Pet fee is $75 per dog per reservation. No Cats! No parties and no unauthorized gatherings. Smoking or vaping of any kind is available in outdoor spaces of property ONLY. There is a $500 fee for smoke remediation if smoking occurs or permeates the inside of the property. Cigarette butts will be disposed of in provided outdoor receptacles. Guest understands that they are a “transient occupant” not a tenant, and host is a service provider not a landlord. No third-party rentals (guest must be the one who registered). Local residents (Leon, Wakulla, Gadsden, Jefferson counties) must disclose so prior to booking. Guests must immediately report any damages or spills that stain or break anything. No unregistered guests. Max overnight occupancy is 16. We will allow up to 18 overnight guests if approved at a fee of $40 per extra guest per night. The property can accommodate a maximum of 22 daily guests and no more. Events are not allowed unless authorized with approval. Owner reserves the right to immediately terminate any reservation if an unauthorized event or maximum occupancy of 25 on the property is violated. Owner may allow more visiting guests depending on circumstances, but guest must request for authorization. Owner reserves the right to levy a fine of $25 per visiting guest above the occupancy max of 16. We set discounts prior to making the space available. If there is no discount offered on the listing date, there is no discount available. We are dog friendly for "house trained dogs", ONLY dogs. Please disclose when booking if you plan to bring any house-trained dogs. There is a one-time dog fee of $75.00 per approved dog, we accept up to 4 dogs per stay. dogs must be disclosed as a guest when requesting a booking. While we provide a fenced in yard, we cannot guarantee that a dog won’t escape, therefore, host cannot be responsible for any such incident. Guests assume all liability for dogs during their stay. We do ask that your dogs be well behaved & trained, current on flea/tick meds, non-scratchers on doors/windows/furniture, to keep them off the furniture & beds, and that you'd pick up after them in the yard and neighborhood. Due to the fact that your pet is not familiar with his/her surroundings at the house, PLEASE bring a kennel in case you plan to leave him/her alone so that your dog does not scratch our door and door frame. We charge $40 to repaint a scratched door and/or frame. Lastly, please keep your doggies from barking so as to not disturb the neighbors. The indoor wood burning FIREPLACE is available during the cool and cold weather months of Nov-March. The fireplace generates heat and makes it difficult for the property HVAC to keep the home cool in warm months if a fire is burning. Guest assumes all liability while using indoor fireplace, and agrees to use provided protective screen to keep embers from popping out onto the floors. Guest will use caution when using the fireplace and supervise all other guests, especially minors while the fireplace is in use. Guest will ensure that a provided fire extinguisher is located next to the fireplace in case of emergencies before lighting. Please understand we are located in FL. You might see or encounter wildlife while in our home or neighborhood including, but not limited to: mice, raccoon, skunk, opossum, birds, bees, wasps, mosquitoes, snakes, spiders, ants. These creatures reside in nature and we have no control over them. We cannot control Mother Nature and therefore do not refund if you encounter her business during your stay. Guest will use Swimming pool and Hot Tub at their own risk and agree to follow all posted signs. No dogs in the swimming pool or Hot Tub. Guests will observe outdoor quiet hours from 10 pm to 8 am.). Early check-in or late checkout may be available upon request for a fee. However, a request must be made and granted. Unauthorized late check outs will incur a fee of $100 per ½ hour Cancellations: We understand that travel plans can change unexpectedly, and we truly empathize when they do. That said, as a small, independently run hosting operation, we depend on each confirmed reservation to keep our business sustainable. Because of this, we must kindly—but firmly—adhere to our stated cancellation policy. If a cancellation falls outside the policy’s refund window, we’re unable to offer a refund FOR ANY REASON unless we are able to rebook the canceled dates. If we do successfully rebook them, we’re happy to extend a courtesy refund based on what is recovered. We strongly encourage all guests to purchase travel insurance to safeguard their trip. Unlike hotels, we reserve the entire property just for you, meaning we turn away other guests once your booking is confirmed. This makes last-minute cancellations particularly challenging to accommodate. When guests choose not to obtain travel insurance but later request a refund due to unexpected circumstances—regardless of the reason—they’re essentially asking us to absorb that risk on their behalf. We hope you can understand why that’s not something we’re able to do. VRBO Guests-Please Note If a reservation is cancelled within the refundable period, third party processing fees (approx.. 4%) are non-refundable. These will be deducted from any refund issued. We will do our best to restore any disrupted services or outages of electric, water, Wi-Fi, or equipment failures, however, we will not offer any refunds for such outages that were beyond our control. Guests are aware that outdoor security cameras are used for sides and front of property. Tampering of any kind with security cameras is a violation that will result in immediate termination of reservation. Guests are aware that noise monitoring devices may be used at the property. Noise levels that may disturb neighbors may trigger an alert. Guests agree to remedy high noise levels when alerted. Sustained violation of high noise levels will result in immediate termination of reservation. Guest assumes all liability for use of outdoor fire-pit and will supervise any minors under 18 during use. Guest understands that swimming pool may be heated upon request in the months of March through September. Pool water temperatures in the summer hover around 80 degrees. In the month of April the pool may be heated to 80 degrees for a fee of $175 per day with a 2-day minimum. In the months of May through August the pool may be heated to 84 degrees for a fee of $175 per day with a 2-day minimum. If desired, we charge $20 per degree per day for every degree above 84. Pool heating may be entirely unavailable if outside temperatures drop below 55 degrees, and is at the discretion of Pink Porch LLC. The pool will NOT be heated for 24 hours per day. The heater will be scheduled to maintain heat for swimming from 10 am to 9 pm. The heater will turn off at 9 pm and the pool will gradually cool overnight. The cost of heating this very large pool is significant and we are passing this cost on. Unfortunately, the pool is closed in the winter months. AGREEMENT AND RELEASE OF CLAIMS FOR USE OF HOT TUB AT “SPACIOUS TALLAHASSEE POOL/SPA RETREAT” VACATION RENTAL PROPERTY: The Primary renter agrees to use extreme caution and care in the hot tub on the premises and to pay any and all repair charges for damage caused by the renter or the renter’s family members, guests, invitees, agents, and/or employees. Renter further agrees that all above-mentioned will shower and clean feet upon use of hot tub. Furthermore, the agreement is made that NO oils, bubble bath, soaps, other liquids, or any other harmful materials will be used in the hot tub. No glass products whatsoever are allowed in or around the hot tub. Our hot tub is inspected, chemicals adjusted after each renter has checked out, and refilled regularly. If any items such as soaps, bath products, food, alcohol, etc. are found in the tub, the renter will be charged a cleaning fee of $200. Damage to any cover will result in a $200 charge. If cover requires replacement renter will be charged $700. Cover should always remain on the hot tub when not in use. Renter agrees that there will be no horseplay in the hot tub as well as not to sit on, jump on, or misuse the hot tub cover in any manner. Renter agrees that within 30 minutes of arrival, the renter will report any problems with the hot tub. The renter further agrees to defend, indemnify and hold harmless Spacious Tallahassee Pool/Spa Retreat and its owners, and employees from any and all claims, damages liabilities, or losses whatsoever arising out of or in any way associated with the renters use of the tub, including but not limited to death, personal injury, or property damage, including bleaching out of swimsuits, hair color, or other personal effects. The agreement and release is hereby incorporated into and made a part of any other agreement between the renter and Spacious Tallahassee Pool/Spa Retreat. in the event legal action is commenced to interpret or enforce the terms of this Agreement and costs, whether incurred during litigation, at trial, or on appeal. By booking a reservation, the renter acknowledges and represents that (s)he has read the terms hereof and understands the legal effect of his/her signature. HOT TUB GUIDELINES: ▪ YOU ARE USING THE HOT TUB AT YOUR OWN RISK. ▪ PREGNANT WOMEN, PERSONS WITH HEART DISEASE, DIABETES OR HIGH BLOOD PRESSURE PROBLEMS AND ELDERLY PEOPLE SHOULD NOT USE A HOT TUB OR SPA WITHOUT A DOCTOR’S PERMISSION. ▪ WE DO NOT ADVISE YOUNG CHILDREN TO USE THE HOT TUB. In the event that you allow a minor to use the HOT TUB, they must BE SUPERVISED AT ALL TIMES. ▪ HOT TUB TEMPERATURES CANNOT BY LAW EXCEED 104 DEGREES. ▪ NEVER USE A HOT TUB OR SPA ALONE. ▪ LIMIT TIME IN THE HOT TUB OR SPA TO NO MORE THAN 15 MINUTES. NO GLASS PRODUCTS WHATSOEVER IN OR AROUND HOT TUB. ▪ DO NOT USE A HOT TUB OR SPA IF THE WATER TEMPERATURE IS MORE THAN 104 DEGREES FAHRENHEIT. ▪ THE HIGH-WATER TEMPERATURE IN A HOT TUB OR SPA WILL ACCELERATE DROWSINESS IF A PERSON HAS CONSUMED ALCOHOL OR IS TAKING DRUGS, INCREASING THE RISK OF DROWNING. Swimming Pool Waiver and Release of Liability Form Release of Liability, Waiver of Claims, Assumption of Risk, and Indemnity Agreement PLEASE READ CAREFULLY. BY BOOKING A RESERVATION, YOU CHOOSE TO WAIVE CERTAIN LEGAL RIGHTS, INCLUDING THE RIGHT TO SUE. To: Spacious Tallahassee Pool/Spa Retreat (Owner of Property, Releasees) I wish to swim at the property during the length of stay at your vacation home. By swimming in the vacation home pool, I recognize and fully understand certain things, including: • At no time is there a lifeguard on duty, you (the renter) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay. • My use of the pool facilities during my stay involves certain risks, including but not limited to: 1. The risk of injury resulting from possible malfunction of the pool equipment; 2. The risk of injuries resulting from tripping or falling over obstacles in the pool area; 3. The risk of injuries resulting from unsupervised divers and swimmers colliding; 4. The risk of other injuries resulting from participating in any action in the pool. • I recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of types of risks that I am assuming. In exchange for the Owner allowing me to utilize the pool and area during my stay, I hereby agree to the conditions below. I fully intend and choose to give up the legal rights, as stated below: 1. TO WAIVE ANY AND ALL CLAIMS that I have or may have in the future against the Owner, its directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releasees”) relating to my use of the pool and pool area; 2. TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other cost that I may suffer or that my next of kin may suffer in connection with my use of the Releasees pool or pool area to any cause whatsoever, INCLUDING NEGLIGENCE ON THE PART OF THE RELEASEES; 3. TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the pool or pool area 4. That I am over the age of 18 and that I am responsible and will adhere to all the rules of the property; 5. That this Waiver, Release, and Agreement is fully effective and shall be effective and binding upon me, and my heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on my behalf or on behalf of my estate. I have read and understood this document. I agree that by booking a reservation, I am waiving certain legal rights that I may have against the Releasees, and I fully agree to do so.
