Minimum age: Guests must be 25 years or older to book and must be present at the cabin for the entire stay.

No smoking.

Pets: A non-refundable pet fee of $150 is required for up to 2 dogs (with prior approval).

No parties or events.

This Rental Agreement applies to all members of the Guest’s party, regardless of age or affiliation (the “Group”). The primary Guest acknowledges responsibility for sharing this Agreement and its requirements with all members of their Group and with anyone they allow onto the property.. Guests are required to sign the Rental Agreement sent in the welcome message as a mandatory step before receiving check-in details.

Rental Agreement In consideration of the rent received and the mutual promises contained herein, the Owner of the Rental Property leases and rents the property to the Guest(s) under the following terms and conditions:

Rules and Conduct: Guest agrees to abide by all rules contained herein or posted on the property. Guest must keep the premises clean, safe, and in good condition, and must not engage in any illegal or commercial activity. Violation of this clause is considered a material breach and may result in termination of occupancy with no refund.

Occupancy Limits: The number of occupants may not exceed the stated capacity on the website or confirmation letter without prior written approval. No fraternities, school, civic, or non-family groups are allowed unless approved by Owner. Unauthorized subletting or assignment will result in immediate eviction and forfeiture of all payments.

The Owner reserves the right to enter the property for inspections, maintenance, or repairs.

Cancellations: Travel insurance, damage protection, and administrative fees are non-refundable. More than 30 days before arrival: 100% refund, less $50 cancellation fee. More than 14 days before arrival: 50% refund, less $50 cancellation fee. Less than 14 days before arrival: No refund.

Pets: Only approved pets are allowed. Unauthorized pets are grounds for eviction and forfeiture of all monies paid.

Children: Guests must inform the Owner if children are included in the booking, and how many. A child is defined as any person under 18.

Refunds for Malfunctions: No refunds will be issued for appliance malfunctions, power outages, weather events, or other circumstances beyond the Owner’s control. Every effort will be made to repair or resolve issues promptly.

Telephones: Long-distance calls may be restricted unless otherwise stated.

Lost & Found: Guest is responsible for shipping costs of any items returned. Unclaimed items after 30 days may be discarded.

Hot Tub / Pool Use: Hot tubs and pools are serviced before check-in. Any misuse (e.g., adding soaps, oils, or glass) may incur a service charge. Pets are strictly prohibited in these areas.

Linens & Towels: Guests are responsible for lost or damaged linens, billed at twice their standard replacement cost.

Property Unavailability: If the property becomes unavailable, the Owner will refund all payments. Owner is not liable for consequential damages.

Termination: Owner may terminate this Agreement for any rule violation. Guests must vacate immediately and will not receive a refund.

Jurisdiction: This Agreement shall be governed by the laws of the state in which the property is located.

Outdoor & Water Activities: Guest acknowledges all risks associated with outdoor and water activities and releases the Owner from liability for injuries or damages except in cases of gross negligence.

Bunk Beds: Use of bunk beds is at the Guest’s own risk. Guest agrees to hold the Owner harmless for any injury or damage.
