These criteria must be met in order to rent this property:
• Person making the booking must be 25 or older. This is the "Booking Guest."
• Booking Guest must submit a government-issued ID to confirm age (cover up/mark out your ID#) within 24 hrs of booking
• Booking Guest must read, agree to, and sign the Cancellation Policy and Rental Agreement within 24 hrs of booking
• Booking Guest must be a member of the group staying at the property
• Booking Guest is responsible to tell all other guests about the rules, regulations, and warnings.
Security Hold: A $500 security deposit hold will be placed on your credit card 1–2 days prior to check-in. This is not a charge (unless it is a debit card)—just a pre-authorization—and it will be automatically released within a few days of checkout, provided there is no damage or violation of house rules.
Service Animal Policy:
In accordance with Airbnb Terms, the ADA, and FHA regulations, we have the following Rules for our guests with Service Animals. This ensures that both your stay, and that of our guests after you will be enjoyable and relaxing. If you have any questions, please ask! The state of Tennessee does not consider ESAs (emotional support animals) as having the same rights as Service Animals under federal law. ESAs are not allowed in our property.
•What work or task has the dog been trained to perform?
•Your Service Animal should not be left unattended at any time. They must go with you when you leave the property.
•Your Service Animal should have a collar, harness, or microchip with identifying owner information attached should it become lost.
•Please provide an advance copy of your Service Animal's rabies vaccine (current thru your stay). Current rabies vaccines are required on all animals by the state of Tennessee.
•Animal must be under control of handler (including outdoors) by leash*, verbal, or sight commands that they follow at all times (*unless handler is unable because of disability.)
•Your Service Animal must be housebroken, non-aggressive, not destructive, and not display repeated, unprovoked barking.
•We can ask you to remove your Service Animal and/or leave for excessive barking, aggressive or damaging behavior or obvious lack of sanitation.
•Puppies and Service Dogs in-training are not recognized under the ADA. We regret we are unable to accommodate those.
•Your Service Animal must use the bathroom outside. Indoor piddle pads are not allowed.
•Please clean up waste in the yard immediately and dispose of the bags properly. We do not provide them, please come prepared.
•Please keep your Service Animal off the furniture and counters.
•You are responsible at all times for your Service Animal's behavior. While we reasonably expect that your specialty Service Animal is well-trained, should any damage occur, you are responsible for the cost of any additional cleaning, repairs or replacements as a result.
NOTE: We fully support our guests who legitimately need assistance animals. Please be aware that fraudulent misrepresentation of a pet or an ESA as a Service Animal IS a federal crime under the ADA, as well as under various state and municipal statutes throughout the US, punishable by civil penalties, including fines and jail time. Eviction with no refund is a possibility.
Do not use hair dye while staying as it permanently stains our linens. Also, do not use glitter, or tape anything to walls, ceilings or cabinets as it leaves permanent marks. Fee for noncompliance will be $100.
