| Guest Expectations |
| Rental Agreement | Guests are required to sign a separate guest agreement within 72 hours of the confirmation of the reservation via Airbnb.
| Identity Verification | To protect against identity theft and fraud and for the safety of other guests and neighbors in the community, guests are required to digitally provide a valid government-issued ID and selfie prior to check-in. This specifically including a photo of the government identification near the face of the guest to verify possession. That identification and individual submitting it must match the name of the person making the reservation. There are no third party bookings allowed, unless using the Airbnb business travel option.
| Background Check | Please be advised guests will be asked to provide a birthday and current address required for a basic public records search for the primary guest on the reservation. This is to ensure your safety as well as the safety and well-being of our neighbors and our homes. All information is confidential and will not be shared with anyone for any purposes outside of your reservation. Once all information is verified, we will be able to confirm your reservation. However, we reserve the right to cancel a reservation if you fail to comply or there is a failed background check
| Same Day Bookings 2-Hour Processing Time | We work hard to make our homes available for same day booking for those guests in need. With that said, we require a 2-hour processing time from the point that your pre-arrival form is completed and approved, to provide access details. We ask that guests who are booking same day refrain from arriving before completing the pre-arrival form and confirmation that their reservation has been approved for check-in.
| Locals | Due to restrictions placed on us by our landlord and as a condition pertaining to our ability to host, we are unable to accept reservations from guests local to the area (within 60 miles of the listing). By booking, you hereby accept and agree to this condition and that you'll be required to show proof of residency. Any reservation which does not comply with this restriction will be subject to cancellation. Please contact us if you're booking within your city.
| Guest Decorum | We do not entertain combative guests who attempt to take advantage of us or disrespect service industry employees. If you have a tendency to ask for discounts at hotels or restaurants, this may not be the property for you.
| Unauthorized Guests | Any guest that is not on the reservation, whether overnight or temporary visitors, are strictly prohibited and are considered an Unauthorized Guest. No guests other than those on the reservation are allowed on the property, including in the unit and common areas. Having Unauthorized Guests is a breach of the contract, even if the total number of guests is below the maximum occupancy. All guests are the sole responsibility of the renter. Events, parties, and gatherings of any kind are strictly prohibited and will result in a $1,000 fine and immediate eviction without refund. Quiet hours are enforced from 10PM-8AM.
| Noise | This property is located in a quiet, residential community. Please respect our neighbors. Anyone found to be violating noise ordinances will be subject to an initial $1,000 fine and a possible eviction in egregious circumstances. Guests will not be given any refund for issues related to noise ordinance violations. Possible violations include, but are not limited to, using unauthorized amplification devices, a general lack of decorum, screaming and yelling, excessive vehicular noise, and over occupying the rental property with unauthorized guests. This property may also use Noise Aware technology to ensure the comfort and security of our guests. In the event that noise complaints are issued, the property will be subject to inspection upon reasonable notice to guest, which includes knocking on the door or ringing the doorbell before entry. The guest understands that this may occur anytime during the guest's stay if there is noise or reasonable suspicion of a party or any other violation of the house rules, neighborhood rules, or city ordinance.
| Smoking | This residence is a 100% smoke-free building; including both private and communal areas, the unit itself, balconies, and any other habitable areas within the building and the communal property regardless of whether inside or out. You must be totally off of the premises and on public property to smoke. If you're a regular smoker and feel you'll have a hard time following this rule we strongly suggest considering another property. Guests are subject to a $1,500 fine plus the cost to clean, deodorize, and repair damages if there is any evidence of smoking inside the unit. Some properties are equipped with tobacco and marijuana smoke sensing devices.
| Additional Security Deposit | If you have negative feedback from a previous host, we reserve the right to request an additional refundable security deposit before check-in.
| Check-in/out | Check-in is at 4 pm. Checkout is at 11 am. Early check-in or late checkout may be available upon request and a fee. Guests who stay beyond their designated checkout time or delay our housekeeping staff are liable for any associated costs and expenses. Upkeep and maintenance appointments are also on a set schedule, and are needed to keep the property in great condition. These services cannot be rescheduled. Guests who do not abide by the Check-in or Check-out times or delay our housekeeping staff are liable for any associated costs.
| Security | Any Abode property may implement video surveillance in public areas to ensure the safety and security of all guests. This property may also use Noise Aware technology to ensure the comfort and security of our guests.
| Use | The apartment and all amenity areas shall not be used for any unlawful or illegal purpose. No nails, screws, or other items may be driven into any portion of the apartment. Guests shall use the apartment for residential purposes only. Guests shall not conduct any commercial, industrial, or retail activity in the apartment.
| Damage | We understand accidents happen, we require all guests to inform us if anything is damaged or broken during their stay. This includes damage to rooms, fixtures, furnishings, and equipment (such as towels, artwork, electronics, and kitchen equipment). Fees may apply, but more importantly we want to solve the problem for our future guests. Additionally, furniture is not to be moved or rearranged throughout the home. Fees will be incurred if large furniture needs to be placed back to its original location.
| Return of Fobs, Keys & Parking Credentials | All designated fobs, keys, and parking passes must be left in the apartment upon checkout. Failure to leave all access items behind will result in an immediate replacement fee of up to $250 per item. Please alert us immediately if any items are missing at the beginning of your stay. Unreported missing items will be deducted from the security deposit.
| Long Stay Cleaning Fees | Abode reserves the right to charge an additional cleaning fee when a stay exceeds 30 days. For each 30 day increment, an additional fee will be added to the stay.
| Open flames |No open flames on the premises. This includes all candles, sparklers, incense, cigarettes, cigars, hookah, etc.
| Filming & Photo Shoots | If you or your company are interested in utilizing the space for film, television, music video or photo/film shoots of any kind, please contact us via the message portion of the site to discuss details, approvals, pricing, etc. Filming on the premises without written consent ahead of your check-in date is strictly prohibited.
| No illegal activity or substances | The use or involvement of illegal substances or practices is strictly prohibited and will result in eviction from the property, and may also result in law enforcement participation. Commercial photography/videography without written consent, Illegal activity, prostitution, and possession of illegal firearms is strictly prohibited. In short, keep it legal.
| Pets | Pets are not allowed. Violation of our pet policy may result in a fine. We encourage guests with service animals to contact us before their stay.
| Lost and Found | Abode assumes no liability for lost, misplaced, stolen, or damaged belongings, including any belongings that are left in the apartment after your departure time has passed.
| Infestation | If Abode determines that you have brought any infestation into the apartment or onto the premises, Abode reserves the right to charge you for any and all costs and expenses that Abode deems necessary to address the infestation.
| Parking at Own Risk | All vehicles parked on any Abode premises must be registered with Abode prior to arrival. Vehicles are parked at the risk of the owner. Abode shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the property or surrounding area.
| Package Handling | Unlike traditional hotels, Abode does not have a staffed front desk, so we cannot accept any package deliveries. Instead, as part of your check-in instructions and building amenity information, we provide a list of nearby UPS, USPS, FedEx, and Amazon Hub locations that can receive packages.
| Security Deposit | Non-compliance with the House Rules could result in a penalty and/or forfeiture of the security deposit and/or eviction without a refund.
| Binding Agreement|
Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses. Upon any infraction of rules, Abode may, at its sole option, terminate all agreements with you, including termination of occupancy immediately. In this event, you will forfeit all monies, including security deposits.
|Liability and Obligation to Follow the Rules|
By agreeing below, you understand that Abode is only responsible for reservations, house cleaning, and check out. By agreeing to the Terms & Conditions below, you waive, discharge and agree to hold harmless Abode and the real property owner from all damages or injuries arising from or related to your stay at the managed property, including but not limited to, any accidents or injury to yourself, your guests and associates, and loss of money, jewelry or valuables of any kind. You are responsible for keeping your valuables safe at all times.
|Holder Over|
If you hold over or remain on the vacation rental property beyond the time and date of checkout, you agree and consent to be removed from the premises and locked out of the rental property by Abode, its representatives, and/or law enforcement. You further consent to permit Abode to remove your personal belongings to a location of the Manager's choice, where you may retrieve them.
|Vacation Rental (Not a Lease)|
This is a vacation rental agreement for temporary vacation stay at a managed vacation rental property. THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY. By agreeing to the Terms & Conditions, you stipulate and agree that you have not and will not receive a real property interest in or rights to the vacation rental property.
|Host Cancellation|
If the property which is the subject of this agreement becomes unavailable for any reason, a suitable substitute property shall be found, or all monies returned in full to the guest, with no further liability opposed upon Management or the property owner Abode will not be in breach of the terms of this agreement if the cancellation is beyond reasonable control including but not limited to a change in ownership of the property, a damage or malfunction of equipment, disturbances on nearby properties, construction in or adjacent to the property, labor disputes, governmental regulations or controls, fire or other casualties, holdover tenants from a previous rental, inability to obtain materials or services, technical failure or difficulties, problems or interruptions with the internet or television, computer viruses, acts of god, insurrections, terrorism, or any other cause.
|Property Unavailable Disclosure|
If, after this reservation is completed, and correspondence or discussions with the guest disclose a change in circumstances involving the reservation of this property, Abode has the right to refuse a reservation to the guest if the reservation is not conducive to the welfare of the property. Such circumstances include but are not limited to an event or party planned during the guest's occupancy of the property, violations of the occupancy limits, rules regarding pets, age limitations or the purpose of the rental. This is not intended to be an all-inclusive list of circumstances which may cause a cancellation of reservation.
|Miscellaneous|
Any and all legal matters arising out of this agreement shall be adjudicated in the city in which you are renting. Should any provision contained in any agreement between Abode or the Property Owner and you be held to be invalid, illegal or enforceable by a court or other judicial tribunal of competent jurisdiction, the remainder of the agreement will be in full force and effect. You agree that any such invalid, illegal or unenforceable provision will be replaced with a valid, legal and enforceable provision that most closely accomplishes the former provisions' economic effect. You agree that facsimile signatures, and/or the act of booking shall have the same authority as original signatures and this agreement may be signed or agreed to in any number of ways.
ALL GUESTS hereby acknowledge and agree to follow all house rules, neighborhood rules and city laws and ordinances.
