House Rules

Check-In & Check-Out

1. Standard check-in is from 3:00 pm and standard check-out is by 10:00 am. Where there is a same-day guest changeover before your arrival, including during busy periods such as Victorian school holidays, public-holiday weekends or other peak periods, check-in may be from 4:00 pm to allow additional time for cleaning and preparation. Where a 4:00 pm check-in applies because of a same-day guest changeover, check-out for that reservation will be extended to 11:00 am. If the home is ready earlier, we will let you know as soon as early access is available. Where different times are shown on the confirmed reservation, those times will apply. Early check-in or late check-out beyond the applicable times may be available subject to availability, with any applicable charge disclosed and processed in accordance with Airbnb’s payment policies.

Rental Agreement & Security Deposit

2. A supplemental Guest Rental Agreement applies to this reservation and must be accepted before check-in.
3. Where disclosed at Airbnb checkout, a refundable $500 security deposit authorisation is required before check-in and is securely facilitated through Hospitable.

Neighbours, Parties & Noise

4. Please respect our neighbours and keep noise at reasonable residential levels, particularly during evening and overnight hours.
5. Parties, events, functions, disruptive gatherings and Schoolies bookings are not permitted. Serious or repeated breaches may be reported to Airbnb and handled in accordance with Airbnb’s policies.

Smoking & Pets

6. Smoking is not permitted inside the home. If indoor smoking causes additional cleaning, deodorisation or remediation, reimbursement for the actual reasonable cost may be requested through Airbnb.
7. Pets are not permitted. Assistance animals are accommodated where required by applicable law and Airbnb policy. Guests remain responsible for actual damage caused by an assistance animal where recovery is permitted.

Guest Numbers & Visitors

8. The number of guests staying at the Property must match the confirmed Airbnb reservation, up to a maximum of 8 guests including children. Unregistered overnight guests are not permitted without prior approval, and changes to guest numbers must be updated through Airbnb where required.

Cleaning & Rubbish

9. Please leave the home reasonably clean and tidy, place rubbish in the designated bins, remove personal food and belongings, and avoid leaving the Property in a condition requiring cleaning beyond the normal turnover clean.
10. Where additional cleaning or rubbish removal is reasonably required beyond normal turnover cleaning, reimbursement for the actual reasonable additional cost may be sought through Airbnb’s applicable process.

Utilities & EV Charging

11. Please use heating, cooling, appliances, electricity and water responsibly. Regional electricity, internet or other utility interruptions may occasionally occur outside the host’s control.
12. A 7 kW Type 2 EV charger is available for optional guest use at $15 per night per vehicle. Please notify the host in advance if you would like to use it. The applicable charge will be requested through Airbnb’s Resolution Center.
13. Electric vehicles must not be charged from standard household power points. Please use the designated EV charger only.

Safety, Security & Smart Home Features

14. Five exterior Ring cameras cover the driveway, carport, front entry, backyard and LPG-cylinder area. The camera at the LPG-cylinder area is mounted at the regulator assembly and directed toward the regulator and cylinders to help monitor the LPG supply for the hot water system and gas log fireplace. There are no cameras inside the home.
15. A Minut noise-decibel and environmental monitor is located in the living area. It monitors sound levels and environmental conditions but does not record conversations, audio or video.
16. Entry doors use smart contact sensors, and the Property uses smart water-monitoring and leak-detection equipment. These systems do not contain indoor cameras or microphones.
17. Guests must not tamper with, obstruct, disconnect or disable safety, security, internet, noise-monitoring, water-monitoring or other property-protection equipment.

Stairs, Balconies & General Safety

18. Marengo Views is an elevated, split-level home with approximately 25 steps from the carport to the main entrance, followed by around 10 internal stairs to the upper floor, where the master bedroom and Bedroom Three are located. Guests should take appropriate care when using stairs.
19. All guests must take appropriate care when using balconies, decks and stairs. Children and anyone requiring supervision must be closely supervised by a responsible adult in these areas. Guests must not sit, stand or climb on balcony or deck balustrades, railings or barriers.

Linen, Wi-Fi & Furniture

20. Linen and bath towels are provided, and beds are prepared for arrival except where otherwise noted for bunk bedding. Complimentary Wi-Fi is provided, but speeds and availability may vary due to the regional location and circumstances outside the host’s control.
21. Please do not move beds, sofas, large furniture or outdoor furniture without prior approval.

Home Care

22. Please take reasonable care of furnishings, appliances and surfaces. Keep food and drinks other than water away from upholstered furniture and upstairs sleeping areas, rinse off excess sand before entering the home, and use the provided heat mats or trivets for hot cookware.
23. Please report accidental damage or breakages as soon as reasonably possible. Board games should be returned with all pieces and components to the correct boxes and storage areas. Decorative display items, including sailboats and items in display cabinets, are not toys and should not be removed or used for play.

Damage & Additional Costs

24. Guests may be responsible for actual reasonable costs arising from damage, missing items, excess cleaning or other eligible loss caused during the stay.
25. Any reimbursement request will be supported by appropriate evidence where required and handled through Airbnb’s applicable reimbursement, Resolution Center or permitted security-deposit process.
