PROPERTY USAGE: Use all furniture, appliances, home goods as intended | no smoking indoors | no illegal uses allowed | no drugs allowed | no firearms allowed onsite | no fireworks allowed onsite

SELF CHECK-IN + CHECK OUT Check-In: No sooner than 4 PM EST Check out: No later than 10 AM EST

• MINIMUM AGE: The individual booking this cabin must be 25 years or older and must be present throughout the entire stay. Third-party reservations are not permitted.

• PERSONAL SUPPLIES: • Although we've provided the cabin with many essentials, including start-up supplies, you may need to supplement your stay with items like toilet paper, paper towels, soaps, etc.

• PETS: There is a non-refundable $75 pet fee. Remember to bring your dog's bedding and a crate. We kindly ask you to keep pets off the furniture, blankets, and beds, and crate them when you're not present. Any damages or scratches may incur an additional charge. Limit of 1 dog per stay, and crating is required when you're not in the cabin with them.

• HOT TUB NOTICE: • No one under 18 allowed without adult supervision. • Avoid hot tub use if you've recently consumed alcohol, are pregnant, or have pre-existing health conditions. • Please be aware that using a hot tub involves certain health risks, please use at your own risk. • Our housekeepers ensure proper maintenance by draining, sanitizing, and replenishing chemicals before your arrival. Consequently, it may take until later in the evening for the hot tub to reach the desired temperature for your enjoyment. • Please DO NOT SIT OR STAND ON HOT TUB COVER, as it can break, and you may incur charges for replacement. When the hot tub is not in use, kindly keep the lid closed to maintain the warmth of the water.

• NO SMOKING: Smoking is strictly prohibited inside the cabin, and the use of any kind of drugs is not allowed. A fine of $500 will be imposed for violations of this policy.

• BUGS: In the Smokies, Asian lady beetles (resembling ladybugs) and stink bugs may enter cabins to seek shelter from the cold during the fall and winter seasons. Despite our cleaner's diligent vacuuming and cleaning after each reservation, you may still come across them during your stay.

• SHORTENED STAYS & CONDITIONS: Once a reservation commences, we regret to inform you that we cannot provide refunds for shortened stays or unmet expectations.

• EXTRA CLEANING, REPAIRS, AND REPLACEMENT COSTS: • The renter is responsible for any damage to items within the cabin. A thorough inspection will be conducted before arrival and after departure. Repair and/or replacement costs will be charged if there is misuse or abuse of the cabin, furniture, appliances, or home goods, including linens and towels. • A $500 deep cleaning fee will be applied if you smoke inside, litter on-site, or leave the property in filthy conditions. • As this is our home, we kindly request that you treat it with the same care and consideration as you would your own • Kindly refrain from disposing of any food or trash off the decks. • Please refrain from draining any grease in sinks or toilets. Your understanding is greatly appreciated.

• BEARS + WILD ANIMALS: Please avoid interacting or approaching any wild animals, particularly bears. They pose a danger and should be observed from a safe distance.

• MAXIMUM CAPACITY: Up to 8 people, including children, may use the cottage at any given time. For all guests above the maximum capacity, you will be charged $100 per guest per day.

• EXTRA NOTES: • Check-in time is at 4 pm, and check-out time is at 10 am. The 10 am-4 pm window allows us to thoroughly clean and sanitize the cabin and address any maintenance needs. • Late check-out without prior communication will result in a $100 fee per hour. • This cabin is under private ownership and management. The owners are not responsible for accidents, injuries, or illnesses that may occur on the premises. Additionally, the homeowners are not liable for the loss of guests' personal belongings or valuables. By confirming this reservation, all guests explicitly acknowledge and assume the risk of any harm resulting from their use of the premises or the use of the premises by those they invite.

UPON CHECK-OUT: To assist our housekeeper in preparing for the next guest, kindly adhere to the following rules: • Empty the fridge completely. • Dispose of all bagged trash in the outside trashcan. • Load all dirty dishes in the dishwasher and run a cycle (soap provided). • Place all used towels in the bathtub. • Ensure all windows and doors are shut and locked. • Check out by 10 am; the cleaner will likely arrive around 10:05 am. • Set the AC at 72 degrees in the summer/fall and 68 degrees in the winter. Ensure the hot tub cover is securely in place.
