Additional rules
1. Minimal outdoor noise during the quiet hours of 9PM - 7AM, included but not limited to music, loud talking and laughing, screaming, fireworks, and general partying. Any noise complaints from neighbors will result in a $500 fee. In the event of a noise complaint being filed, I acknowledge that the Owners can terminate my contract at any time with no refunds. I acknowledge that I understand that there are Minut noise monitors and Ring cameras that capture sound and video in the outdoor areas.
2. No smoking of any kind (including vaping) in the home, guest house, or outdoor sheds. No preparing of any smoking paraphernalia inside the home, guest house, or outdoor sheds. If there is evidence of smoking having happened in any of these areas, there will be a $500 cleaning fee. If there is excessive or lingering smell of any kind of smoke/smoking inside of the home whether or not you smoked inside of the home, this will result in a $200 cleaning fee.
3. No rearrangement or relocation of furniture, unless approved by the owners.
4. Do not park on the grass. If tire tracks are found on the grass, there will be a $200 landscaping fee.
5. Bunk bed weight limit 225 lbs. Violation can cause damage or lead to injury. Broke bunk beds will be charged to the guest in the amount of $300.
6. Fireplace inside of main home living room is off limits, never to be used, and is a fire hazard. Evidence of attempted use will result in $1000 fine on top of the cost of damages.
7. Misrepresenting a service animal is illegal, and violating this results in a misdemeanor of the 2nd degree & is punishable by law.
8. This is a pet friendly property. Any and all pets must be disclosed and paid for upon booking. If guest decides to add extra pets after the booking is made, guest must add pet to booking and pay additional fees accordingly.
9. Any excessive cleaning will result in an excessive cleaning fee charged to you. This includes, but is not limited to, fake tanning sprays, hair coloring products, confetti/glitter, mud or dirt in the home, carpet stain removal, repainting, hot tub/pool refill due to excessive mud/debris in the water, professional furniture cleaning/steaming.
10. Children under the age of 18 are never to be left unsupervised on our property, including both homes, yard, outdoor structures, and using any amenities.
11. No parties or events of any kind. The maximum capacity for this listing is 20 people.
12. Do not flush tampons or anything other than the provided toilet paper. If a plumber is required during your stay due to something other than human waste and provided septic-friendly toilet paper being flushed down the toilet, guest will cover the costs of the plumber.
13. Only septic-friendly toilet paper may be used. Please do not bring your own, and ask hosts for more toilet paper if needed.
14. If you or the other guests in your party break or damage something, notify us immediately so that you can remedy or replace it before our next guest arrives. Anything damaged or removed from home will result in a reimbursement request upon checkout.
15. Do not eat in the bedrooms.
16. The washer/dryer are meant for regular clothing laundry. Do not put heavy-duty items such as blankets in there.
17. If any items go missing, you will be charged for the replacement. There are before and after photos taken before and after your stay by our cleaners and property managers.
18. The outdoor sheds are not suitable or safe for sleeping. Please do not sleep outside of the main home or guest house.
19. No unauthorized guests on property that were not listed or agreed to ahead of time. Extra non-disclosed guests will result in extra fees of $50 per person. (i.e. if booking states 14 guests, but 19 people are on property, there will be a charge of $250 per night for the extra non-disclosed 5 guests)
20. No guests that exceed the amount of a MAXIMUM of 30 people on the Property at any one time and no guests that exceed the MAXIMUM of 20 guests sleeping overnight in the home.
21. No improper use of the amenities, pools, spas, sports equipment, swings and other items on the Property.
22. Hot Tub: No glass in the hot tub. Plastic glassware is provided. Please advise all hot tub users to shower prior to entering the hot tub. There is a delicate balance of chemicals in the hot tub for your safety. Lotions or sunscreen can throw off the balance, resulting in skin irritation. Supervise children under the age of 18 at all times. Excessive cleaning or emptying of the hot tub will result in an additional $50 cleaning fee. We have this professionally serviced weekly, and take before/after photos of the hot tub before and after your stay. Our hot tub servicing company may come during your stay to maintain proper chemicals. You may see them on the property, in the driveway, and in the yard servicing hot tub. There is no lifeguard on duty. No diving allowed. Diving into our hot tub can result in injury or death.
23. No glass in the stock tank plunge pool. Plastic glassware is provided. Please advise all pool users to shower prior to entering the stock tank plunge pool. There is a delicate balance of chemicals in the pool for your safety. Lotions or sunscreen can throw off the balance, resulting in skin irritation. DO NOT throw gravel in the pool. Supervise children under the age of 18 at all times. Excessive cleaning or emptying of the pool will result in an additional $50 cleaning fee. There is no lifeguard on duty. No diving allowed. Diving into our Palmingo stock tank plunge pool can result in injury or death.
24. There are 4 Ring cameras on the exterior of the home. The locations of the cameras are as follows: The front main home door entrance, the front guest house entrance, the back of main home on kitchen deck, the back of the shed facing the property perimeter line.
25. We receive notifications when the Ring cameras are disabled or blocked. We will send a staff member to the home to enable the cameras if either of these things occur, and will result in a $100 fine.
