The primary renter must be present for the entire stay. Only registered guests are allowed on the premises. Phoenix Lodge accommodates a maximum of 12 people, including children. Pets are welcome with a nonrefundable fee of $250 for the first dog and $175 for the second dog. Pets must be crated if left alone and are not permitted on the furniture. Smoking, parties, or events are strictly prohibited. Firearms and fireworks are not allowed on the property. Quiet hours are from 10:00 PM to 7:00 AM. A signed rental agreement is required prior to check-in. Please let us know if you have any questions—we're here to help.

Rental Party and Occupancy Phoenix Lodge allows a maximum of 12 guests. This includes all adults and children. No additional guests or visitors are allowed without written approval. Any violation of this policy may result in cancellation of the reservation and forfeiture of all payments.

Rental Term Check-in time is 4:00 PM and check-out time is 10:00 AM. Dates of stay are specified in the reservation details.

Rental Rules By booking this property, Guest agrees to abide by the terms outlined in this agreement as well as any house rules described in the Airbnb listing and guest manual. All individuals in the rental party and any permitted visitors must adhere to these rules. Failure to comply may result in cancellation of the booking without a refund.

Noise and Neighborhood Courtesy Phoenix Lodge is located in an elevated, peaceful area where nature and quiet are part of the experience. Please drive slowly through the neighborhood and keep noise to a respectful level, particularly between 10 PM and 7 AM. Any reports of excessive noise or disturbance may result in removal from the property without refund.

Owner Access In the event of an emergency or necessary maintenance, the Owner or their representative may enter the property with reasonable notice.

Rates and Fees All fees, including taxes, cleaning charges, and the pet fee, are set per the Airbnb listing and due according to Airbnb's payment schedule. Guest agrees to leave the property in the same condition as it was found. Excessive cleaning or damage may result in additional charges.

Cancellation Policy All cancellations must follow Airbnb’s stated policy at the time of booking. We strongly encourage travel insurance to protect against unexpected changes or emergencies.

Travel Insurance Life is unpredictable; therefore, we encourage all guests to purchase travel insurance. If purchased by you, this insurance may reimburse you for prepaid non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. This can include but is not limited to sudden illness, death in the family, or Property unavailability due to force majeure. It is strongly recommended that Guest purchase this valuable protection; however Guest has the option to decline to purchase travel insurance. You can purchase travel insurance from many providers. Owner is not responsible for the relocation of Guest should the Property become non-habitable due to acts of God, such as wildfire, floods, hurricanes, earthquakes and natural disasters, and Owner is not liable for the costs of finding an alternative accommodation or for damages because alternative accommodation cannot be found. We recommend the purchase of trip insurance that would protect Guest from monetary loss from such an event.

No Subletting Guests may not assign or sublet the rental. Only the individuals listed on the booking are permitted to stay at Phoenix Lodge.

Liability and Indemnification Guest agrees to assume all risks related to the use of the property and amenities, including but not limited to the indoor pool, hot tub, decks, and outdoor areas. The property is located in a mountainous area with natural wildlife, including bears. Guests must use caution and supervise children at all times. No diving is allowed in the pool at any time. Do not leave food, trash, or coolers outside, and avoid walking outside at night without a flashlight. Guest agrees to indemnify and hold harmless the Owner and their agents from all claims, injuries, or losses incurred on or around the property, including those caused by wildlife or use of amenities.

Entire Agreement This agreement represents the complete understanding between Guest and Owner. Any changes must be made in writing and agreed to by both parties.

Jurisdiction This rental agreement is governed by the laws of the State of Tennessee. Any legal action shall be filed in Sevier County, Tennessee. The prevailing party in any legal dispute may recover reasonable attorney’s fees.

Acknowledgment By booking this reservation, Guest confirms they have read, understood, and agree to the terms of this agreement. Electronic acceptance is considered legally binding.

House Rules Addendum By booking Phoenix Lodge, Guest agrees to follow all house rules as outlined in this agreement, the Airbnb listing, and the welcome guide inside the home.

Guests are expected to supervise children closely, especially near the indoor pool, hot tub, and decks. Wildlife, including bears, may be present in the area. Do not approach or feed any animals. Use outdoor spaces responsibly, especially given the elevated terrain.

Pets must be pre-approved and the pet fee must be paid in full. Dogs must be under control at all times, crated when left alone, and kept off all furniture.

Smoking is prohibited anywhere on the property.

The indoor pool and hot tub are for your enjoyment, but use them at your own risk. No children under the age of 12 are allowed in the pool or hot tub area without adult supervision. No diving is allowed in the pool. Do not use either amenity while under the influence of alcohol or drugs.

Alcohol use must be responsible. Underage drinking and drug use are not allowed.

Do not bring or use fireworks or firearms on the property under any circumstance.

Guests agree to maintain the cleanliness and integrity of the home and to report any damages immediately. Any excessive mess or damage will result in additional charges.

Only registered guests are allowed on the property. No outside visitors, events, or gatherings are permitted without prior written approval.

Check-in is via smart lock with a personal code that will be sent on the day of arrival.

By staying at Phoenix Lodge, Guest agrees to accept responsibility for their party’s conduct, use of the home and amenities, and any resulting damage or incidents.
