars. 7.       Please do not hesitate to reach our, if you have any questions, thank you. 8. You will need to wear a bracelet if provided by lobby   Short Term Rentals: Adamant Tijuana   Prior Written Authorization:  Require copy of signed Authorization by Administrator at Adamant for all short-term renters. No exceptions. Authorization must list names of all persons allowed. No substitutions. Allowed Number of Short Term Renters: ·        Studio-3 people ·        Flat-3 people ·        Loft-4 people ·        Status-5 people ·        Luxury -6 people ·        Mansion -7 people ·        Additional persons cannot come in. They have to leave. No exceptions. Identification:  Photocopy ID on all short-term renters. If person refuses or does not have ID, they are not allowed to come into Adamant and will be asked to leave immediately. The only exceptions are children.

Signature of Person Responsible: Have the person responsible sign the “Short Term Renters” form, give copy to person and put original in the file for the condo unit. Parking: Allow short-term renters to park their vehicle (only one vehicle allowed per parking space of the unit they are renting). Inside Adamant you are only allowed to park in the corresponding parking spaces of the unit you have rented, if you parked in another parking space you will be fined. Unauthorized Short Term Renters:  Fine each person and require them to leave immediately. Dining Room: Short-term renters are not allowed to use the Dining Room. Sky Lounge: The entry of coolers of any kind is allowed. Only music players with headphones can be used. Smoking is not allowed inside the Sky Lounge. The Hall may not be used in a state of intoxication due to any substance. Guests: Short-term renters are never allowed to have guests unless Administrator gave prior written permission. Each unauthorized guest will be fined and required to leave immediately. No exceptions. Unacceptable Behavior: You will receive a fine for each infraction. If the infraction is serious, the person will be asked to leave immediately and/or police called. Fine Schedule: Fines are for each condominium unit. Any new fine is added to the previous number of fines for that unit. If the unit has incurred fines before, the new fine is as follows and will be put on the owner’s condominium HOA dues.         First infraction:                                                              Verbal/written warning Second and third infraction:                                       $1500.00 MXN each infraction Fourth infraction and thereafter:                              $1500.00 MXN each infraction Delinquent Condo units: Any long-term renter, short-term renter or guest cannot be in any common area (Sky Lounge, Gym, Dining Room, Sky Pool). Short-term renters must wear a wristband. If any person from delinquent unit are in common areas, five them a fine and ask them to leave the common rea. If they refuse, police are called.

🔹 Missing Pool & Building Rules to Add (English)

Pool Rules (from building not currently included): • Pool hours are from 8:00 AM to 9:00 PM only. • Proper swimwear is required at all times (no exceptions). • Children under 3 years old must wear special swim diapers. • No food or drinks allowed in the pool area. • Showering before entering the pool is mandatory. • The pool may not be used under the influence of alcohol or any substance. • Glass containers are strictly prohibited in the pool area. • Children under 14 must be supervised by an adult at all times. • Ball games or rough play are not allowed. • No speakers or loud music — only personal devices with headphones are allowed. • Pets are strictly prohibited in the pool area. • Moving pool furniture (chairs, loungers, etc.) is not allowed. • Any damage to pool furniture or equipment will be charged to the responsible guest. • The building does not have a lifeguard, use the pool at your own risk.

🔹 Additional HOA / Building Rules • Guests must follow all building regulations and maintain respectful behavior at all times. • The administration/security has the right to deny access or remove anyone not complying with the rules. • Residents or guests with outstanding HOA dues are not allowed to use amenities. • Only authorized registered guests are allowed — no substitutions or extra people. • All guests must provide valid ID upon arrival (except minors). • Only 1 vehicle per unit is allowed; parking in unauthorized spaces may result in fines. • Unauthorized guests will be fined and required to leave immediately. • Short-term renters are not allowed to use the Dining Room. • In the Sky Lounge: • Coolers are allowed • No smoking • No intoxicated behavior • No loud music (headphones only) • All short-term renters must wear a wristband if provided by lobby/security. • Fines escalate per infraction and may be charged to the unit/guest. • Serious violations may result in immediate removal and/or police involvement.
