-You must be 23 to book a stay with us.

-Do not use glitter or confetti or tape anything to walls, ceilings or cabinets as it leaves permanent marks. Fee for noncompliance will be $300.

-No 3rd party bookings, person booking must be present for the entire stay.

-Rental agreement must be completed and signed 48 hours after booking.

-EXPERIENCES & SERVICES - For the safety and enjoyment of our space, we do not participate in or support any additional services suggested or offered through Airbnb, including but not limited to third-party experiences, on-site vendors, or concierge-style offerings. We do not allow outside vendors or service providers to operate on-site at any time.

-There will be a $500 charge for the smell of any type of smoke in the house as this is the cost of renting an ozone machine to clear out the cabin.

-No pets, furry friends must stay at home. There will be a $500 additional cleaning fee charged if a pet is brought to the property

-There will be a $500 fee charged if our cleaning team has to clean up bodily fluids post check out*** (We know… this should not have to be a rule, but here we are)

• If more guests are staying at the property than the occupancy allows, guest will be asked to leave the property, no refund will be provided.

-No Fireworks -No toys in the hot tub. -No chalk- we cannot get it off the driveway in time for new guests. Extra time to clean incurs extra cleaning charges.

-No refunds due to - *county power outages that are not singular to our property. *Shortening a stay past the cancellation policy. *flight changes or cancellations *Illness *seeing a bug or wildlife such as bears, deer, turkeys, coyotes and foxes. Note: As with any mountain cabin, you may encounter occasional bugs due to being surrounded by forest. We maintain a regular pest control schedule and ensure professional cleaning between stays. Seeing a bug will not result in a refund, pest control will be happy to investigate.

✅ Guest Concerns & Resolution Policy, Property Condition Reporting and False Claims Liability: We take all reports regarding cleanliness, safety, pests, rodents, insects, maintenance concerns, or property conditions seriously and will promptly investigate reported issues. Guests agree to notify Host immediately of any concerns and provide reasonable supporting information, including photographs or videos when available, to assist in timely resolution. If a Guest reports alleged unsafe conditions, pest or rodent infestation, excessive filth, sanitation concerns, or other material property issues requiring emergency or expedited response, and Host incurs costs for inspection, pest control, cleaning services, maintenance personnel, or third-party evaluation, the Guest may be held financially responsible for associated charges if the reported condition is determined by a licensed professional, inspector, cleaner, pest control provider, or other qualified third party to be unsubstantiated, materially exaggerated, intentionally misleading, caused by Guest actions, or not present at the Property. Conditions reported after departure and requests for refunds based on such conditions will not be considered if they were not reported to the host during the stay, as this does not provide an opportunity for inspection or remediation. If any issues come up during your stay, please message us via Airbnb within 24 hours of noticing the issue and before you check out. This gives us the chance to fix it promptly. We’re committed to a great experience and can’t consider refund requests after departure if we weren’t given the opportunity to help during your stay.

TRAVELERS INSURANCE is inexpensive and easy to obtain. We highly recommend you purchase insurance to protect your vacation. We will be happy to provide your insurance any information they need should you file a claim.
