Guests are required to sign renter's agreement within 48 hours of booking. Security deposit required - $500 Security deposit to be processed by host on guest credit card as a HOLD. Renter is required to provide a photo of their ID to verify identity No Smoking (includes vaping), no drug use, including marijuana. Any lingering odors from smoke can require extensive cleaning, and if extra work is needed to remove smells, it would be deducted from the security deposit. No Parties No pets/animals Minimum Age of renter 25 years old Do not leave food, trash, or coolers outside, as it may attract bears. Do NOT feed the bears. •All trash must be securely placed in the bear-proof bins provided. No fireworks

•We will do our best to keep equipment (hot tubs, TVs, appliances, etc.) in working order, but we cannot guarantee 100% functionality.

•Report any damage or maintenance issues immediately. We will make every effort to address them as soon as possible during business hours.

•We reserve the right to perform exterior or interior maintenance during your stay, but we will try to avoid inconvenience.

•No refunds, discounts, or credits are offered for mechanical malfunctions.

•While we provide Wi-Fi for guest convenience, we cannot guarantee specific internet speeds or that it will always be available. The cabin is in a mountainous area, and outages may occur due to the service provider, which is beyond our control.

•If the internet goes out, we will do our best to resolve the issue promptly. However, no refunds, discounts, or credits will be issued for service interruptions or slow speeds.

Please note: Depending on the season, there is a possibility that you might find Ladybugs in your cabin when you arrive.  Please be aware that they are not harmful in any way to humans or food.  They are attracted to warmth, so you will find them on sunny windows and other warm areas of the cabin.  However, if they are active, they can return almost immediately.  There is no safe treatment for ridding them from indoors other than simply vacuuming them up!  Please rest assured that your cabin will be cleaned thoroughly to the highest standards in the Smokies and any ladybugs found are vacuumed at the time they are present.

Understand this is a cabin and it is in the mountains.  There will be potential for out door bugs and critters getting into the cabin.  Please make sure to keep the windows and doors closed to prevent bugs and critters from getting in.  Keeping windows and doors open increases the chance of insects, spiders, and animals getting in.  

-Refunds/Maintenance: We do everything possible to keep all equipment in good working order. However, it is impossible to guarantee that all appliances, hot tubs, TVs, fireplace, etc. will be in working order 100% of the time. We do guarantee to make every effort to correct all problems as soon as possible during normal business hours.
Report all damage and/or maintenance problems immediately. We must by made aware there is a problem in order to try to rectify it.
We reserve the right to perform exterior and/or interior maintenance during your stay. If a service call is necessary, we will do our best to avoid any inconvenience to you. We do not offer any discounts, refunds, or credits for mechanical malfunctions. We do not offer any discounts, refunds, or credits if we are not given the chance to take care of the issue(s).

•We highly recommend purchasing travel insurance to protect your vacation investment. Life is unpredictable, and in the event of unforeseen circumstances or changes to your plans (e.g., illness, weather disruptions, or other emergencies), travel insurance can help cover any non-refundable payments.
