Pool & Hot Tub Liability Agreement LEGAL NOTICE — READ CAREFULLY

By booking this property, you and all guests acknowledge and voluntarily assume all risks associated with the use of the swimming pool and hot tub.

⦿ Use at Your Own Risk: No lifeguard is on duty. Use of amenities is entirely at your own risk.

⦿ Supervision Required: Children must be supervised by an adult at all times in the pool area.

⦿ Proper Use: No glass, oils, soaps, or foreign substances in the water. Do not alter temperature or system settings. Keep the hot tub cover closed and secured when not in use.

⦿ Damage & Restoration: If misuse (such as contamination, draining, or system tampering) requires deep cleaning, refilling, or repair, all service and restoration costs will be charged to the guest.

⦿ The host and owner shall not be liable for any injury, accident, or loss arising from the use of these amenities.

⦿ Guests & Visitors

⊙ The total number of people on the property at any time may not exceed 17, day visitors included. Visitors are welcome, up to 4 at a time, as long as the total stays at 17 or below. If your group is already at 17 overnight, we cannot host extra visitors on top of that.

⊙ To add overnight guests, please update the guest count yourself in the Airbnb app under Change reservation, then send us a quick note. This protects you as much as us if anyone gets hurt.

⊙ As the person who booked, you are responsible for damage that occurs during the stay.

⊙ No parties or events. This one has no warning and no second chance: it ends the stay that day, without refund.

⊙ Please make sure everyone coming with you has read these rules.

⦿ Cameras

⊙ There is a doorbell camera at the front door, and we are adding a second exterior camera on the side walkway. Outside only, never inside the house. They are there for security and guest count, which our insurance asks for.

⦿ Noise & Neighbors

Aurora Retreat sits in a quiet residential neighborhood where the homes are close together, and sound carries much further here than it feels like it does inside. Keeping noise down is the one thing we ask, and it is what keeps your stay uninterrupted by an unwanted knock on the door.

⊙ Outside: keep noise low at any hour, especially around the pool, hot tub, patio, and playground. No loud music, shouting, parties, or "backyard concert mode" outside at any time.

⊙ Inside: keep the volume low enough that it cannot be heard from outside. After 9 PM, turn the bass down, especially in the movie room, and keep the movie room's back door closed. Bass travels through walls and doors even when it sounds moderate inside.

⊙ Quiet hours are 9 PM to 9 AM, and outdoor noise stays low outside those hours too.

⊙ Repeated or unresolved noise complaints may end the stay early without refund.

⊙ Parking: 5 vehicles fit, 3 in our driveway and 2 on the street directly in front of the house, 6 total if you squeeze. Please keep to our driveway and the spots in front of our house, not in front of neighboring homes.

⦿ No Smoking

⊙ No smoking of any kind anywhere on the property, including marijuana.

◉ Pets & Animals: NO Pet, Strictly Pet-Free:

⊙ Please don't book if you plan to bring a pet/dog/cat. Pets and emotional support animals are not permitted

⊙ Any guest who brings an unauthorized animal will be charged a $1,000 fee, plus all related costs (allergen remediation, deep cleaning, odor treatment, upholstery and HVAC, sanitizing, pet waste, and replacement of affected linens and furniture). The home is inspected after every checkout.

⊙ Our exterior cameras cover the entrances, and any animal seen on camera may be documented as a house-rule violation.
