Guests are to inspect the cabin within 2 hours after arrival and notify the host in writing about any concerns. All issues not reported upon arrival may be deemed the guest's responsibility, barring any emergency situations.
CHECK INS/CHECK OUTS:
No late check-out or early check-in without prior permission. If this should happen, we reserve the right to charge the fee our cleaners charge us-$60 for the first 15 minutes and $25 for every 30 minutes thereafter. For early check-ins of more than 30 min, you will be charged $50.
FURNITURE:
Do not move the pool table. It weighs 700 lbs and the legs will break off (this has happened). There is a $100 fine for moving it and the cost of repair, if needed.
QUIET TIME:
11 pm-7 am: Strictly enforced by the HOA. There is a sticker on the front door with the rule posted.
REFUNDS:
No refunds or date changes for weather/natural disasters/power outages/broken amenities/personal issues/dog is sick/work issues/dog ate my homework/other things that are beyond our control, with the exception of a government-issued mandatory evacuation. We have kept your dates reserved exclusively for you and rescheduling cost us and those who work for us considerably. Please purchase TRAVEL INSURANCE that will cover this type of loss. Look for Cancel for any Reason policies or buy directly from Airbnb at checkout.
SECURITY/HEALTH AND SAFETY:
There is one exterior camera on the front porch in place for your protection. If you touch or tamper with the camera you will be asked to leave the property immediately. This is for your protection! No indoor cameras are present.
SMOKING: No smoking inside the cabin. You may outside on the decks or in front of the cabin as long as windows and doors remain closed. If the cleaners determine that the cabin has evidence of smoking inside (cigarettes, pipes, marijuana, etc.), they will contact the owner to begin ozone remediation. The cost to the guest is $300 for this type of cleanup. The HOA prohibits smoking in the common areas-pool, clubhouse, and outdoor fireplace.
WILD ANIMALS:
The cabin is in the woods. You will likely see and hear critters. If you see a bear, don't feed it. Stay away from it. They are capable of being dangerous. Do not feed them. Keep your car doors and the cabin front door locked at all times.
PARTIES:
Absolutely no parties, except celebrations among guests. You will be asked to leave without a refund and clean up and damage fees will apply. The neighboring cabin will report loud noise between the quiet hours of 11 pm and 7 am.
HOT TUB:
The hot tub is for guests 18 and over only, or at the discretion of adult guests. You are not advised to use the hot tub if you have consumed alcohol or are pregnant. Use the hot tub AT YOUR OWN RISK! We do not refund if the hot tub is inoperable. No refund if the hot tub is not hot upon arrival-the health department requires us to empty and clean the hot tub between guests. It takes several hours for the water to heat up with the lid on after the clean is completed.
Do not use bubble bath or any other additives in the hot tub or you will be charged the extra $100 my cleaners will charge to clean and empty the hot tub multiple times and the extra water charge from the HOA.
If you enter the hot tub with a lot of lotions, self-tanners, body makeup, oils, etc. on your body or hair, the water will become very murky immediately. A return cleaning, if requested, is at your expense ($80).
RETURN CLEANING OF HOT TUB:
DO NOT ENTER THE HOT TUB WITHOUT SHOWERING FIRST. If you enter the hot tub with lotions, oils (including in your hair), spray tans, etc. and without showering first, the water will immediately become cloudy/grimy. The return cleaning fee is $80 and you will be responsible if you request this service.
If the hot tub is out of service during your stay, the maximum amount of refund is $30/day
PETS:
One dog under 50 lbs. is allowed, with the exception of certified service animals. The price per stay can be seen when booking, plus tax and fees.
FIRES:
Absolutely no fires except in the grill outside and/or the community fireplace by the pool. Unauthorized fires (including candles or other unintended smoking/burning items) will be charged $100 plus damages. No fireworks or smoking of any kind inside the cabin or outside if windows or doors are open.
KITCHEN:
Cooking with propane or other fuels is not allowed on the front porch or inside the cabin. Use the outdoor grill. Cook on the stovetop using pans only. Do not leave extra grills or food items on the front porch. This will attract bears and could start a fire (see marks from where a guest unknowingly started a fire).
BATHROOM:
Use only septic-safe toilet paper in the toilets. The cabin is on a septic system. Use provided trash cans for feminine products, diapers, and other items besides septic-safe toilet paper.
PATIO CAMERA:
There is 1 camera that also serves as a light for you to safely enter and exit the property. It is a violation of house rules to turn it off and you will be asked to vacate immediately without refund if that happens. We will first ask to check if it is on because it does get turned off accidentally. If the light does not come on for you, then the camera is off.
WE KINDLY ASK YOU:
• Do not eat food in a disorderly manner or in areas such as rooms or furniture. Do not let children eat food, snacks, or candies without supervision. Food stains such as pasta sauce and snacks such as chocolate can damage the furniture, comforters, sheets, and towels.
• Do not use towels as rugs or cleaning cloths. Stains on towels usually cause towel replacement. (replacement cost at my cleaner's cost since we are on a linen program)
• Please be careful with furniture upholstery, bedspreads, and sheets. Stains or damage to them generally require special stain removal products and/or specialized personnel for repairs.
