House Rules:

1. Have a great and enjoyable stay and please reach out for anything to help make your stay more comfortable. For security reasons, we do not allow any local residents to book our properties in the same local market. All such bookings will be canceled with no refunds.

2. Our property is managed by a third party software and a PMS (property management system - OwnerRez). Guest is required to sign a Rental Agreement and is processed outside of platform in an email sent to you. This must be completed within the first 24 hours of having the reservation confirmed.

3. Security Hold Required of $500. Hold to be processed by Host on Guest's Credit Card and is processed outside of platform in an email sent to you. This is in addition to your total costs & must be completed by 7 days prior to check in at the latest (or within 24 hours if reservation is made within 7 days) and is released 3 days after check out if there is no damage or excess costs for cleaning.

4. Check in Messages that include the security door code and internet information will only be sent to guests on reservation once BOTH the renters agreement and security hold have been processed on our end. Failure to complete one or both of these requirements may result in cancellation of reservation with no refunds.

5. No smoking anywhere on property. If any of your guests smoke inside the house you will be charged a $750.00 Ozone cleaning fee.

6. No parties. If you host a party with unregistered guests you will be charged $100 per guest, a $600 additional cleaning fee, and will be evicted immediately. We have a strict no partying policy - all parties will result in eviction of the premise.

7. Our guests may bring one pet provided the size and breed are disclosed and approved by the host. Guests must agree to clean any mess made by their pets and ensure no damage will be done to the property by their pets. There is a $200 pet fee per pet for each reservation. If you bring an unauthorized pet you will be charged $500.00 and an additional $250.00 ozone and cleaning fee.

8. There are security cameras on the EXTERIOR of house only for security purposes and to confirm occupancy.

9. At time of making reservation, you adhere to all these house rules set in this listing. Guests are responsible for reading, understanding and complying with all house rules set in this listing.

POOL RULES - for the properties of ours that have pools - please disregard if you're staying one of our properties with no pool.

1. No Glass in/around pool area.
2. No Diving
3. Swim at your own risk.
4. Pool Heating is additional $150/day for the entire stay. Must notify 3 days prior to arrival.
5. Pool tech will be on property to service pool some time during the week of each stay.
6. Children must me monitored by an adult(s) at all times.
