1. Quiet and consideration Several parties live in the house. Please be considerate. • Music only at room volume, no parties and no pre-partying. • No loud conversations in the stairwell or entrance area. • Quiet hours are from 22:00 to 07:00. • Please avoid activities that could disturb others during this time. This place is subject to a strict no-party policy.

2. Behavior in the house • No loud phone calls or conversations in the stairwell. • No smoking or drinking in front of the building. • Do not ring the neighbors' bell. In the event of demonstrable faults, costs may be charged to the security deposit.

3. Visitors and third parties • Only booked guests are allowed to enter the property. • Even a short "carrying" is considered a visit. • Additional persons must be registered at least 24 hours in advance. Consequence: 50 euros per unregistered person/night.

4. Pets • Pets not allowed • Please register assistance animals in advance. Consequence: 100 euros special cleaning.

5. No smoking The property is completely smoke-free, even on windows or the balcony. Consequence: 150 euros per affected room, if necessary, deposit retention.

6. Common areas • Do not leave anything in the stairwell. • No bags, bottles, packaging or cigarette butts. • Do not place garbage on windows or bins. Consequence: 150 euros cleaning per affected area.

7. Technology and data protection The following devices are used for security and compliance with the house rules: • Smart lock (access documentation, no image/sound) • Noise sensor in hallway/kitchen (passive level measurement, no recording) • Door sensor/doorbell (active during events) • Smoke and CO sensor None of these devices record image or sound.

8. Bicycles and strollers No bicycles or strollers in the apartment. Consequence: cleaning costs or damages possible.

9. Voluntary assistance at check-out If you like, you can help by: • Strip linens • Start the dishwasher (if used)

10. Check-out and delays (binding) • Check out time is at 10am. • A late check-out is only valid if it has been requested at least 24 hours in advance and expressly confirmed. • Messages after 8:00 pm are not considered timely. Late, unconfirmed check-out: • Each hour or part thereof from 10:00 am: 100 euros. This rule is clear: every hour started counts, regardless of the reason or duration of the delay. No discounts, no upper limit. A late check-out makes it difficult to prepare for subsequent guests and often requires additional short-term cleaning staff.

11. Security Deposit • Deposit: 650 euros (pre-authorization). • Release within 72 hours of departure. • Retention only in the event of documented violations. Principles: preservation of evidence, traceability, proportionality.
