HELLO FRIENDS, A MUST READ: HOUSE AND CONDOMINIUM RULES AND REGULATIONS:

To avoid fines by the Condominium Association and maintain a relaxing, pleasant environment for our friendly neighbors, and guests we must comply with the Condominiums rules. Thank you for understanding!

IMPORTANT - I PAY FOR GAS AND INTERNET. YOU ARE RESPONSIBLE FOR ELECTRICITY. UPON YOUR ARRIVAL MY STAFF WILL TAKE A PHOTO OF THE ELECTRICAL METER. YOU CAN SEND PAYMENT THROUGH AIRBNB OR IF WANTED WE CAN DISCUSS OTHER OPTIONS.

1. You can NOT smoke in any of the communal areas of the Condominium. Feel free to smoke ONLY on the unit’s roof terrace. I provide ashtrays. Please use caution and consideration. Most rentals do not allow this anywhere! I do not want any fires, do not throw cigarettes over balconies, for your safety exterior cameras run 24/7. No using the plants as an ashtray. If this amenity has lack of care and responsibility, you will be financially responsible for any damage.

2. I have a filtration system in place for water. You can use the water directly from the Refrigerator. The hose connects to the typical 5-gallon jug. I provide water for your stay and will show you how to change the water to conveniently get it from the refrigerator. After booking, I will provide video.

3. NO PETS ALLOWED

4. I have great neighbors that reside in the complex. I genuinely want you to enjoy your vacation, but I ask while in the complex to keep any noise, partying, music on an exceptionally low level. My neighbors will respect you during your stay and I expect you will do the same.

5. The condominium rules allow six guests maximum. If you have people visiting, that is wonderful, please send me quick message. Note only six guests allowed to sleep.

6. Check in at 2pm, if the unit is available, I am flexible.

7. Check out is 11am. I am flexible if possible.

8. Common pool closes at 9:00pm. There are cameras around the communal areas and pool. If you are in the common pool later than 9:00 pm, I will receive a fine from the condominium board, that you will be financially responsible for. THE GOOD NEWS is you have your own private plunge pool to enjoy yourself 24/7!

9. For safety issues, I provide plastic for use in communal areas. To the common pool. Glass is not allowed and is a condominium rule policy. Safety for all.

10. You will want to keep food completely covered (I provide Tupperware) or keep it in the refrigerator. Always wipe crumbs off countertops and tables. Remember we are in the tropics and bugs come fast! You do not want to live with them!

11. After the beach or an excursion please shake out all sand before entering the complex and especially the condominium. There is a wash area located next to the stairwell of B7, in the communal area. Please wash sandy buckets, shoes, feet, etc. Sand has sand fleas, and they give nasty bites. You also do not want to be living with them :).

12. The laundry machine MUST be sand free, or it will not work the next day. When doing a wash please only use lavado express (located as first option on the washing machine). Water is sprace in our region and lavado express does the same job! Thank you for your consideration.

13. The plumbing system is sensitive and most likely different than to what you are custom too. When washing dishes, avoid any food or debris from going down the drain. If not, it will get clogged, and you will have a plumbing backup that will not be pleasant! I provide a small trash can for your convenience right next to the sink for this purpose. Same goes for the toilets, do NOT flush anything but “enough” toilet paper. Please put any baby wipes, feminine hygiene products, facial wipes, etc. in the bathroom trash. The sewer backup is worse than the kitchen!

14. I HIGHLY recommend emptying your bathroom and kitchen GARBEAGE DAILY. Unfortunately, there is no recycling yet (we are working on it with the city). There is an assigned area for the garbage marked “BASURA” it is located outside of the gate. It is in a white aluminum dome. When walking out of the complex it is closest to the street and on the left-hand side. There is a photo of the garbage area in my photos.

15. PLEASE be careful when wet. Tiles are the common use of flooring in Mexico. When wet they are very slippery. Proceed with caution when exiting pools, in showers or when it rains.

16. CHILDREN SHOULD ALWAYS BE SUPERVISED BY AN ADULT.

17. For others’ safety, keeping the building attractive, and to not losing any of your personal articles, do not hang ANYTHING on balconies, railings, or anything visible to others. We have a three-line retractable clothesline located on the roof and hooks in all bathrooms for your towels. If I am notified by the condominium board, I will let you know. It is typically a one warning and then a fine if it happens again. You will be responsible for the fine.

18. In Mexico natural resources are NOT abundant, so we ask you to take into consideration the use of electricity, water, and reusing towels. We and the environment appreciate it.

19. We remind you that this condominium is clean and elegantly decorated. We have valuable pieces of art by local artists. We restored the original furniture and wood original to the building. Please respect the home as if it were yours.

•ANY OF THE RULES ABOVE THAT ARE BROKEN AND A FINE HAS BEEN GIVEN TO THE OWNER, YOU WILL BE RESPONSIBLE FOR PAYMENT. ALL DOCUMENTATION OF THE FINE WILL BE PROVIDED. PLEASE FOLLOW ALL THE RULES AND HAVE A SEAMLESS STAY.
