Mountainview Majesty House Rules (Condensed version)

We are a "No Smoking" property ⏤ meaning no smoking inside, or on decks and porches, which also applies to vaping or e-cigs.

The HOA prohibits pets. Violations will incur an animal allergen remediation charge and guest will be responsible for any/all fines levied by the HOA.

Parties are a violation of our rules, HOA rules, and Airbnb terms of service.

Chaperoned/student/school groups are welcome, but must have written approval from the owner prior to booking.

We are authorized to collect an off-site refundable security deposit on every reservation. This is detailed in the listing and upon checkout on Airbnb.

HOA rules are that the Primary Guest must be at least 21yrs old to reserve, rent, and must be present during the entire stay.

Name of Primary Guest on payment method, valid Government ID, reservation, and rental agreement must match.

We cannot accept third-party rentals under ANY circumstances.

Reservations made under false pretenses will be deemed cancelled by Guest. Guest and everyone in their party will be immediately denied entry to the property; if Guests are already checked in, stay will be immediately terminated and they will be required to vacate the property immediately. No refund of any kind will be given under such circumstances. All costs associated with this will be borne by the Guest.

Minors, under 18, can only stay with a parent, legal guardian, or responsible adult present at the property, and must never be left at the home unsupervised. The home is NOT child-proof.

No occupancy above the number of guests (adults, children, and infants) registered on the booking at ANY time.

No refunds are provided for weather, road conditions/closures, utility service interruptions, local/regional/national health emergencies, or acts of God; purchase Travel Insurance to provide this coverage if you have concerns ⏤ especially during months of winter weather. Plan accordingly. Be sure you understand the terms of the cancellation policy.

Check-in is 4:00 PM ET and check-out is 10:00 AM ET. If property is not vacated on time, there is a $150 fee for the first 30 minutes and $100 for each additional 15 minutes.

Guests are required to notify us of any breakage or loss at the time it is known, to be covered by the accidental damage insurance that we provide. If it is a large loss (e.g. broken TV) or something excluded from the damage policy's coverage, we should agree on reparations before your departure. If left for us to find after you depart, it cannot be covered by the damage insurance and you may also be responsible for any rush or emergency service fees to rectify the damage before the next guest arrives. These types of charges are not covered by insurance and will be charged to the Primary Guest.

Do not disconnect or relocate any cables or electronics (TVs, DVD players, game consoles, chargers, etc.). Costs for correcting such actions will be charged to the guest.

Do not approach, attempt to attract, or feed wildlife. Ever. In most cases, these actions are illegal and local authorites aggressively pursue prosecution.

Thermostats should be set no lower than 67 for COOL and no higher than 76 for HEAT. Do not set them outside of these temperatures. Doing so may damage the systems and guests will be held liable.

If a hot tub is provided, anyone using it must be 18+ years of age; guests use at their own discretion and risk - persons with health issues and those pregnant should consult with their physician. Guests must shower before using the hot tub as cosmetics, oils, lotions, and such can/will cause issues with water quality and potentially the equipment. Hot tub cover must be put properly back in place when the hot tub is not in use.

If the home contains such items a pack-n-play, high chair, condiments, and other items, only you can determine if they are safe to use at that specific time for that particular purpose. Your use of them is at your own risk.

Owners may have external security devices or image capture/image recording devices for the express purpose of monitoring the entrance and surrounding area to assist in enforcing house rules as well as watch for our local wildlife Guests should assume that such measures are already in-place and actively recording. No video devices are, or will be, intentionally installed in a way to have interior views of the home or of sensitive areas, such as the hot tub.

Owners use noise monitoring devices approved by Airbnb. These devices actively monitor noise levels and do not record audio. These devices are there to protect against unauthorized parties, violations of the community quiet time, and to potentially protect our guests against unwarranted noise complaints.

Guest concerns and/or complaints should be in writing on the Airbnb message platform AND before departure. Guests must allow Owners sufficient time to document and undertake reasonable corrections.

Violations of rental policies, occupancy, pet and house rules or Rental Agreement conditions will result in immediate termination of stay with no refund of any kind and forfeiture of Rental deposit.

Missing Clubhouse passes will be charged at $80 each plus a $20 service fee to handle the replacement.
