ARIZONA AIRBNB HOUSE RULES

By booking this property, the primary guest agrees to these rules and accepts responsibility for ensuring that everyone allowed onto the property follows them.

Airbnb Reservation Terms

Airbnb’s payment, cancellation, refund, reservation-change, and damage-resolution processes control this reservation. All payments, added guests or pets, optional services, refunds, reservation changes, and damage claims must be handled through Airbnb unless Airbnb expressly authorizes another method.

Booking Guest

The booking guest must be at least 25 years old and must remain at the property throughout the reservation. This requirement applies only to the booking guest and is applied consistently to all reservations.

Reservations may not be transferred, assigned, or sublet.

Check-In and Checkout

Check-in is after 4:00 PM Arizona Mountain Standard Time.

Checkout is by 10:00 AM Arizona Mountain Standard Time.

Arizona does not observe Daylight Saving Time.

Early check-in or late checkout requires advance written approval through Airbnb. Unauthorized late checkout may result in documented additional costs being requested through Airbnb.

Guests, Visitors, and Occupancy

Only guests included in the Airbnb reservation may occupy or visit the property unless Luxury Getaways approves a reservation change in advance.

The total number of people at the property, indoors or outdoors, may not exceed the maximum occupancy shown in the listing.

Tents, campers, recreational vehicles, and temporary sleeping accommodations may not be used on the property.

Children must be supervised by a responsible adult.

Parties, Events, and Property Use

Parties, receptions, special events, commercial gatherings, disruptive gatherings, unlawful activity, and nonresidential use are prohibited.

Commercial photography or filming requires advance written approval.

Guests may not create a nuisance or engage in conduct that disturbs neighbors, interferes with the community, or violates local or HOA rules.

Quiet Hours and Noise

Quiet hours are from 10:00 PM to 8:00 AM unless the individual listing states different hours.

Music, voices, vehicles, and outdoor activity must be kept at a level that does not unreasonably disturb neighbors.

Some properties use disclosed noise-decibel monitors. These devices measure sound levels and duration but do not record conversations.

No Smoking

Smoking, vaping, e-cigarettes, cigars, cannabis, and similar products are prohibited inside the home and in any other area identified as smoke-free.

Guests are responsible for documented smoke, odor, cleaning, and remediation costs resulting from a violation. Any reimbursement request will be submitted through Airbnb.

Pets

Pets are allowed only at properties specifically identified as pet-friendly.

At pet-friendly properties:

• Only dogs are permitted.
• The number of dogs may not exceed the limit shown in the listing.
• Dogs must be included in the Airbnb reservation.
• Dogs must be supervised and appropriately controlled.
• Dogs are not permitted on furniture or beds.
• Excessive or continuous barking is prohibited.
• Pet waste must be removed immediately.
• Guests are responsible for pet-related damage, excessive cleaning, and HOA fines.

Service animals are not pets and are handled in accordance with Airbnb’s Accessibility Policy and applicable law. No pet fee will be charged for a service animal.

Parking and Community Rules

Guests must follow the property-specific parking instructions and all disclosed HOA or community rules.

Do not park:

• In fire lanes
• On landscaping, lawns, or drainage areas
• In neighboring driveways
• In spaces assigned to other residents
• In any undesignated or prohibited area

Guests are responsible for fines and documented costs caused by their vehicles, visitors, pets, noise, or conduct.

Pools, Spas, and Outdoor Amenities

Children must be actively supervised by an adult around pools, spas, water features, and outdoor amenities.

Pool gates, barriers, and safety latches must remain closed and secured.

Glass containers are prohibited in pool and spa areas.

Diving is prohibited unless the pool is specifically marked and designed for diving.

Guests must follow all posted rules, operating instructions, HOA requirements, and amenity hours.

Amenities must be used responsibly. Guests accept the ordinary risks associated with their use, except where liability cannot legally be waived.

Safety and Security Devices

Do not disable, cover, unplug, remove, or tamper with:

• Smoke alarms
• Carbon-monoxide alarms
• Pool alarms
• Gates or safety barriers
• Door locks
• Exterior cameras
• Noise monitors
• Fire extinguishers
• Other safety or security equipment

Report any safety concern or malfunction immediately through Airbnb.

Any exterior camera or recording device is disclosed in the listing’s Guest Safety section, including its location. No camera or recording device monitors the interior of the home.

Property Care and Damage

Treat the home, furnishings, linens, appliances, landscaping, and amenities carefully.

Report existing damage or maintenance concerns promptly after arrival. Report any new damage, breakage, or missing item immediately through Airbnb.

Guests are responsible for damage, missing property, excessive cleaning, and other documented losses caused by the booking guest, members of the reservation party, visitors, or animals. Requests for reimbursement will be processed through Airbnb’s Resolution Center.

Maintenance and Property Access

Luxury Getaways may request access when reasonably necessary to address repairs, safety concerns, inspections, or essential maintenance.

Except during an emergency, access will occur after notice and with guest permission, consistent with Airbnb policy and applicable law.

Guests may not obstruct emergency access.

Internet, Utilities, and Appliances

Internet, streaming services, utilities, and appliances are provided as available. Temporary interruptions, outages, or reduced performance may occur.

Guests must report problems promptly so Luxury Getaways has an opportunity to investigate and make reasonable efforts to restore service.

Any refund, credit, or reservation adjustment is governed by Airbnb’s policies.

Violations

Serious or repeated violations may be reported to Airbnb and may result in:

• Cancellation of the reservation
• Removal from the property where legally permitted
• Reimbursement claims
• HOA enforcement
• Governmental fines or enforcement

Refund eligibility following a violation is determined by Airbnb and the cancellation policy shown to the guest at booking.

Property-Specific Rules

The safety disclosures, standard house rules, amenity restrictions, and property-specific additional rules shown in the listing are part of these terms.

If a conflict exists, Airbnb’s Terms of Service and the terms disclosed to the guest at the time of booking control.

Arrival instructions may provide directions and operational information but will not impose undisclosed mandatory fees or materially different booking terms.
