Per State Law and City Ordinance:
No parties, events, film production, business activity, solicitation, or illegal activity is permitted. The maximum occupancy of the property may not be exceeded at any time.

Quiet Hours:
Quiet Hours are between 9:00 PM – 9:00 AM. No loud sounds, music, or other disturbances to neighboring properties are permitted at any time. ALL vacation rentals in Arizona must abide by city ordinances and laws.

No Pets and No Smoking:
The property is strictly no pets and no smoking. Please smoke outside with the doors and windows shut. Please discard cigarettes in the ashtray. Failure to abide will result in a cleaning fine of $2,000.00. Please understand, the smoke odor is extremely difficult to remove.

Liability:
Traveler (Primary Guest) is liable for any damages or fines incurred during their stay caused by guests or guests of the guest.

Starter Amenities:
We include a starter amenity kit with toilet paper, paper towels, soap, toothpaste, shampoo, trash bags, and detergent. The kit may not last the entire duration of your stay depending on your usage. Starter amenities are not re-stocked unless you request additional cleanings during your stay. Please inquire about pricing.

HOA Rules:
All HOA rules must be followed. All posted signs in the community must be followed.

(If Applicable) – Temporary Closures:
All community amenities are subject to temporary closures by the HOA for cleaning/maintenance/or any executive orders by a governmental body due to COVID-19.

(If Applicable) – No Glass by The Pool/Spa:
No glassware in the pool area is permitted – per county code. PLEASE FOLLOW THIS RULE.

(If Applicable) – Private Property Pool Cleaning:
A professional pool cleaner will service the property 1/week and will need access to the backyard. Pool cleaning may take place during your stay.

(If Applicable) – Private Property Landscaping:
A professional landscaper will service the property 2/month and will need access to the front/backyard. Landscaping services may take place during your stay.

(If Applicable) - Fire Pit, Fireplaces, and Fire Features:
Fire features will be disabled during summer months and on county-issued no-burn days.

(If Applicable) – Pool Heating Details:
Pool heating is not included. Please inquire about pricing to heat the pool to 75(F). To heat to a higher temperature than 75(F), please inquire about pricing. A 7-day pool heating notice is required. If you arrive in less than 7 days, please inquire to confirm that your request can be accommodated.

(If Applicable) – Spa Heating Details:
Spa heating is not included. Please inquire about pricing to heat the spa to 100(F). A 7-day spa heating notice is required. If you arrive in less than 7 days, please inquire to confirm that your request can be accommodated.

(If Applicable) - Pool Heating Limitations:
A pool heater is not intended to turn the pool into a hot tub. We cannot guarantee a specific pool temperature. We will do our best to make sure the pool heater is working optimally. In the event the pool heater fails to reach your desired temperature, no refunds will be issued. The pool heating fee covers a portion of the additional utility usage with the pool heater in the ON position. The pool heater will turn off automatically when ambient temperatures reach below 55(F).

(If Applicable) – Propane/BBQ/Fire Pit:
If there is a fire pit or barbecue, you will be responsible for the fuel refills. You can refill propane tanks at almost any gas station or grocery store for about $25/tank.

Security Deposit:
Failure to abide by the house rules will result in forfeiture of the security deposit and or immediate non-refundable eviction.

Parking Restrictions:
No RV, 8+ Passenger Vehicle, or Trailer parking is available. Unless otherwise noted in the listing description.
