👥 Guests • Only registered guests are allowed on the property • No parties, events, or large gatherings • Quiet hours: 10 PM – 8 AM (strictly enforced) • Primary guest must be 25 years or older to book • All guests must be listed on the reservation and provide a valid government-issued ID prior to check-in with the exception of young children.

🛋️ Furniture & Walls

      • Do not take any inside furniture outside, including dining chairs. There is plenty of outdoor furniture.
      • Please avoid dragging luggage or personal items against walls or furniture
      • Do not move rugs, couches, chairs, tables, or other furniture
      • Any excessive wall scuffs, stains, or furniture damage may result in additional cleaning or repair fees

🏡 Respect for the Home • Please help us keep the home clean and in excellent condition for future guests • We kindly ask that all furnishings and décor remain where they are placed

👟Shoes • No shoes inside the home. Coat closet has shoe racks available

🚭 Smoking • No smoking or vaping inside or outside the home • Evidence of smoking will result in extra $500 fee.

🐾 Pets • Pets are not allowed unless pre-approved • Unauthorized pets will result in additional fees

🚗 Parking • Park only in designated driveway spaces. Driveway is for 2 cars only. All other cars can find street parking. No garage access.
• Absolutely no parking on the lawn. • Do not block the road or neighbors’ driveways • No RVs, trailers, or boats without prior approval

🗑️ Trash & Recycling • Trash pickup is Friday morning. If you are staying Thursday night, we kindly ask that you place the trash and recycling barrels at the end of the driveway Thursday evening to help keep the property running smoothly for future guests. 🗑️ Barrel Return • After trash pickup, please return the barrels to the top of the driveway to help keep the property neat and welcoming for you and future guests.

🪑 Outdoor Furniture • Once finished using the outdoor table, grill, or sectional, please place the covers back on to help protect the furniture from sprinklers, rain, and weather. • We’d love to keep the outdoor space looking beautiful for you and future guests to enjoy.

🔥 Fire Pit FIREWOOD ONLY •Only clean, untreated firewood may be burned in the fire pit. Do not burn cardboard boxes, paper, trash, leaves, branches, construction materials, or other debris. These materials create excessive ash and debris and may damage or create additional cleaning requirements for the fire pit.

If prohibited materials are burned and additional cleanup is required, a $500 excessive fire-pit cleaning charge may apply.

🔥 Safety • No candles or open flames inside • Do not move indoor furniture outside • Use outdoor areas responsibly and supervise children at all times

🌊 Beach Access Etiquette • Respect the private neighborhood beach and community rules • Do not leave trash or personal items behind • Follow all posted signage and local regulations

🧼 Cleanliness • Please treat the home with care • Report spills, stains, or damage right away • Excessive mess may result in additional cleaning charges

🚫 Prohibited • No illegal activity • No tampering with Wi-Fi, security devices, or smart home equipment • No glitter, confetti, or decorations that are hard to clean

🍳 Cooking Guidelines • Always use the stove fan/vent while cooking • Never leave cooking food unattended • Ceramic cookware heats very quickly — please cook on LOW–MEDIUM heat only (3–4 on the dial) to avoid damage to cookware and the surface

🍳 Hand Wash Only

To protect our kitchen equipment: • Hand wash all pans • Hand wash all cutting boards (Do not place these in the dishwasher)

🚫 Sink & Plumbing Rules

To prevent clogs and plumbing issues, DO NOT put the following down the sink: • ❌ Boiling or very hot water • ❌ Cooking oil or grease • ❌ Coffee grounds • ❌ Eggshells • ❌ Pasta, rice, or food scraps

Please dispose of food and grease in the trash.

🗑️ Trash • Bag all trash before placing it in bins • Follow recycling instructions if posted • Do not leave trash outside overnight

🧺 Before Checkout • Load and start the dishwasher • Wash used towels in the washer with detergent and bleach • Make sure doors and windows are locked
