We do not permit any Airbnb services or experiences on this property, including third-party bookings made through the Airbnb Experiences platform. Any guest who attempts to host or bring an Airbnb-related Service or Experience onto the premises without our prior written approval will have their reservation cancelled immediately, with no refund issued.
BY CONFIRMING YOUR BOOKING, YOU AGREE TO ADHERE TO THE RENTAL RULES SET FORTH IN THIS LISTING AND THIS DOCUMENT. EXCHANGE OF MONEY AUTOMATICALLY CONSTITUTES ACCEPTANCE OF ALL TERMS AND CONDITIONS SET FORTH HEREIN.
BOOKING: Due to POA Rules in our Resort Guests Must be 25+ to book and must be a member of the group staying at the property. Booking guests must be verified with a government-issued ID. ALL guests and vehicles must be registered by the owner with Shagbark Security. You will have to present your driver's license upon entry into the neighborhood. The absolute maximum amount of vehicles allowed per reservation is 6. IF YOU ARE NOT REGISTERED WITH SHAGBARK SECURITY YOU WILL NOT BE ALLOWED ENTRY.
OCCUPANCY: 16 Maximum. If you bring more humans than agreed upon by your reservation you will be asked to leave without a refund
CHECK-IN/CHECK-OUT: No early Check-In, No late Check-Out. This is a large cabin and our cleaners need ample time to make sure your cabin is thoroughly cleaned and sanitized before and after your stay.
SUPPLIES: Start-up bundle of supplies provided for your convenience. Depending on the number of guests and length of stay, additional supplies may be required for purchase at your cost. Do not remove host-provided supplies from the property.
HOUSEKEEPING: No regular housekeeping or trash service. Place all trash in the proper bear-proof garbage receptacle, located near the driveway. Our cleaners will empty the trash at the end of your stay. There are bears in the area, and the trash will attract them. If the trash is overflowing and not safe to place in the cage, please contact the host to have a mid-week trash pick-up. There are community dumpsters in Pigeon Forge. T
PLUMBING: DO NOT FLUSH anything other than toilet paper. Absolutely No Grease in the Kitchen Sink.
HOT TUB: USE AT YOUR OWN RISK. No children under the age of 18 are permitted in the hot tub at any time without adult supervision. Do not use if you have consumed alcohol or are pregnant. Do not damage the hot tub cover and keep the hot tub covered at all times when not in use, this will keep the water temperature warm. DO NOT STAND, SIT OR PLAY ON THE HOT TUB COVER. Our housekeepers drain, sanitize, refill and replenish chemicals in the tub prior to your arrival; therefore, it may not be warm until later that evening. DO NOT introduce any foreign substances (such as soaps, cleaners, or perfumes…) into the hot tub. You will be held responsible for any and all additional cleanings and refunds to future guests due to negligence.
POOL: USE AT YOUR OWN RISK. It is a heated pool, the temperature is preset to a lukewarm temperature. Absolutely no running, jumping or diving! No children under the age of 18 are permitted in the pool at any time without adult supervision. The pool is cleaned and chemicals checked twice weekly and our pool cleaners may need to service the pool during your stay. This cleaning is to ensure that the chemicals are kept at a safe level for you and your group. We will certainly let you know if this service will need to take place during your stay. Swim attire only allowed in the pool. DO NOT introduce any foreign substances (such as soaps, cleaners, perfumes or any objects besides a human body…) into the pool. You will be held responsible for any and all additional cleanings and refunds to future guests due to negligence.
FIREPLACES: We do NOT guarantee a supply of firewood.
PETS: We now allow pets (dogs only) Pets are not allowed on furniture and must be in a crate when left alone in the house
SMOKE: Absolutely NO SMOKING or drug use on the premises
NOISE: Quiet hours after 10 pm
PARTIES: No parties. You may be asked to leave with no refund.
FIRE: Absolutely NO FIRES outside.
PARKING: Free onsite parking Every car and occupant must be registered by the host with Shagbark Security. Absolutely no unregistered guests will be allowed in the neighborhood
PERSONAL BELONGINGS: Homeowners are not responsible for the loss of personal belongings or valuables of the guest. Items left behind after checkout are not the responsibility of the homeowner. We charge $25 plus shipping to mail back left behind items.
INJURIES/STAIRS: All the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. There are plenty of stairs in the cabin. DO NOT RUN OR HORSEPLAY INSIDE THE CABIN. Please watch your step. You are responsible for your own safety.
CRITTERS: We are serviced regularly by pest control but please keep in mind we are located in the mountains near a National Park. It is impossible and unreasonable to think there will be no encounters with critters. You will likely see and hear critters. If you see a bear during your stay whether in the park or in the driveway, stay away and please do not feed it. They are dangerous.
SECURITY: There are security cameras located on the exterior of the home on the main level and upper-level deck. If you touch or tamper with the cameras you will be asked to leave the property immediately without refund.
DAMAGES: Please respect our home: do not damage or remove any furnishings. If something is broken or breaks during your stay, please report to the host. Damages will result in loss of security deposit and additional charges.
REFUNDS: Absolutely NO refunds or discounts due to weather, natural disasters, travel delays, mechanical failure of equipment, or any other situations beyond our control. No refunds for eviction for breaking house rules. The owner cannot guarantee against mechanical failure of heating, air conditioning, Hot Tubs, TVs, Wi-Fi, or appliances. Please report any inoperative equipment to the owner immediately. The owner will make every reasonable effort to have repairs done quickly and efficiently. NO refunds will be made due to failure of appliances, equipment, or amenities. NO refunds for early departures and NO refunds for delayed arrival.
