Welcome! We look forward to hosting you. We want everyone to have a pleasant experience therefore the house rules are very important to us. Please review the rules below.

1. No Smoking Allowed No smoking, vaping, or illegal drug use. The property is smoke-free. There is absolutely no smoking or vaping (tobacco, marijuana, or other substances) or illegal drug use allowed in the property.

• If the maids report the smell of smoke there is a $600 express remediation fee that will be charged and you will be reported. -You will also be responsible for any financial losses we incur from leaving the condo smelling like smoke including:
• Relocating upset guests to a smoke free environment.
• Any losses from having to refund a booking.

2. There are additional guest fees to help cover costs such as extra linens and supplies, please accurately fill out the guest count before booking reservation. Public areas are monitored with cameras (outside units). There is a $100 fine per person if you aren't honest with the guest count in the booking reservation. Please don't make us fine you, we don't like doing this.

3. No open flames allowed (candles, unauthorized fire pits, portable grills, etc)

4. Pets allowed, however there are certain exceptions. Although we love all pets, we know some guests are particularly sensitive to some pet dander, so to limit allergens, we only allow dogs. We ask all guests traveling with dogs to be respectful of other guests -- to keep their dogs on leash when outside or in public areas, to pick up after them, and not to leave them unattended for extended periods of time. Guests agree to assume full responsibility for any pets they bring or allow on the property. If your pet causes any injury or harm to other guests or to the property, you will be 100% liable for any necessary treatment, care, or repair. Disruptive barking, and/or aggressive pets will be asked to leave, and their owners will forfeit any remaining nights on their reservation without a refund. If you are traveling with a dog, please let us know when you book or inquire. There is a non-refundable pet fee. If your plans change, you can easily add or remove pets from your reservation. We appreciate your cooperation with this policy, as it benefits us a great deal to know in advance if you are staying with pets so that we can plan for additional cleaning. If you bring a pet without notifying us or in violation of this policy, you may be subject to a $250 penalty per pet, in addition to the applicable pet fees.Please verify what type and how many will be joining you. There is a pet fee per animal. Our maids have to do a special cleaning for the next guest.

5. Please review the home manual before or after you arrive. Most or all questions can be answered here. If you still can’t find the answer to your question we will be happy to help.

6. Do not move furniture or decor. Guests should not move any furniture or decorations during their stay, as this risks causing damage to the property and requires additional cleaning time to restore the listing to its original condition. Guests who have moved furniture or decorations during their stay and failed to return them to their original location may be charged an additional $50 cleaning fee for each item, in addition to any applicable repair or replacement costs incurred by the movement of furniture or decorations.

7. Quiet time is between 10pm – 7am.

8. Property damage. You accept responsibility for returning the property and its contents in largely the same condition you found it. We understand accidents happen and ask that you please inform us immediately if anything breaks or is damaged during your stay. We inventory our property before and after each stay, and if property is damaged or goes missing during your stay, you may be responsible for its replacement or repair.

9. Outdoor areas. Please do not leave any trash outside (there are trash bins both inside and outside the house) and clean up after any spills.

10. Do not engage in any illegal activities on the property. This includes drugs, illegal internet activity, underage drinking, and other illegal activities. Any guests found to be in violation of this policy will be asked to leave immediately, without a refund, and will forfeit any remaining nights on their reservation.

We look forward to having a peaceful interaction however we reserve the right to cancel your reservation immediately with no refund if anyone is engaging in illegal activities and/or actively breaking the rules. By staying with us, you are agreeing to follow these rules.
