House Rules and Booking Requirements

1. Rental Agreement and Association Application Required – The primary guest must electronically sign the Rental Agreement and complete the required Association Rental Application, including all requested information and supporting documentation, by the stated deadline. Property access and occupancy are contingent upon completion of these requirements and any required association approval.

2. No Parties, Events, or Gatherings – Parties, events, and unapproved gatherings are prohibited. The total number of people at the property may not exceed the approved occupancy at any time.

3. Registered Guests and Visitors – Only guests included on the reservation may occupy the property. Visitors are not permitted without prior written authorization from the property manager.

4. No Smoking or Vaping – Smoking and vaping are prohibited inside the property and on balconies, patios, lanais, or other areas designated as smoke-free. This includes tobacco, cannabis, e-cigarettes, and vaping devices.

5. No Pets – Pets are not permitted. Assistance animals will be handled in accordance with applicable law and the policies of the booking channel.

6. Quiet Hours – Quiet hours are from 9:00 PM to 9:00 AM. Guests must respect neighboring residents and avoid excessive noise, loud music, shouting, or other disturbances at all times.

7. Respect the Property – Please treat the property, furnishings, appliances, and décor with care. Furniture and décor may not be moved between rooms or taken outside. Any damage, breakage, malfunction, or safety concern must be reported immediately.

8. Safety Equipment – Do not disable, cover, remove, or tamper with smoke detectors, carbon-monoxide detectors, security devices, pool alarms, fire extinguishers, or any other safety equipment.

9. Check-In and Checkout Times – Guests must follow the confirmed check-in and checkout times. Early arrivals and late departures require prior written approval from the property manager.

10. Association Rules and Local Laws – Guests must comply with all applicable laws, ordinances, parking restrictions, property rules, and condominium or homeowners’ association regulations. Any association rules provided for the property are incorporated into these House Rules.

11. Parking – Vehicles may be parked only in authorized spaces and must display any required parking permits or passes. Guests are responsible for following all posted and association parking regulations.

12. Cleanliness – Please leave the property in a reasonably tidy condition and dispose of trash as instructed. Excessive cleaning beyond a normal rental turnover may result in additional charges as permitted by the booking channel and Rental Agreement.

13. Commercial Photography and Filming – Commercial photography, video production, promotional activity, or filming for profit is prohibited without prior written permission from the property manager.

14. Amenities – Guests must follow all posted rules, operating instructions, hours, occupancy limits, and safety requirements for pools, hot tubs, grills, beach equipment, fitness facilities, and other amenities. Children must be supervised by a responsible adult at all times.

Failure to comply with these rules, complete required documentation, or obtain required association approval may result in denied property access, removal from the property, or cancellation of the reservation as permitted by the booking channel and Rental Agreement.
