3 Little Birds Farmhouse – House Rules - 2026

• NOTE - The house is prepared on the day of your arrive so we are not able to accommodate requests for early check-ins or late checkouts.
This is a NON-SMOKING house. Smoking is not permitted in the house at any time.
PETS are not permitted in the house under any conditions.
DAMAGE / RESERVATION DEPOSIT - A reservation deposit of $500 is required. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied towards rent; however, it is fully refundable within (7) days of departure, provided the following provisions are met;
• All the items on the check-out instructions are completed.
• No damage is done to house and grounds or its contents, beyond normal wear and tear.
• Cigarette buts are not left outside on the ground or in the planters on the front porch.
• No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
• All debris, rubbish and discards are placed in appropriate dumpsters in garage / recycling shed, and soiled dishes are placed in the dishwasher and cleaned.
• All keys are left in the lock box.
• All charges accrued during the stay are paid prior to departure.
• No linens are lost or damaged.
• Two (2) Provincial Parking passes are left inside the unit upon departure.
• The renter is not evicted by the owner (or representative of the owner), or the local law enforcement. I understand that accidents happen, so I kindly request that you report any accidental breakages or damages before checking out.
CANCELLATIONS – Our cancellation policy is based on the terms you agreed to when you confirmed the booking. Cancellations or changes that result in a shortened stay, after your arrival, does not warrant any refund on rent.
MAXIMUM OCCUPANCY – The maximum number of guests is limited to fifteen (15) persons; (10 adults, 5 children *under age 10). No more than 15 persons are allowed to stay at the property for the term of the rental agreement.
MINIMUM STAY – In Spring, late Fall, and Winter a two (2) night minimum stay is required. If a rental is taken for less than two days, the guest will be charged the two-night rate.
This property requires a three (3) night minimum stay during high season (beginning the last weekend of June through the first week of September). If a rental is taken for less than three days, the guest will be charged the three-night rate.
INCLUSIVE FEES – Amenity fees are included in the rental rate.
NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Washer / Dryer and laundry supplies are on hand for you to use during your stay. We do supply a total of fifteen (15) beach towels. Beach towels are the only linens permitted to be taken from the house for the use of the renters for the duration of their stay.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
RATE CHANGES – Rates subject to change without notice.
WRITTEN EXCEPTIONS – Any exceptions to the above-mentioned policies must be approved in writing in advance of your arrival.
PARKING - Parking is limited to six (6) vehicles. Vehicles are to be parked in the driveway. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
OUTDOOR FIREPIT – Outdoor seating and tables around the firepit are not to be moved. Prior to starting an outdoor fire in the firepit, you must call the Automated Burn Notification Hotline and confirm your request for a vacation rental burn permit, and enter the 10 digital property code (located on the burn permit) which is kept in the House Book on the coffee table.
GENERAL
• Quiet hours are from 10:00 p.m. to 7:00 a.m., during which time registered guests and their visitors must not create noise that disturbs adjacent neighbors.
• Gatherings of over 15 are prohibited on the property, both inside and outside, at any time unless preapproved in writing by the owner.
• Do not use tape, adhesives, nails, tacks, or any other fastening materials to hang or attach items to the walls, doors, ceilings, windows, or woodwork inside or outside the farmhouse. These materials can damage plaster, paint, wallpaper, and finishes. Any damage requiring repair or additional cleaning may result in extra charges.
• Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.
• During the summer months, guests are required to water the plants in and around the front porch planters. Hose is located at the right side of the front porch.
• Guests are not permitted to walk on the front porch planters, use them as stairs, or use them as ashtrays.
• Facial tissues are not supplied at the house as they are not septic friendly and if flushed down the toilet will damage the septic system.
FIREPLACES – The farmhouse has three (3) electric fireplaces each with thermostat remotes.
WATER AND SEPTIC SYSTEMS – We have a well and septic systems. The house is equipped with a Whole Home water treatment system and a reverse osmosis water faucet located in the kitchen sink. The mineral content in the water is high. Depending on the time of the year and water levels, the well water may have an odor, but is safe to consume.
The septic system is very effective; however, it will clog if improper material is flushed. DO NOT FLUSH anything other than septic safe toilet paper that we supply at the house. No facial / baby wipes, feminine products, paper towels, etc. should be flushed at anytime. If it is found these products have been flushed and clog the septic system, you could be charged damages of five hundred dollars ($500) minimum.
STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Please note that country roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four-wheel drive and/or chains during the snow months. We do not refund due to road conditions.
TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. The house and property are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Please note that your full rental payment will act as your acknowledgment and understanding of the above policies.
