We’re excited to host you! To ensure a safe, comfortable stay for you and our neighbors, please take a moment to read through these important house rules.

🏢 Unit Access • This unit is on the second floor, accessible only by stairs (no elevator).

🚭 Smoke-Free Space • No smoking is allowed inside, outside, or on balconies/patios. • A $500 fine applies for any violations. • Tampering with or removing smoke detectors incurs an additional $500 fine.

🐾 No Pets Policy • Pets are not allowed under any circumstances. • Bringing a pet without approval may result in cancellation without refund and a $200 fine per pet.

🅿️ Parking Guidelines • Free parking available in any open, unreserved space. • Limit: 2 vehicles per household. • Do not park in:

Handicap spaces (unless you have a valid placard)

Fire lanes

“Future Resident” or reserved spots during business hours • Unauthorized parking may result in towing at the vehicle owner’s expense.

❌ Cancellation Policy • Full refund within 48 hours of booking (if check-in is 14+ days away). • 50% refund if canceled at least 7 days before check-in. • No refund if canceled within 7 days of arrival.

🔇 Quiet Hours • Please keep things quiet between 8:00 PM and 7:00 AM to avoid disturbing others.

🐕‍🦺 Service Animals • Service animals are always welcome, in compliance with applicable laws. • Guests are responsible for preventing noise, damage, or messes. • Animals may not be left unattended.

🚽 Toilet Use • Please do not flush wipes, sanitary products, or excess paper. • Use the provided trash bins for anything other than toilet paper.

🎒 Lost & Found • We’re not liable for forgotten items. • Any found belongings will be held for 72 hours, then discarded. • Shipping and handling fees apply if you'd like us to return an item.

📦 Package Deliveries • Please do not use the unit address for mail or packages. • We cannot accept or retrieve deliveries.

🏊 Pool Access (if available) • A $50 refundable deposit is required via Airbnb to receive the pool key. • Pickup at leasing office during business hours with valid ID & signed agreement. • 🚫 No glass, alcohol, or smoking allowed in pool area. • 🔇 Please be respectful with noise and music. • Lost keys = deposit forfeiture + replacement cost. • Pool access and hours are subject to change or closure without notice.

🌬️ AC / Thermostat Use • Keep the thermostat set to Auto, not “On.” • Do not lower below 74°F to avoid freezing the system. • Misuse may result in repair costs charged to the guest.

🎉 No Parties or Events • Parties and large gatherings are strictly prohibited. • Outdoor cameras and noise sensors monitor for violations. • Police will be contacted for disturbances, leading to eviction without refund.

🚷 Visitors & Guest Policy • Only registered guests are allowed. • $100 fine per unauthorized guest applies.

🔑 Lost Key Fee • Lost or unreturned access keys will incur a $250 replacement fee.

⏰ Late Checkout • Unapproved late checkouts are billed at $50 per hour after scheduled time.

🏢 Please Don’t Contact the Leasing Office • The leasing office is not available for guest assistance (except pool key pickup). • Use Airbnb messaging for all questions or concerns.

🛂 Guest Verification • All guests must complete a pre-check-in verification:

Provide a valid photo ID (e.g., driver’s license, passport)

Upload a selfie • Failure to complete verification will result in cancellation.
