Our house rules are in place for your safety and comfort during your stay.
They also help us keep the place in tip-top shape for your arrival.
We set them clearly and enforce them firmly so both guests and hosts have the right expectations.
Below you will find a detailed list, but ultimately your safe, quiet, enjoyment of the property is our top priority.
- Only electricity is charged separately. By booking this property, you agree to pay for electricity consumption after check out.
Payment will be requested via AIRBNB app to make sure everything is documented properly for both guests and hosts.
We'll take a meter reading upon check in and then every morning until you check out. The readings can also be checked throughout your stay. You are only charged for electricity from the moment you check-in, to the moment you leave the property for the final time rounded to nearest 15 minutes.
For reference, guests usually pay from $1 - $15 USD per day. This will vary depending on your consumption. We've set thermostats to maximize comfort and savings for our guests.
Pro tip: The biggest impact on electricity consumption comes from running the AC. The most important thing is to turn off AC when you leave the unit.
If you leave the unit, turn off all ACs and turn them back on as needed when you return.
We have a sample report from a recent stay we share for all reservations to help you get a sense of what to expect.
- No smoking or vaping of any kind whatsoever anywhere in the property.
This includes the use of any tobacco, including, but not limited to cigarettes, clove cigarettes, cigars, cannabis, e-cigarettes, vaping, etc.
We don't have anything against smokers, we simply want to make sure the property is not damaged, or that we will incur additional expenses due to mitigating smoking smell and residue.
Smoking is strictly limited to outside the unit. Any waste products from cigarettes like wrappers, boxes, butts should be disposed of by extinguishing them properly, then placing them into the proper receptacle.
We want to be good hosts and well as neighbors so we appreciate your support with this.
The fee for smoking remediation is TWICE (2X) the base nightly rate PER NIGHT with no discounts or promotions.

Guests must close and secure all doors and windows when you leave the unit and or turn in for the night.

Only registered, approved guests are allowed to stay in the property. Any undeclared guest beyond those registered will incur an extra guest fee of $100 USD per person per night.

All registered guests over 18 must provide a digital copy of a VALID government issued passport (valid for ALL stays) or US state driver's license ID (valid for stays in USA only), or Dominican national identification (valid for stays in the Dominican Republic only)

No pets allowed. Not even visitors’ pets are allowed to enter the unit. We love pets dearly, but the space is not designed for their comfort. They won’t have a good time, and if they can’t have a good time, it will not be fun for human guests (you).

Check-in time is 15:00 and check out time is 11:00 local time zone unless guests obtain written approval by the host in advance. We will do our best to take care of you, but we cannot guarantee request approval. When possible, dropping bags early or leaving bags late is complimentary.

The fee for late check out beyond 30 minutes without prior written approval is $50 USD.

The fee for late check out beyond 2 hours without prior written approval is TWICE (2X) the base nightly rate with no discounts or promotions.

The fee for lost key fobs is $100 USD for each lost key fob. We hope to never ever charge you this fee, but we must if you do not return the key fob because that is our cost to purchase a new one and have it programmed.

Guests should dispose of garbage in the provided receptacles. There is one in the kitchen and in each of the bathrooms. Please empty them when full to avoid damage, staining, or foul odor.

Do NOT dispose of solids in the toilet. This includes, but is not limited to clothing or price tags, sanitary napkins, plastic applicators, disposable wipes (even if the packaging reads they are flushable). The toilet and the plumbing is NOT designed to accept them and will clog. It CAN happen to you. You will NOT have a good time. MODEST amounts of toilet paper are acceptable.

Do NOT use the premises for any illegal activities.

Guests should report any maintenance issues or broken items immediately so that we may work to schedule appropriate repairs and replacements. If something breaks, we’d much rather know right away directly from you, than get a surprise that requires urgent attention.

When a guest reports a maintenance issue either directly or through AirBnB, it automatically grants the host or our agents access to the unit to address the maintenance concern. We will move promptly to diagnose, repair, and take further steps to reduce the impact of the issue and return the unit to its original function.

Any violation of the house rules are grounds for removal from the property without a refund.

This is a self check-in property. By booking this property, you agree to follow self check-in procedures provided by the host.

No hanging clothes or linens out to dry anywhere visible to the public like balconies or windows.

All stays that are of 28 days or longer require at least 1 complimentary biweekly cleaning on a mutually agreed upon date.

You can access live TV via streaming services over Wifi using apps like YouTube TV, Tubi, Roku, Pluto using the TV smart features, but you must provide your own credentials. We do NOT have live TV via cable, satellite, or over the air antenna at any of our properties.

We document, communicate, and enforce a strict zero violence policy for the safety of our guests, personnel, and neighbors. Do NOT engage in any threats, verbal abuse, or physical violence of any kind. If you threaten, endanger, damage property, or harm any of your companions, security personnel, neighbors, employees, or agents you will be promptly removed from the property with no refund, and we will report the incident to local authorities.
