GUEST MUST SIGN RENTER AGREEMENT AND PROVIDE ID.
AGE REQUIREMENT:
The guest booking must be at least 25 years of age.
THIRD-PARTY BOOKING:
No third-party bookings allowed. This means that you cannot book our listing for someone else and not show up yourself.
TRASH:
We do not have regularly scheduled trash pick ups.
Trash produced in the cabin (beyond what will fit in the bear proof cage) is required to be taken to a trash dropoff center by the guest during their stay. The nearest drop off center is about a 10 minute drive and is located at:
447 Tiger Drive, Pigeon Forge, TN 37863
They are open Monday-Saturday, 8:00 am - 6:00 pm,
We can arrange for trash pickup during your stay by our cleaners for an additional charge.
At the end of your stay, you may leave properly bagged trash that will fit in the bear proof metal trash cage (located at the front of the cabin) at no extra charge. Do not overflow the cans or cage. An extra charge will apply if overflowed.
Do not place trash in neighboring property bear cages. The neighbors have cameras and will charge us for their extra trash pickup which we will ask you to pay.
SEWER SYSTEM:
We are on a septic system. Only human waste and toilet paper are allowed to be flushed down the toilets. You will be charged for blockages and/or damage caused by flushing foreign objects.
HOT TUB AND POOL:
Private Hot Tub
Alcohol is not allowed near the hot tub. You are not allowed to use the hot tub if you have consumed alcohol or are pregnant. Use the hot tub AT YOUR OWN RISK!
Please do not add any products to the water ie. Soaps, perfumes, chemicals…. Any additives added in will incur additional fees.
PRIVATE INDOOR HEATED POOL
The temperature is preset to a lukewarm temperature (about 83 degrees). Under some unexpected circumstances, the pool may need time to heat up. The pool is 4 feet deep at the deep end and 3 feet deep at the shallow end, absolutely no diving. The dedicated pool room, coded deadbolt, and auto closing door act as a pool gate. Please read all the rules related to the pool below. Use the pool AT YOUR OWN RISK!
POOL TABLE:
Please do not place food or drinks on pool table.
SECURITY/HEALTH AND SAFETY:
Ring floodlight security camera with active video and audio recording at the front entrance for your safety. Cameras are monitored for compliance with house rules.
NO indoor cameras
GUEST CLEANING FEE:
The cleaning fee compensates our cleaning team to clean and sanitize a cabin that is left in a fair condition. If heavy or special cleaning is required after your stay, additional charges may apply.
PETS:
NO PETS allowed
If you sneak in a pet of any kind you will be charged an additional $500 and you will be asked to leave.
SMOKING:
Absolutely no smoking indoors or allowing outside smoke to enter the home.
FIRES:
Absolutely no fires inside or out. Unauthorized fires (including candles) will be charged $100 plus damages
PARTIES:
Absolutely no parties allowed. No amplified outdoor music allowed.
Quiet hours are 10:00pm to 8:00am.
This cabin is part of a Homeowners Association and these are community rules.
REFUNDS:
We do not offer refunds for weather or natural disasters. Please consider purchasing travel insurance that may cover this type of loss.
LATE CHECKOUTS:
Late checkouts are not allowed because our cleaners need time to clean and sanitize the property and our maintenance techs need to maintain the property before our next guests. A late checkout charge of $200/hr will be assessed if a late checkout occurs.
POOL RULES AND REGULATIONS:
- The pool is for the exclusive use of Guest and immediate Rental Party.
- NO LIFEGUARD ON DUTY. SWIM AT OWN RISK.
- Keep the pool door closed at all times.
- Glass containers of any kind, alcohol, and smoking in the pool area is strictly prohibited.
- NO DIVING IS ALLOWED. DIVING CAN RESULT IN DEATH OR PERMANENT DISABILITY.
- Do not place or throw sharp objects, including furniture, into the pool. This could puncture the pool lining and Guest will be responsible for any and all damages.
- Do not alter or adjust the automatic pool filler.
- Do not share passcode with minors. All persons below the age of eighteen (18) must be accompanied and closely supervised by an adult with strong swimming skills. Persons eighteen (18) or over must be able to swim in order to use the pool area alone.
- WATCH CHILDREN AND NON SWIMMERS AT ALL TIMES AND NEVER LEAVE THEM UNATTENDED.
- Familiarize yourself with the location of pool safety equipment, first aid, and the address of the premises.
- No running, rough play, or loud or unruly conduct in or around the pool.
- No pets are allowed in the pool area.
- All pool safety and miscellaneous equipment, including the life preserver, shall only be used for their intended purposes in order to ensure availability in case of emergency.
- To ensure cleanliness of the pool, please shower before use.
- No person who has an open wound, or an infectious or communicable disease may use the pool.
- Children who are not toilet trained and anyone who is incontinent must wear waterproof pants or swim diapers.
- Do not bring wet towels from the pool room or swimsuits onto the furniture in the cabin.
- Turn on all lighting for the premises after dark. Never swim without ample lighting.
- Turn off all LED pool lights when not in use.
Pool Safety Monitor Program:
Pools can cause serious injuries and fatalities if they are not used responsibly. Guest is required to implement this program for your party’s safety and enjoyment of the pool.
- When the pool is in use, designate one (1) adult as the “pool safety monitor.”
- The pool safety monitor should wear provided lanyard to identify to others that they are the pool safety monitor and that they should not be distracted from doing their duty. The pool monitor should always monitor the swimmers and NOT be in the pool. The monitor should NOT be distracted from their duty by electronics, conversations with others, or alcohol.
- Should there be a pool emergency, the pool monitor should contact emergency services by dialing 911.
Liability Release Waiver:
By booking our cabin you agree to the following:
I acknowledge that I am aware of, appreciate the character of, and voluntarily assume the risks involved in participating in all activities associated with swimming in a pool. By my signature below, on behalf of myself, guests in my rental party, my heirs, next of kin, successors in interest, assigns, personal representatives, and agents, I hereby:
- Waive any claim or cause of action against and release from liability the KD1 Vacations, LLC, the Property owners, its officers, employees, contractors, and agents for any liability for injuries to my person or property resulting from the use of the facility or participation in the activity listed above;
- Agree to indemnify and hold harmless KD1 Vacations, LLC, the Property owners, its officers, employees, contractors, and agents for any claims, causes of action, or liability to any other person arising from the use of the facility or participation in the activity listed above;
- Consent to receive any medical treatment deemed advisable in the event of injury, accident or illness during these activities; and
- Acknowledge that a participant under 18 years of age signing below as a minor child, a signature is required by the parent or legal guardian of the minor child to participate.
Participant listed below is responsible for ensuring all individuals in the Rental Party abide by the terms of this Agreement and are aware of the risks. Participant listed below should ensure all individuals in the Rental Party have a copy of this document.
I HAVE READ THIS ASSUMPTION OF RISK, WAIVER OF LIABILITY AND RELEASE AGREEMENT. I CONSENT TO MEDICAL TREATMENT, FULLY UNDERSTAND ITS TERMS, UNDERSTAND THAT I HAVE GIVEN UP SUBSTANTIAL RIGHTS BY SIGNING IT, AND HAVE SIGNED IT FREELY AND VOLUNTARILY WITHOUT ANY INDUCEMENT, ASSURANCE, OR GUARANTEE BEING MADE TO ME AND INTEND MY SIGNATURE TO BE A COMPLETE AND UNCONDITIONAL RELEASE OF ALL LIABILITY TO THE GREATEST EXTENT ALLOWED BY LAW.
