- Check-In/Check-Out Times:
o Check-in is after 5:00 p.m. and check-out is by 10:00 a.m. Early check-in or late check-out may be available upon request and subject to availability. Your door code password will expire 30 minutes after checkout

- Maximum Occupancy:
o The property accommodates up to 10 guests. Additional visitors are not allowed without prior approval.
- No Parties or Events:
o No parties, events, or large gatherings are not permitted. Quiet hours are from 10:00 p.m. to 9:00 a.m.
- No Smoking:
o Smoking is strictly prohibited, including e-cigarettes inside the property. No cigarette butts on the ground outside. A fee $250 will be charged for violations.
- PETS
o Are allowed but only 2 small dogs under 12 pounds, if a 3rd or more dogs are detected an additional $100 will be charged for each extra dog not allowed, your responsible for any damages and if there's pet hair you may be charged a deeper cleaning fee of $200. Pets are not allowed on the bed, in the bed on the couches, or on any furniture sorry it's just too hard to clean the pet hair off any furniture
- Respect the Neighborhood:
o Please be mindful of noise levels and respect the neighbors. Excessive noise may result in eviction without a refund.
Hot Tub Rules
- Shower Before Use:
o Rinse off before entering the hot tub to remove oils, lotions, and dirt.
- No Glass Near the Hot Tub:
o Glass containers are not allowed in or near the hot tub. Use plastic cups only.
- No Children Without Supervision:
o Children under the age of [insert age] are not allowed in the hot tub without adult supervision.
- Limit Soaking Time:
o Limit soaking time to 15-20 minutes to avoid overheating or dehydration.
- No Food or Drinks in the Hot Tub:
o Do not consume food or drinks while in the hot tub.
- No Diving or Jumping:
o Diving, jumping, or roughhousing in the hot tub is strictly prohibited.
- Cover the Hot Tub After Use:
o Always replace the hot tub cover after use to maintain temperature and prevent debris from entering.

o If you notice any issues with the hot tub (e.g., water quality, temperature, mechanical problems), notify the host immediately.
- No Pets in the Hot Tub:
o Pets are not allowed in the hot tub under any circumstances.
- No Additives:
o Do not add any chemicals, oils, or other substances to the hot tub.

o Use appliances and furniture as intended. Do not move furniture or rearrange the property. No pets on furniture $100.00 additional cleaning fee will apply.
10. Turn Off Lights and Electronics:
o Please turn off lights, electronics, and HVAC systems when not in use or when leaving the property.
Safety and Security
11. Security Cameras
o Are facing the driveway and we do check them video and audio recording.
12. Lock Doors and Windows:
o Always lock doors and windows when leaving the property.
13. No Unregistered Guests:
o Only registered guests are allowed on the property. Unauthorized visitors are not permitted.
14. No Illegal Activities:
o Illegal activities are strictly prohibited. Violations will result in immediate eviction and reporting to authorities.
15. Emergency Contacts:
o In case of an emergency, contact 911 or call local emergency services.
Kitchen and Dining
16. Clean Dishes and Utensils:
o Wash and put away all dishes, utensils, and cookware before check-out.
- Dispose of Food Properly:
o Do not leave food out to avoid attracting pests. Use sealed containers and dispose of food waste in the trash.
Outdoor Areas
18. Use Outdoor Furniture Responsibly:
o Clean and return outdoor furniture to its original position after use.
19. No Fireworks or Open Flames:
o Fireworks, bonfires, and open flames are not allowed on the property.
20. Respect Landscaping:
o Do not damage plants, trees, or other landscaping features.
Additional Rules
21. Wi-Fi Usage:
o Wi-Fi is provided for personal use only. Illegal downloads or excessive bandwidth usage are prohibited.
22. Parking:
o Park only in designated areas. Do not block driveways or access points.
23. Trash:
o Also, the garbage please if you put the garbage outside in the garbage can it must be in a bag we do not like digging down in the garbage can and picking the trash out and put it in the bag. Take out all trash to the trash can outside it must be in bags if we have to clean out the garbage can outside because you did not put your trash in a plastic bag you will get charged a $25 cleaning fee. Let me repeat myself. And also please do not put loose trash in trash can outside it must be all in BAGS we do not like digging in the bottom of the trash can and trying to get out the trash do you got it.
24. No Candles or Incense:
o For safety reasons, candles, incense, and other open flames are not allowed.
25. Report Issues Immediately:
o Notify the host immediately of any maintenance issues, damages, or concerns.
Check-Out Instructions
27. Leave Keys/Access Devices:
o Return keys, access cards, or remotes to their designated location upon check-out. Your door code password will expire 30 minutes after checkout
28. Strip Beds:
o Strip used beds and leave linens in the laundry area.
29. Take Personal Belongings:
o Ensure all personal items are removed. The host is not responsible for lost or left-behind items.
30. Final Walkthrough:
o Perform a quick walkthrough to ensure nothing is left behind and the property is tidy.
Penalties and Fees
30. Violation Fees:
o Violations of house rules may result in additional fees, including but not limited to smoking fees, pet fees, or cleaning fees.
31. Damage Charges:
o Guests will be charged for any damages beyond normal wear and tear.
Black Bear Rules
- Do Not Feed Bears:
o Feeding bears is illegal and dangerous. It habituates them to humans, increasing the risk of aggressive behavior. Violators can face fines up to $5,000 and/or six months in jail.
- Keep Your Distance:
o Always stay at least 150 feet (50 yards) away from bears. Do not approach, follow, or attempt to take photos close to them.
- Secure Food and Trash:
o Store food, trash, and scented items (e.g., toiletries) in bear-proof containers or locked vehicles. Never leave food unattended at campsites or picnic areas.
- No Intentional Attraction:
o Do not leave food, trash, or other items out to attract bears. This is illegal and endangers both humans and bears.
- Report Bear Encounters:
o If a bear approaches you or exhibits aggressive behavior, report it to park rangers immediately. Call the park’s emergency line: 911].
- Hike Safely:
o Hike in groups, make noise to avoid surprising bears, and carry bear spray as a precaution.
- Respect Wildlife:
o Black bears are protected. Harassing, harming, or disturbing them is against federal law and can result in severe penalties.
