Rental Policy 1. Reservation Requirements: • The person making the reservation must be present for the duration of the stay. • No transfers of reservation are accepted under any circumstances. 2. Parties or Events: • All parties or events must be approved by property managers before taking place. • Quiet hours are from 10:00 PM to 9:00 AM. No music is allowed outside after 10:00 PM. • If you are outside after 10:00 PM, please keep noise to a minimum. • If a noise complaint occurs or security is called due to excessive noise, a $1,000 charge will be applied. • A 24-hour security camera monitors the parking lot and driveway. Guests acknowledge and agree to its presence. 3. Weather Requirements: • If adverse weather conditions (snow or ice) are present, chains or 4/all-wheel drive are required. 4. Pet Policy: • Absolutely no pets in the swimming pool area. • Unauthorized pets will result in a $500 fee. 5. Pool & Safety Rules: • All children under 16 must be under adult supervision in the pool area. • Pool heating is available for $75 per day. 6. Alteration Requests: • Alteration requests to shorten the stay or change dates will not be accepted within 90 days of check-in. • Additional days can be added if available. • Credit card processing fees (if applicable) are non-refundable at any time after booking. 7. Bugs & Pest Policy: • Due to the cabin’s location, bugs (ladybugs, small scorpions, stink bugs) may enter despite regular pest control. • Refunds will not be issued due to pest-related concerns. 8. Maximum Occupancy: • The number of guests is 12. 9. Mechanical Failures: • While we strive for all amenities to be in working order, we cannot guarantee against mechanical failures (e.g., Wi-Fi, HVAC, appliances, hot tubs). • Repairs will be addressed as soon as possible, but no refunds will be issued for malfunctions. 10. Liability Waiver:

•	Guests assume all risk of injury or accidents on the property.
•	The owner is not responsible for lost belongings or personal injuries.

11.	Violations & Evictions:

•	If a guest violates any terms of this agreement, including occupancy limits, noise policies, or pet rules, they may be evicted with no refund.

12.	Cancellation/Refund Policy:

• Our cancellation policy is STRICT. Full Refund: Guests will receive a full refund if they cancel within 48 hours of booking and at least 14 days before check-in. 50% Refund: If the cancellation occurs 14 or more days before check-in, but not within 48 hours of booking, the host will retain 50% of the payment for all nights booked. 50% Refund: If the cancellation takes place between 7 and 14 days before check-in, the host will also retain 50% of the payment for all nights booked. No Refund: For cancellations made less than 7 days before check-in, no refund will be provided; however, the host will receive 100% of the payment for all nights booked. No refunds for: • No-shows, early departures, or weather conditions. • Malfunctions of amenities (Wi-Fi, hot tubs, HVAC, etc.). • National park closures, attraction closures, or restaurant closures. • We strongly encourage purchasing CFAR (Cancel for Any Reason) travel insurance to protect against unexpected cancellations.
