Nothing Illegal permitted at the premises

Minimum age of 25 to rent. Local residents must have at least 3 positive reviews and valid purpose for stay.

_ CLEANLINESS: Please keep the house clean from open food and trash during your stay. If the house is left unreasonably dirty you will be charged an additional cleaning fee of $500. Unreasonably dirty includes leaving garbage, food, drink containers, and other trash out and not thrown away in the proper garbage receptacles. We do not tolerate guests who disrespect the home. Our cleaning company charges a $25 fee for every bag of garbage left at the home. This fee will be applied to your total reservation bill after you check-out. Please gather all trash and place it in the proper receptacles outside. Garbage and recycling bins are located outside the garage. Extra garbage bags are provided under the kitchen sink. Our cleaning company charges a $50 fee if the dishes are not washed or placed into the dishwasher before check-out. This fee will be applied to your total reservation bill after you check-out. Place used dishes and silverware in the dishwasher and start the dishwasher. Dishwasher pods are located under the kitchen sink.

_ PETS: Pets are NOT allowed at the home and are subject to a fine. Any evidence of a pet on the property incurs a $1,000 fine per reservation. This fee will be charged after checkout. _

PRIVATELY OWNED: This Airbnb is privately owned. The owners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. _

NO SMOKING: Smoking inside the home or outside anywhere on the property is strictly prohibited. Evidence of either (lingering smell, ashes, burn marks, cigarette butts, etc.) will result in a fine of $1,000.

NO PARTIES: Only registered guests are allowed to use the house day and night. Please be considerate of our neighbors and keep the noise level down. If there are any reasonable noise complaints, you’ll be asked to leave the premises immediately with no refund. _

NO LITTERING: Do not dispose of garbage of any kind in the street, driveway, or back and front lawn. There are cameras located at the front and back of the house and if you litter you will be caught. Disposing of cigarette butts anywhere on the property is considered littering. Evidence of littering will result in a fine of $500. _

NO UNAUTHORIZED DECOR: Please do not tape, pin, or adhere anything to the walls, doors, or ceilings. There is also a no glitter policy at the home. This damages the paint, drywall, and AC air filters. Please contact me before or during your stay to set up special authorization to decorate the space. I am happy to provide approval.

_ SMART THERMOSTATS: 3 SMART thermostats are located throughout the home. There is a thermostat on each floor. Please do not adjust the thermostats below 70 degrees or above 78 degrees. This can cause the AC and heat units to freeze up, malfunction, and/or break. You will be responsible for any damages.

_ SECURITY CAMERAS: There are 3 outdoor NEST security cameras located at the front entrance, over the garage, and inside the garage. Security cameras are set up for the safety of our guests and the security of the home. DO NOT tamper with any of the security camera equipment.

_ ADDITIONAL RULES: Guest shall allow homeowner and property managers access to the property for purposes of repair and inspection. Homeowner and property manager shall exercise this right of access in a reasonable manner. By accepting this reservation, the guest agrees to abide by the Rental Agreement at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the Rental Agreement at all times while at the property.

Note: guests in violation of house rules will asked to leave and forfeit the rest of their stay without reimbursement and will be liable for any additional damages/fees incurred beyond aforementioned base fees. This is a great property in a great location. Enjoy your stay and Have Fun!
