📄 Rental Agreement Required (Please Read Carefully)
• After booking, guests are required to review and electronically sign a Vacation Rental Agreement to complete the reservation. Payment and occupancy constitute full acceptance of all terms. Failure to sign or comply may result in cancellation, denial of check-in, eviction, and/or forfeiture of all payments without refund.
👤 Primary Guest & Age Requirement
• The person making the reservation must be the Primary Guest, use their own payment method, and occupy the property for the entire stay. Minimum age is 25+. Reservations made under false pretenses are subject to cancellation or eviction without refund.
🏡 Occupancy, Conduct & HOA Rules
• Maximum occupancy strictly enforced
• No parties, events, or non-family group bookings
• No subletting or commercial use
• Quiet hours and all HOA rules must be followed
• Management and HOA may enter the property for inspections, maintenance, emergencies, or disturbances
Violations may result in immediate eviction without refund.
🚭🐾 No Smoking / No Pets
• No smoking or vaping indoors ($500 cleaning fee + eviction)
• No pets allowed ($500 fine and/or eviction)
⏰ Check-In / Check-Out
• Check-in: 4:00 PM
• Check-out: 10:00 AM
Early check-in or late check-out may be available for a fee. Late departures may result in charges up to one night’s rent.
🚗 Parking
• Parking rules, limits, fees, and availability are set by the HOA and may change. Parking passes must be displayed. Vehicles may be towed or booted at guest’s expense.
🛏️ Supplies
• The property is fully furnished and includes a starter supply set only. Guests are responsible for bringing additional toiletries, beach towels, food, and consumables.
🔧 Property Condition & Maintenance
• The property is provided as-is. Guests must promptly report issues and allow reasonable time for repairs. Guests are responsible for damages, excessive cleaning, fines, or losses caused during their stay.
💰 Refunds & Evacuations
• No refunds for weather, construction, maintenance issues, early departures, or voluntary evacuations. Mandatory evacuations qualify for prorated refunds of unused nights. Travel insurance is recommended.
⚠️ Safety, Pools & Liability
• Guests assume responsibility for personal safety, belongings, and use of pools, patios, and common areas. Management and owners are not liable for injuries, losses, or stolen items.
🌪️ Hurricanes, Construction & Availability
• Construction may occur without notice. Hurricanes or named storms may delay communication and refunds. If a property becomes unavailable, the owner’s sole liability is a full refund.
⚖️ Legal & Governing Law
• This agreement is governed by Alabama law, with venue in Baldwin County, AL. Guests agree to indemnify and hold harmless the owner and management. The owner reserves the right to terminate the agreement for violations.
