RESERVATIONS: All Reservations are subject to Management and Property Owner approval. A member of our team will be in touch soon to go over all the rules and send you check-in instructions.

ARRIVAL TIME: Check-in time is NO EARLIER than 4 pm.

DEPARTURE TIME: Check out time is NO LATER than 11:00 am. Your prompt departure is appreciated so we can prepare the unit for any incoming guests. If you have not arranged for a late check out, you may be charged $35 for each hour beyond 11:00 am if you still occupy the property, with a minimum charge of one hour. If the unit has not been vacated by 4 pm, a fee equal to the rental rate of 2 ½ days may be assessed.

STRICT NOISE ORDINANCE: No loud noises, music, parties or loud vehicles are allowed between the hours of 9:00pm and 9:00am. Please note if these are not followed you can be fined and asked to vacate the property without any type of refund.

​APPROVED GUESTS, USE AND OCCUPANCY: The Premises are for the sole use as a personal vacation residence by Approved Guests. Reserving Guest is responsible for any guests that use the property during the term of this agreement. Guests may not exceed Max Occupancy for Property at any time. If the Premise are used, in any way, by more than max allowed guests this shall constitute a material breach of this agreement. If the guest violates any of our rules regarding noise, parties, or overoccupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.

PETS: Pets are allowed in CERTAIN units if the applicable pet fees have been paid. Unauthorized occupancy of pets in non pet units will result in immediate eviction and loss of all rents and deposits. If discovery of unauthorized pets is made after your departure, a penalty of $300/day plus any additional cleaning charges will be assessed. If your desired unit allows you to bring a pet the following rules must be followed:

1. Please refer to the description for the pet fee 2) No pets on any furniture or bedding. 3) Please do your best to remove all pet hair to avoid additional cleaning time/charges. 4) All waste must be picked up and placed in the garbage cans tied securely in trash bags. (Please remember we don’t have garbage service and housekeepers must remove your trash with their vehicles!) 5) No pets in the bath tub. 6) Pets should not be left unattended in unit unless crated. 7) Guest assumes full responsibility for any damages. 8) Any extra cleaning that must be done because of pet(s) will be charged to renter at rate of $60 an hour.

NO SMOKING: Smoking is NOT permitted in any Vacation Rental by Kimberly Property (this prohibition extends to “vaping” as well). If smoking does occur on the Premises: 1) Guests are responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors and removal of debris; 2) Guests may be required to immediately leave the Premises, or be removed from the Premises; 3) Guests are in breach of this Agreement. If there is any tobacco smell in the unit after your departure, there will be a minimum $250 charge, and a further charge may be assessed in order to clean and/or mitigate any tobacco smell. Oil lamps and incense are not permitted due to the long-lasting odor. If these policies are violated, there will be a charge for excessive cleaning.

NO COMMERCIAL USE: Guests shall not, and shall ensure that Guest and licensees or Guest shall not: 1) disturb, annoy, endanger, or interfere with other Guests of the building in which Premises is located or its neighbors; 2) use the Premises for any commercial or unlawful purpose including, but not limited to, using, manufacturing, selling, storing, or transporting illicit drugs or other contraband; 3) violate any law or ordinance; or 4) commit waste or nuisance on or about the Premises.

MAINTENANCE AND REPORTING: Guest shall properly use, operate and safeguard the Premises including, if applicable, any landscaping, furniture, furnishings, appliances and all mechanical, electrical, gas and plumbing fixtures, and keep them clean and sanitary. Guest shall immediately notify Management of any problem, malfunction or damage. Guest shall pay for all damage to the Premises because of failure to report a problem, malfunction or damage in a timely manner.

RIGHT OF ENTRY: Guest(s) agree that Vacation Rentals by Kimberly reserves the right to enter the rental property any time to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or improvements as we may deem appropriate, or to show the property to prospective purchasers or guests (in which case prior notification will be given).

CHECK OUT CLEANING REQUIREMENTS: You'll find a starter supply of paper goods and soap provided for your convenience, but feel free to bring extra if needed. Basic cleaning supplies are stocked for your use during your stay. Housekeeping is not included unless arranged beforehand. To help maintain cleanliness, please assist our housekeeping team by doing the following: 1) Start a load of laundry and place remaining used towels in the bathtub or shower. 2) Begin a cycle of dishes in the dishwasher. 3) Assist us by taking all trash to the designated trash bins. 4) Ensure all appliances and surfaces are free of food, spills, and grease. 5) Minimize pet hair in the home, if applicable. 6) GLITTER AND CONFETTI ARE NOT ALLOWED AT ANY PROPERTY, INSIDE OR OUTSIDE. Any failure to adhere to the pre-departure cleaning standards, leading to excessive cleaning, will result in an additional fee.
