Rental Agreement
This short-term rental agreement (hereinafter: the "Agreement") is entered into and takes effect on the date of booking confirmation between the Owner, their representative or the operator of the property (the "Owner") and the person responsible for the booking (the "Guest") (collectively, the "Parties").
The parties agree as follows:
Payment Terms
Please refer to the payment policy of each booking platform.
Security Deposit
For bookings with Airbnb, please refer to their service policies. For other platforms, a security deposit may be required. It will be refunded within a maximum of 7 days after the end of your stay and after inspection of the property. In the event of minor breakage, an amount equivalent to the value of the breakage or damage will be deducted if necessary.
Liability
By accepting this rental agreement upon receipt of the booking confirmation, the guest waives, releases and agrees to hold the landlord harmless from any damage, accident or injury occurring during the stay, which may be related to or resulting from the stay in the property, for the landlord as well as for all visitors and persons directly or indirectly associated with the guest present during the stay.
In the event of unforeseen unavailability of a property, we reserve the right to transfer guests to another equivalent or superior location of our choice and without notice or compensation.
The owner cannot be held responsible for interruptions to services that are beyond their control such as: electricity, telecommunications, water supply, transportation, ski resort, trails, or difficulties that may be caused by road conditions or weather.
Lost property
The guest waives, releases and agrees to hold the landlord harmless from any breakage, loss, disappearance or theft of valuables or otherwise, money or jewelry belonging to the guest or any visitors and persons directly or indirectly associated with the guest present during the stay. In the event that a forgotten item is found, the shipment will be at the guest's expense.
Access to the property
If necessary and with reasonable notice, the guest authorizes the landlord or any person authorized by the landlord to access the property during the stay. In the event that an urgent repair or problem needs to be resolved quickly and you cannot reasonably be reached, the landlord and/or their agents may enter the property without notice. You must notify us immediately of any problems or breakages in the property.
House rules
- Guest agrees to comply with all local rules, regulations and laws.
- The guest must provide a valid phone number and email address and be reachable during normal business hours before the stay begins.
- Anyone accompanying the responsible guest must be declared before their arrival, whether they are staying a full night or not. You must provide the full name of each person, their valid phone number and the relationship to you. Under no circumstances should the number of people exceed the capacity of the property, unless previously agreed with the owner. The booking must be made for the total number of people who will be accompanying you. No undeclared persons should stay at the property. The identity of the people may be verified during the stay.
- Access to the property will only be given to the guest responsible for the booking and to the declared persons. As a result, they will need to provide on-site identification and have the credit card used at the time of booking in their possession.
- The guest must behave in a respectful manner and demonstrate good neighborliness, respecting the rights and tranquility of the surrounding people. In the event of a complaint, a $500 penalty will be imposed.
- Curfew hours are from 11pm to 9am.
- Fireworks are not permitted.
- If the number of guests exceeds the reservation without notice to the landlord, a fee of $70 per person per day will apply automatically. The maximum capacity of the property cannot be exceeded.
- The property as well as balconies, patios and passageways are strictly non-smoking. This includes: cigarettes, cigars, cigarillos, vape, shisha, cannabis, etc. In case of default or smell, an automatic penalty of $200 CAD will be imposed.
- Pets can be accepted according to the terms of the landlord and decided on a case by case basis. In case of acceptance, there must be a written agreement and a fee of CAD $100 + tx will be required. In case of default, an automatic penalty of $250 CAD will be imposed.
- The guest agrees not to use the property for commercial purposes or to sublet the property.
- The guest responsible for booking must inform the other guests of the house rules. They are also responsible for the premises, both inside and outside, and will be held responsible for costs incurred for breakage, additional cleaning or abuse by them or their guests.
- The landlord may refuse access to the property, terminate the contract, and require immediate departure if they reasonably believe that the guest or any member of their group will behave illegally or that damage is likely to be caused, is being caused, or will be caused as a result of their behavior.
- Parking is limited to parking areas provided for this purpose.
- The guest must not organize events (such as celebrations or meetings) on the property without the prior written consent of the landlord.
- The guest must not make any changes to the property without the owner's prior written consent.
- If the guest or a member of their group exceeds the prescribed checkout time, they will be required to pay $100 per 30 minutes of delay. If the delay is more than two hours, an overnight stay will be charged without being able to stay.
- The guest is responsible for ensuring compliance with the checkout instructions. They will be sent to you 24 hours before your departure and/or in the house guide.
- In the event of any problems with the property, you must notify us immediately and give us access to the property to allow us to ascertain and resolve the problem within a reasonable time, otherwise this will not serve as a basis to justify any corresponding future claim.
- Any violation of these rules by the guest or a member of their group will be grounds for immediate termination of this rental agreement without the possibility of reimbursement. The landlord cannot be held responsible for any resulting damage.

In the event of unforeseen unavailability of a property, we reserve the right to transfer guests to another equivalent or superior location of our choice, without notice or compensation.

In the event that a forgotten item is found, shipping will be the responsibility of the guest.

- The guest must behave in a respectful manner and demonstrate good neighborliness, respecting the rights and tranquility of the surrounding people. In the event of a complaint, a penalty of $500 USD will be imposed.
- Curfew hours are from 11 p.m. to 9 a.m.
- Fireworks are prohibited.
- If the number of guests exceeds the reservation without notice to the owner, a charge of $70 per person per day will automatically be applied. The property's maximum capacity cannot be exceeded.

- The Guest must not hold any events (such as celebrations or meetings) at the Property without the prior written consent of the Owner.
- Guests shall not make any alterations to the Property without the prior written consent of the Owner.
- If the guest or a member of their party exceeds the prescribed departure time, they will be charged $100 for every 30 minutes of delay. If the delay is more than two hours, one night will be charged without the ability to stay.
- The Guest is responsible for ensuring that checkout instructions are followed. They will be sent to you 24 hours before your departure and/or in the house guidebook.
- If there is a problem with the Property, you must notify us immediately and give us access to the Property to enable us to identify and resolve the problem within a reasonable time, otherwise it cannot be used as a basis for any claim in future correspondence.
- Any violation of these rules by the guest or any member of their party will be grounds for immediate termination of this rental agreement, without the possibility of a refund. The owner cannot be held responsible for any resulting damages.
