[No Drugs or Alcohol] The possession and use of marijuana, alcohol, or drugs of any kind is not permitted on the premises during your rental period. [Occupancy] The Property has a maximum overnight occupancy of six (6) adults (and their related dependent children). Gatherings of more than sixteen (16) people are not permitted on the premises during the rental period without the prior written consent of Jireh HomeShare Group. Guests, other than those in the party provided, may not stay overnight on the property; All guests are the sole responsibility of the renter [Noise] Music and/or excessive noise outdoors (i.e., yelling, noise amplification, musical instruments, animal barking etc) must be kept to a respectful minimum at all times. Noise levels must be kept strictly under 60 dBA during the day. Outdoor Music is not permitted after 9PM. No amplification devices or musical instruments can be used outdoors or can be audible outside the home at any time, day or night. Guests must be mindful of their noise levels at all time; Neighborhood quiet hours are strictly enforced from 9PM-8AM; Parties / events, lack of decorum and disruptive noise will not be tolerated; If the neighbors are disturbed, Jireh HomeShare Group reserves the right to ask the tenant to vacate the premises with no refund; [Fireplace / Fire Pit] Wood burning fires are seasonally prohibited in Maricopa County, Arizona from May 1st - September 30th. [Pets] No pets are allowed [Parking] Street parking is strictly prohibited. Do not exceed the maximum allowable vehicles. All vehicles must be parked on the paved driveway, or in designated parking areas. [Prevent & Report Damages] Renters are responsible for doing a house walkthrough and reporting any damage upon entering the home; Tenant must maintain all property and furnishings in good order; Tenant may only use appliances for their intended use; [House Use] Guests may not send packages to the house they are renting; All trash must be taken out and placed in either the trash or recycling bins located on the side of the house. See also pages 5 -6 of Short Term Rental Agreement. [Fines & Fees] An additional cleaning charge of at least $200 may be incurred, if, upon departure the Premises is found to require more than the normal departure cleaning. Violation of the no smoking policy will result in a minimum fine or $1,000 and damage liability of up to $5,000 for any discovered damage to furniture or any odors. A $1,000 fine will be issued for breaking any of our house rules.
